Anlin builds its vinyl replacement windows in Clovis, California, for the state's energy code and climate. Bay Area Siding Company installs Anlin windows for Santa Rosa homeowners who want an energy-focused vinyl window with a strong warranty. That includes owners of Rincon Valley and Bennett Valley ranch homes replacing original aluminum sliders, and owners of rebuilt homes in Coffey Park and Fountaingrove who are upgrading glass. We're a Marin-based siding and window contractor working throughout Sonoma County. We handle the measurement, ordering, City of Santa Rosa permit, and installation.

Want to see whether Anlin is the right fit for your home? Call (415) 619-5167 or request a bid through our window replacement page.

Why Santa Rosa homeowners shortlist Anlin

Most people who ask us about Anlin have already decided on vinyl. They like that it needs no painting, costs less than wood or fiberglass, and insulates well. Their remaining question is which vinyl brand to choose. Anlin earns a place on that shortlist for a few concrete reasons.

  • Made in California. Anlin manufactures in Clovis, in the Central Valley. Its windows are designed around California's Title 24 energy standards and its hot-summer climates.
  • An energy-first reputation. Anlin markets its windows mainly on thermal performance. That means insulated dual-pane glass, Low-E coatings, and multi-chambered vinyl frames.
  • Warranty coverage that goes past the frame. Anlin's warranty includes limited-lifetime coverage and glass-breakage protection, which many homeowners value. Terms vary by product and ownership, so we review the current written warranty with you before you order.
  • More than one product line. Anlin sells several series, including Catalina and Del Mar, that differ in frame profile, features, and price. We'll show you the differences side by side so you only pay for features you'll use.

How Anlin fits Santa Rosa's climate

Santa Rosa sits inland, and its summers are hot with strong UV. Afternoon sun on west- and south-facing glass is usually the homeowner's biggest complaint. Their living rooms and bedrooms overheat by late day, and the AC runs hard. Winter nights are cool enough that drafty single-pane or failed early dual-pane units cost money in that season too.

With Anlin, the decision that matters most in Santa Rosa is the glass package, even more than the frame. A Low-E coating selected to limit solar heat gain helps rooms facing hot exposures. Insulated dual-pane glass slows heat loss in winter. We match the glass to each elevation of the house when that helps. Title 24 sets current limits on U-factor and solar heat gain, and those limits depend on climate zone and code cycle. We confirm the numbers for your permit rather than quoting fixed figures in advance.

An honest note on vinyl in heat: vinyl frames expand and contract with temperature more than fiberglass does. Dark exterior colors also absorb more heat than light ones. Anlin engineers its frames for California conditions, and a correct installation leaves proper clearances and sealing. Even so, if you want a very dark exterior on a hot western wall, we'll discuss the color, the exposure, and the alternatives before you commit.

Fire-area considerations for Anlin windows

The 2017 Tubbs Fire destroyed much of Coffey Park and large parts of Fountaingrove. Rebuilding and home-hardening have continued across the city since then. Santa Rosa has a designated Wildland-Urban Interface (WUI) Fire Area. California Building Code Chapter 7A regulates specific exterior assemblies in mapped areas, and exterior windows are one of them.

For glazing, a common Chapter 7A compliance path is an insulating dual-pane unit with at least one tempered pane. The code also allows other compliance options. Whether Chapter 7A applies to your window replacement depends on your parcel's mapping and your project's scope. We confirm the requirements for your address with the City of Santa Rosa. We then confirm that the glass configuration for the Anlin series you choose satisfies them before we place the order. If your home is outside a mapped area, you may still decide to specify tempered glass. That's a choice we can price for you.

Windows are only one part of a fire-hardened exterior. If you're also considering noncombustible cladding, see our Santa Rosa siding replacement and James Hardie siding pages.

Retrofit or full-frame: how an Anlin install goes

Most Anlin jobs in Santa Rosa are retrofit (insert) installs. When the existing frame is sound, the old sash and glass come out and a custom-sized Anlin unit is set into the opening. The new window is shimmed level and square, then sealed and trimmed. There's little disruption to stucco or siding, and a typical house takes less time than a full tear-out.

A new-construction (full-frame) install removes the entire old window, including its frame, back to the rough opening. We then integrate the new unit with the water-resistive barrier and flashing. It's the right choice when frames are rotted, when you're resizing openings, or when siding is coming off anyway. If you're pairing windows with a re-side, doing both together lets us flash each opening correctly into the new wall.

Either way, the sequence is straightforward:

  1. We measure on-site and confirm the style of each opening: slider, single-hung, casement, picture, or specialty shape.
  2. We choose the series and glass package.
  3. We pull the City of Santa Rosa building permit. The city requires one for window replacement and has a specific window replacement policy.
  4. We place the custom order, then complete the installation and walk through the finished job with you.

Anlin vs. the other brands we install

Anlin is one of five window brands we install. It isn't the right answer for every house, and a quick comparison can save you a return visit.

  • Milgard is the closest comparison. It's a major West Coast manufacturer with vinyl lines such as Tuscany, Trinsic, and StyleLine, plus fiberglass and aluminum options, and a well-known full lifetime limited warranty. Homeowners deciding between Anlin and Milgard vinyl are usually weighing profiles, features, and warranty details.
  • Andersen uses its Fibrex composite and clad-wood options. It suits buyers who want a more premium feel than vinyl.
  • Marvin is for high-end fiberglass and wood, very large openings, or architectural custom work.
  • Pella covers a wide range, from vinyl through fiberglass to wood.

If you'd rather start with the overall decision than a specific brand, our Santa Rosa window replacement page covers frame materials and glass in general terms.

What affects the cost of an Anlin project

We won't quote a number without measuring. These are the factors that move the price:

  • how many openings you're replacing, and their sizes
  • window styles, since operable casements and specialty shapes cost more than basic sliders or picture units
  • which Anlin series you choose
  • glass options, such as solar-control Low-E, tempered, or obscure privacy glass
  • whether the job is retrofit or full-frame, including any stucco or siding patching around the openings
  • second-story access
  • permit requirements, including any Chapter 7A glazing requirements for your address

Frequently asked questions

Are Anlin windows a good choice for Santa Rosa's hot summers? They can be. The glass package matters most. For sun-exposed elevations, we specify Low-E dual-pane glass selected to limit solar heat gain. We also discuss frame color on hot western walls, since dark vinyl absorbs more heat.

My house is in Santa Rosa's WUI Fire Area. Can I still use Anlin? Often, yes. Chapter 7A regulates exterior glazing in mapped areas, and a common compliance path is dual-pane glass with at least one tempered pane. We confirm what your specific address requires, and that the Anlin configuration you choose meets it, before ordering.

Do I need a permit to replace windows in Santa Rosa? Yes. The City of Santa Rosa requires a building permit for window replacement, and the Title 24 energy documentation is part of that permit. We handle the permit as part of the job.

Are you an authorized Anlin dealer? We install Anlin windows, and we're glad to quote them alongside Milgard, Andersen, Marvin, and Pella so you can compare. Warranty coverage comes from Anlin under its current written terms, and we review those terms with you before you order.
