Anlin is a California window maker. Its vinyl replacement windows are built in Clovis, in the Central Valley, and the company markets them on energy efficiency and warranty coverage. For a South Lake Tahoe homeowner, that makes Anlin a strong candidate when the goal is to stop heat loss through old glass without paying for wood or fiberglass.

Bay Area Siding Company is a siding and window contractor based in Larkspur. We install Anlin windows, and we also install the other major brands. This page gives an honest look at where Anlin fits a mountain home at 6,200-plus feet and where another product might suit you better.

What you're actually buying with Anlin

Anlin is a vinyl-focused replacement window brand. It is not a full-spectrum manufacturer covering every frame material, and that focus shapes what the brand does well.

  • Vinyl frames built for replacement work. Vinyl conducts heat far less than bare aluminum. For many older Tahoe homes, that is the single biggest comfort upgrade, especially where drafty single-pane aluminum sliders are being replaced. Vinyl also doesn't need repainting, which matters when exterior maintenance is squeezed into a short summer.
  • Named product lines. Anlin sells its windows under series names such as Catalina and Del Mar. They differ in frame profile, appearance, and features. We walk through the current lineup at your house instead of recommending a model from a photo, because the right choice depends on the opening, the window style (slider, casement, single-hung, picture), and the look you want.
  • Warranty as a selling point. Anlin promotes a strong warranty that includes limited-lifetime coverage and glass-breakage protection. Terms vary by product and by whether the owner or a later buyer holds the home. We review the current written warranty with you before you commit, and we don't summarize it from memory.
  • Made in California. Anlin's windows are designed for California's energy code environment, and the factory is within the state. The brand's documentation is written with Title 24 compliance in mind, which helps with paperwork.

Honest trade-offs. Vinyl frames are generally bulkier than aluminum and can't reproduce the look of a true wood window. Very dark exterior colors on any vinyl product deserve a careful conversation where the sun is intense. Some A-frames and timber-style cabins also look better with clad wood.

If your priority is the look of wood, compare Andersen, Marvin, or the wood lines from Pella. If you want to compare vinyl against vinyl and fiberglass, Milgard is the natural side-by-side.

Fitting Anlin to a high-altitude, cold-climate house

South Lake Tahoe sits in California energy Climate Zone 16, one of the coldest in the state. The job for a window here is mostly to hold heat in through long winters and wide day-to-night temperature swings. Specifying an Anlin window for this town comes down to four decisions.

1. The glass package matters more than the frame name. In a cold zone we typically look at:

  • Dual-pane insulated glass with a Low-E coating, often with gas fill and a warm-edge spacer.
  • Triple-pane glass where an upgrade is offered and worth the cost.

Title 24 sets the required U-factor and SHGC for your climate zone and code cycle. We confirm the current numbers and the specific Anlin configuration that meets them at permit time. We don't quote fixed figures on a web page.

2. Altitude and the sealed glass unit. Insulated glass is sealed at the factory's elevation. Clovis sits far below the Tahoe Basin, and the air-pressure difference at 6,200 feet can stress a sealed unit. Manufacturers handle this in different ways, such as capillary or breather tubes or an altitude-specific build. Before ordering, we confirm with Anlin how the units will be built for your elevation. We won't install a standard sea-level unit and hope for the best.

3. UV and interior fading. Thin mountain air lets more ultraviolet light through. A well-chosen Low-E coating helps reduce fading of floors and furnishings near sunny south- and west-facing glass. That is worth weighing alongside heat retention.

4. Retrofit vs. new-construction install. Many Anlin jobs are retrofit (insert) installs. The new window goes into the existing frame, which keeps disruption low and leaves interior and exterior trim largely intact. That only makes sense when the existing frame and sill are sound.

In snow country, years of condensation and meltwater often leave sills soft or rotted. In that case a new-construction (full-frame) install is the better path: the old unit comes out to the framing so flashing and the water-resistive barrier around the opening can be fully renewed. We decide after looking at the actual openings, not before.

