Anlin is a California window company that builds vinyl replacement windows in Clovis, in the Central Valley. That matters to a Santa Cruz homeowner for two practical reasons. First, a vinyl frame has no bare metal to corrode in salt air. Second, Anlin designs its windows mainly for replacement work in California homes, not as a national catalog adapted for this state.

If your house still has original single-pane glass, or aluminum frames that have pitted and stiffened after years near the Monterey Bay, Anlin deserves a look. Bay Area Siding Company installs Anlin windows along with several other brands. We're a Marin-based siding and window contractor, and we'll tell you honestly whether Anlin suits your house or whether something else would serve you better.

What Anlin actually is

Anlin is a vinyl-only manufacturer. You won't find fiberglass, wood, or clad-wood lines. The company competes on a few specific points:

  • California manufacturing. Anlin builds its windows in Clovis, CA, and sells them through installing dealers rather than big-box stores.
  • Energy performance. Anlin markets its windows mainly on energy efficiency, with multi-pane, Low-E glass packages at the center of the pitch.
  • Warranty. Anlin advertises a limited lifetime warranty that includes glass-breakage coverage. That's unusual enough that it's often why people ask for the brand by name. Read Anlin's current warranty terms before you buy, because coverage depends on the product and its conditions. We'll walk you through the paperwork, but the warranty comes from Anlin, not from us.
  • Named lines. Anlin's lineup includes lines such as Catalina and Del Mar. They differ in frame profile, features, and positioning. We bring samples so you can compare sightlines and hardware in person instead of from a brochure.

For the wider brand overview, see our Anlin windows hub.

Why vinyl and the coast get along

Near the water, the frame material matters more than almost any other choice. Salt-laden air attacks bare aluminum and old steel hardware. The marine layer keeps surfaces damp for long stretches. Then a sunny afternoon heats everything back up. A vinyl frame avoids the corrosion problem entirely, and it never needs repainting. For a lot of Santa Cruz owners replacing tired aluminum sliders on a mid-century house, that combination solves the problem.

A few honest qualifiers:

  • Hardware is still hardware. Locks, rollers, and operators contain metal parts. Near the beach, rinse them and keep them clean.
  • The frame is only part of the leak story. Most coastal leaks come from flashing around the opening, not from the window unit. A well-built vinyl window set into a poorly flashed opening will still let water in during wind-driven rain. We look at the opening as carefully as we look at the window.
  • Look matters on some houses. Vinyl frames are generally wider and simpler in profile than wood or clad-wood. On a Westside Victorian or a Beach Hill cottage, that difference can show.

Where Anlin fits in Santa Cruz, and where it may not

Good fits:

  • Mid-century and later homes toward the hills and in the city's post-war neighborhoods, where original aluminum or single-pane windows are the main complaint
  • Beach-area rentals and second homes where low maintenance outweighs a period look
  • Owners who put energy efficiency and a strong manufacturer warranty ahead of wood interiors

Think it through first:

  • Historic districts. Exterior changes to homes in Santa Cruz's recognized historic areas can require Planning Division historic review, whether or not a building permit applies. These areas include the Downtown, the West Side residential districts, and the older Beach Hill blocks. Review can shape which window profiles are acceptable. Anlin may still work on some of these homes, but on others a wood or clad-wood window from Marvin or Andersen is the more realistic path. We'll flag this early rather than order windows that stall in review.
  • You want a painted wood interior. Anlin doesn't make one.

To compare other vinyl options, Milgard and Pella also offer vinyl lines, and Milgard adds fiberglass. Our window replacement hub lays out the frame materials side by side.

Permits: it depends on how the window goes in

Most Anlin jobs are replacement installs, and the City of Santa Cruz Building Division treats them differently depending on scope:

  • A straightforward retrofit (insert) sets the new Anlin unit into the existing frame with no structural change. The city does not require a building permit for this kind of work.
  • A permit is required once the work reaches into the wall. That includes altering the window framing (for damage repair, or lowering a sill for egress), altering the existing flashing, removing the nailing fin, or removing exterior finish to get the old window out.

A retrofit is quicker and less disruptive when the surrounding wall is sound. A new-construction (full-frame) install removes the window to the framing so the flashing can be fully renewed. It's the right call when an opening shows rot or a history of water getting in, which is common on older homes that have taken decades of weather off the bay. We assess each opening and tell you which approach it needs before you commit.

Safety glazing applies wherever the code defines a hazardous location, such as near doors, low to the floor, by stairs, or in wet areas. We specify tempered glass on those Anlin units.

Energy code: California's Title 24 sets maximum U-factor and SHGC values for replacement windows. Those values vary by climate zone and change between code cycles. We confirm the numbers in effect when the work is permitted and choose an Anlin glass package that meets them, rather than quoting a figure that may be out of date.

Upper-edge and wooded parcels: most of the developed coastal city is driven by marine exposure, not wildfire. Some parcels on the wooded upper edges of the area can carry a fire-hazard or WUI designation. Where one applies, California Building Code Chapter 7A can govern exterior glazing. We confirm your parcel's designation and which window and glazing configurations qualify with the city, rather than assuming either way.

How an Anlin project runs

We start with a walkthrough. We look at every opening, check the sills and trim for soft spots, and talk through which Anlin line and options make sense. Next we take exact measurements, because replacement windows are made to size, and confirm the retrofit-or-full-frame call for each opening. Once the order is placed, the factory builds the windows. On install day we protect the interior, remove the old units, set and seal the new ones, and flash or integrate them with the wall according to the chosen method. Permitted jobs get their inspections. Before we leave, we walk you through operation and the warranty registration.

What moves the price

We don't post prices, because every house differs. The main cost drivers for an Anlin job are:

  • The number and size of openings
  • The line you choose and options such as glass package, grids, color, and operating style
  • Retrofit versus full-frame installation
  • Rot repair uncovered at an opening
  • Safety glazing where required
  • Access, since second-story and hillside openings take more setup

We give you a real number after we measure. You can browse past exterior work on our projects page.

Anlin windows in Santa Cruz: FAQs

Will vinyl Anlin frames hold up this close to the ocean? The frame can't rust or corrode, and it doesn't need paint, which is why vinyl is a common coastal choice. Metal hardware still benefits from occasional rinsing. Long-term performance depends heavily on the installation and flashing around the opening.

Do I need a permit to put Anlin windows in my Santa Cruz house? Not for a like-for-like retrofit with no structural change. The City of Santa Cruz Building Division does require one if framing or flashing is altered, the nailing fin is removed, or exterior finish comes off. Historic-district homes may also need Planning Division review. We tell you which applies before work starts.

Is Bay Area Siding Company an authorized Anlin dealer? We install Anlin windows. We don't claim any dealer designation or certification from Anlin. The warranty is Anlin's, and we'll help you register it.

Can Anlin work on a Victorian? Sometimes. It depends on how visible the windows are and whether historic review applies. If a vinyl profile would compromise the house or struggle in review, we'll suggest a wood or clad-wood alternative instead.
