Anlin is one of the few window manufacturers that builds its product in California. Its vinyl replacement windows are made in Clovis, in the Central Valley. For a Vallejo homeowner shopping for vinyl, that is a practical starting point. Anlin designs its windows for the California replacement market, and the company markets them on two things: energy efficiency and warranty coverage that includes glass breakage and limited-lifetime protection.

Bay Area Siding Company installs Anlin windows across Vallejo and the rest of Solano County. We measure the openings, handle the City of Vallejo permit, and set and flash every unit. We can also tell you honestly whether Anlin is the right fit for your particular house or whether a different frame would serve you better.

Want to see what Anlin would look like in your openings? Request an estimate or call (415) 619-5167.

What you're actually buying with Anlin

Anlin is a vinyl window company. It does not make wood or fiberglass lines to fall back on. That focus is part of the appeal. The product is built around what most vinyl replacement buyers want:

  • Dual-pane insulated glass with Low-E options. Low-E coatings cut heat loss in winter and solar heat gain in summer. For a Vallejo home still running original single-pane glass, the step up in comfort is usually obvious within the first cold snap.
  • Vinyl frames that don't need painting. Vinyl won't rot, and it won't blister and peel the way painted wood sash does. Some owners of older homes have scraped and repainted sills every few years, and for them that alone makes the switch worthwhile.
  • Named product lines at different price points. Anlin sells lines including Catalina and Del Mar. They differ in features and positioning, and we walk through the current lineup with you using Anlin's own specifications rather than guessing from memory.
  • Warranty as a selling point. Anlin's coverage includes glass breakage alongside limited-lifetime terms. The exact terms depend on the line and the registration, so we show you the current Anlin warranty document before you sign anything. We won't paraphrase it.

The honest trade-offs. Vinyl frames generally aren't meant to be painted the way wood is. The frame look is also different from true divided-light wood sash. On a plain ranch or postwar bungalow that rarely matters. On a Queen Anne with original detailing, it can matter a great deal. Compare the options below before you decide.

Is Anlin the right choice for your Vallejo house?

Vallejo's housing stock covers a wide range, and so does the right answer. Here is how we tend to think about it.

Postwar homes, tract houses, and later construction. This is where Anlin makes the most sense. These homes often have aluminum or early vinyl windows at the end of their life, simple trim, and openings that take a retrofit insert cleanly. A California-made vinyl window with a solid warranty covers the need without paying for materials the house doesn't call for.

Early-1900s bungalows and Colonial Revivals outside the historic districts. This is often a reasonable fit, depending on how much the original window character matters to you. Frame profile and grille options can get closer to the original look than many people expect. We bring samples so you can judge them against your actual trim.

Victorians and landmark homes in the historic districts. Slow down here. Vallejo has designated historic districts, including the Architectural Heritage District and St. Vincent's Hill, along with individually listed landmarks. Changing window appearance on those properties can require a Certificate of Appropriateness before a permit is issued, under Vallejo Municipal Code 16.614.09 through the Planning Division. Whether a vinyl replacement is approvable depends on the property and the review, so we don't promise an outcome. We identify it up front. If vinyl looks unlikely to pass, or simply looks wrong on the house, we'll point you to clad-wood or wood lines instead.

How Anlin compares to the other brands we install

We install several window brands, so we don't need to push you toward any single one:

  • Milgard. Milgard is the other big West Coast name. It offers vinyl, fiberglass (Ultra), and aluminum, and it is known for a full lifetime limited warranty. Milgard is the natural head-to-head comparison if you're choosing a vinyl window, and it also gives you a fiberglass option that Anlin doesn't offer.
  • Andersen. Andersen is a national premium brand built around its Fibrex composite, with wood and clad-wood options. It is worth a look if you want something between vinyl and full wood.
  • Marvin. Marvin makes wood and fiberglass windows and handles large and architectural openings. It is frequently the answer for a Vallejo Victorian facing design review.
  • Pella. Pella covers vinyl, fiberglass, and wood, from mid-range to premium.

If you're still deciding between replacing a few windows and replacing the whole house, start with the window replacement hub or our Vallejo window replacement page.

Wind off the bay: why the install matters as much as the unit

Homes near the Vallejo waterfront and on exposed rises catch steady wind off San Pablo Bay and the Carquinez Strait. A well-sealed dual-pane window reduces how much of that you feel indoors, but only if the window is installed right. We set each Anlin unit level and plumb, flash it correctly into the wall's water-resistive barrier, and air-seal the gap between the frame and the rough opening. A good window installed carelessly still whistles and leaks.

We use two installation methods, and the choice depends on the condition of each opening:

  • Retrofit (insert). The new Anlin frame fits inside the existing window frame. This is less invasive, faster, and leaves interior and exterior trim largely undisturbed. It works well when the existing frame is sound.
  • New-construction (full-frame). The old window comes out entirely, back to the rough opening. That lets the sill, flashing, and surrounding substrate be inspected and renewed. This method is the right one where there is soft wood, staining, or a history of water getting in.

We decide opening by opening after inspection. We don't apply one method to the whole house.

Permits and paperwork in Vallejo

The City of Vallejo requires a building permit for window replacement. It is submitted through the Building Division at the Central Permit Center, and a Title 24 energy compliance form is part of the submittal. California's energy code sets maximum U-factor and SHGC values for replacement windows. Those values depend on climate zone and the current code cycle, so we confirm the requirement when we pull the permit and spec Anlin glass packages that meet it. We won't quote a number that may have changed. If your home is in a historic district or is a landmark, the Certificate of Appropriateness step comes before the building permit, and we build it into the schedule.

What moves the price on an Anlin project

We don't publish prices because the variables sit on your house. These are the main drivers:

  • The number of windows, their sizes, and how many are unusual shapes
  • Which Anlin line and glass package you choose
  • Retrofit versus full-frame installation, opening by opening
  • Any rot or substrate repair found at the openings
  • Whether historic design review applies
  • Access to upper-story windows or tight downtown lots

After we measure, you get a written, line-by-line estimate.

Frequently asked questions

Where are Anlin windows made? Anlin builds its vinyl windows in Clovis, California. For homeowners who want a California-made product designed for the state's replacement market, that is a genuine differentiator.

Can I put Anlin vinyl windows in a Vallejo historic district home? Possibly, but it isn't automatic. Homes in the Architectural Heritage District, St. Vincent's Hill, or designated landmarks may need a Certificate of Appropriateness before window appearance changes, and approval depends on the specific property. We review your address first. If vinyl isn't a realistic fit, we'll show you wood or clad-wood alternatives.

What does Anlin's warranty cover? Anlin markets coverage that includes glass breakage and limited-lifetime terms. The details vary by product line and registration, so we give you Anlin's current warranty document to read rather than summarizing it ourselves.

Do I need a permit to install Anlin windows in Vallejo? Yes. Window replacement needs a City of Vallejo building permit through the Building Division, including a Title 24 energy form. We handle it.
