If you're replacing the windows in a Windsor tract home, Anlin is worth a close look. The company builds vinyl replacement windows in Clovis, California, and markets them on energy performance and warranty coverage. For a town where the real problem is afternoon heat pouring through the west- and south-facing glass from late spring into fall, that's a sensible place to start.

Bay Area Siding Company is a Larkspur-based siding and window contractor that works across Sonoma County. We install Anlin windows alongside several other brands. That lets us tell you honestly whether Anlin is the right fit for your house or whether something else serves it better.

What you're actually buying with Anlin

Anlin is a vinyl-frame window maker. That one fact drives most of what follows, good and bad.

  • California-built. Anlin manufactures in Clovis, in the state's Central Valley. It sells into California markets and sizes its products for them. For homeowners who like buying from an in-state manufacturer, that counts for something.
  • Vinyl frames. Vinyl doesn't need repainting, won't rot, and insulates better than bare aluminum. For a 1990s or 2000s Windsor home with single-pane or early dual-pane units, the jump in comfort can be dramatic once modern glass goes in.
  • Energy-focused glass packages. The glass matters more than the frame for heat control. Anlin units are ordered with dual-pane Low-E glazing, and we spec the package to meet Title 24 for Windsor's climate zone. We confirm the current U-factor and SHGC requirements at permit time rather than quoting numbers that change between code cycles.
  • Warranty as a selling point. Anlin is known for strong warranty coverage, including limited-lifetime terms and glass-breakage coverage. The exact terms, conditions, and transfer rules come from Anlin's current warranty documents. We'll put those in front of you rather than paraphrase them from memory.

The Catalina and Del Mar lines

Anlin sells its windows in named product lines. Catalina and Del Mar are the two our Windsor customers most often compare. They differ in frame design, features, and price point. Anlin updates its specs periodically, so we walk through the current details for each line at the consultation. We'd rather do that than give you a comparison chart that may be out of date.

Why Anlin often makes sense in Windsor

Much of Windsor was built during the town's growth from the 1980s through the 2000s, north of Santa Rosa in the Russian River valley. That housing stock has three traits that line up well with a quality vinyl replacement window:

  1. Heat is the dominant complaint. Rooms that bake every afternoon are the most common reason people call us. A well-specced Low-E dual-pane unit addresses that directly.
  2. The homes are tract builds, not historic character houses. Vinyl's clean, contemporary profile suits most Windsor subdivisions. It doesn't clash with the architecture the way it can on a century-old Craftsman.
  3. HOAs are common. Many Windsor neighborhoods have architectural guidelines covering window color and style. Vinyl windows come in standard colors that usually satisfy those rules. Still, check your HOA's requirements before ordering, and we can help you read them.

The honest trade-offs

Anlin isn't the answer for every house, and we'd rather say so up front.

  • Color range is narrower than painted or clad frames. Vinyl color options are more limited than what you get with aluminum-clad wood or fiberglass. If you want a very dark exterior or a custom color, compare Milgard's fiberglass line, Marvin, or Pella.
  • Frame profiles are bulkier than aluminum. Vinyl frames are generally thicker than old aluminum frames, which slightly reduces visible glass. Most homeowners accept this for the comfort gain, but it's worth seeing a sample.
  • Premium or wood-look interiors. For a real wood interior or a composite frame, Andersen and Marvin are the more natural comparisons.

Fire-hazard zones and your Anlin order

Windsor is a wildfire-exposed community. The 2019 Kincade Fire brought evacuation orders to much of the town. On parcels within designated fire-hazard zones, California Building Code Chapter 7A can apply to replacement windows. Where it does, altered openings generally need multi-pane glazing with at least one tempered pane, among other requirements.

That depends on the parcel and the scope of work. It is not a town-wide rule. Whether your address is designated, and whether the job counts as an alteration, determines what's required. We confirm that with the Town before placing the order, so your Anlin units arrive with the right glass the first time.

How the install goes

Every job starts with a walkthrough. We measure each opening and check the condition of the existing frames and trim. From there, we recommend one of two install methods:

  • Retrofit (insert) install. The new unit sets into the existing frame. This is the less invasive route, and it works well where the surrounding frame and flashing are in good shape.
  • New-construction (full-frame) install. The old window comes out back to the framing so the flashing and water-resistive barrier around the opening can be renewed. This is the better choice where there's water damage. It's also the better choice if you're re-siding at the same time and want the window and siding flashing layered correctly.

If siding is on your list too, see our Windsor siding replacement page. Our general Windsor window replacement page covers glazing and brand choice more broadly.

Permitting runs through the Town of Windsor Building Division under the California Building Standards Code. Window replacement is treated as an alteration under the energy code, so a Title 24 fenestration compliance form is typically part of the submittal. We prepare and file that paperwork as part of the job.

What drives the price

We don't post prices, because Anlin quotes vary widely from house to house. The main factors are:

  • The number and size of windows
  • Which product line you choose
  • Specialty shapes or operating styles
  • Retrofit versus full-frame installation
  • Whether fire-zone tempered glazing is required
  • Any repairs needed behind the old trim
  • Access to second-story openings

Once we've measured, we can price Anlin side by side with the other brands we install. Browse finished work on our projects page, or see the other communities we serve in Wine Country.

FAQ

Are Anlin windows a good choice for how hot Windsor gets? They can be. Heat control comes mainly from the glass, so we order Anlin units with dual-pane Low-E glazing chosen to meet Title 24 for Windsor's climate zone. That's what cuts the afternoon solar heat that makes valley homes uncomfortable.

Do I need a permit to install Anlin windows in Windsor? Yes. Window replacement is administered by the Town of Windsor Building Division. Because it's an energy-code alteration, a Title 24 fenestration compliance form is generally required. We handle the permit and paperwork.

Can Anlin windows meet fire-zone requirements if my parcel is designated? If Chapter 7A applies to your parcel and scope, the glazing typically needs to be multi-pane with at least one tempered pane. We confirm your parcel's status with the Town and order the units with whatever glazing is required.

Are you an authorized Anlin dealer? We install Anlin windows, and we'll explain the manufacturer's warranty terms as Anlin publishes them. We also install Milgard, Andersen, Marvin, and Pella, so you can compare brands in one visit.