Local rules that shape an Anlin order

A window swap in South Lake Tahoe can involve more than one office. We plan for that from the start.

  • City of South Lake Tahoe. Window replacement is a permitted project through the City's Building Division (Development Services Department). Replacement windows are treated as an alteration under the Energy Code, so the submittal includes a Title 24 energy-compliance form for the new fenestration. Anlin's product data feeds that form.
  • Tahoe Regional Planning Agency (TRPA). TRPA's scenic and design guidance leans toward low-reflectivity, non-glare exterior finishes and glazing. Some Low-E coatings look more reflective from outside than others, so coating choice can matter here as well as for energy performance. Whether a like-for-like replacement triggers TRPA review, BMP requirements, or design conditions depends on the property and scope. TRPA offers planner appointments to confirm, and we fold that into scoping.
  • Fire-zone glazing. The Caldor Fire forced evacuation of the entire city in 2021, and much of the area is wildland-urban-interface terrain. Where a parcel is designated and California Building Code Chapter 7A applies to the work, altered exterior windows generally need multi-pane glazing with at least one tempered pane (or another compliant option). Tempered glass is a common option on replacement windows, and we confirm availability for the specific Anlin series you choose. South Lake Tahoe is a Local Responsibility Area mapped separately by CAL FIRE, so whether Chapter 7A applies to your address and scope is something we verify with the City instead of assuming.

What drives the cost of an Anlin project here

We price after a walkthrough, not online. The main variables are:

  • The number, size, and style of openings.
  • Which Anlin series you choose.
  • The glass package (Low-E type, gas fill, triple-pane, altitude build).
  • Tempered glazing where fire rules or safety-glazing locations require it.
  • Retrofit vs. full-frame installation.
  • Any rot or framing repair uncovered at removal.
  • Upper-story and snow-season access.
  • Any TRPA or BMP items tied to the permit.

Anlin generally sits in the value-to-mid range. You get vinyl pricing with a meaningful warranty, not premium wood-window pricing.

How an Anlin job runs

  1. Visit. We measure every opening, check the sills and surrounding siding for moisture damage, and talk through Anlin series and glass options against your budget.
  2. Confirm and order. Once permits and the Title 24 paperwork are underway, we confirm the altitude build and tempered-glass needs with the manufacturer, then place the order.
  3. Install. Each opening is flashed and air-sealed for a snow-country wall.
  4. Walkthrough. We finish with a walkthrough of operation and warranty registration.

Scheduling around snow is a real factor, so late spring through early fall is the easiest window for exterior work. It pays to plan ahead of the season.

For more context, see our general South Lake Tahoe window replacement page. If the siding around those openings is failing too, see South Lake Tahoe siding replacement, because doing both together makes flashing continuity simpler. Finished work is in our projects gallery, and other nearby communities are listed on our Lake Tahoe service-area page.

FAQs

Are Anlin vinyl windows a good choice for South Lake Tahoe's cold winters? They can be, when they're configured for it. Vinyl frames insulate far better than old aluminum. The deciding factors are a cold-climate glass package that meets Title 24 for Climate Zone 16 and a unit built for high altitude. We confirm both with the manufacturer before ordering.

Do I need a permit and TRPA approval to install Anlin windows? You need a City of South Lake Tahoe building permit, including a Title 24 energy form. Whether TRPA review or BMP requirements come into play depends on your property and scope, and we help confirm that early.

Can Anlin windows meet fire-zone glazing requirements? Where Chapter 7A applies to your parcel and project, windows generally need multi-pane glazing with at least one tempered pane. We confirm both the applicability with the City and the tempered option for your chosen Anlin series.

Is Bay Area Siding Company an Anlin dealer? We install Anlin windows as part of our window replacement work, alongside Milgard, Andersen, Marvin, and Pella. We'll help you compare them honestly for your home.
