What T1-11 is, and how it fails

T1-11 is plywood or OSB milled with vertical grooves to mimic board-and-batten. It was inexpensive, fast to install, and gave mid-century tract and ranch homes a clean vertical texture. Its weakness is simple: it's a wood panel, and it only survives if it stays sealed and painted. Once the finish breaks down — and it breaks down faster on shaded, damp walls — water gets into the panel, and the edges, grooves, and bottoms start to swell, delaminate, and rot. On the north and east faces common under the Los Altos tree canopy, that decline runs faster because those walls dry slowly.

By now, much of the original T1-11 on Los Altos homes is decades past its finish's life. So the honest first question isn't "how do we match it" — it's "is this panel still doing its job, or is it holding water against the wall."

The two real paths

Why you don't just paint over failing panels

It's tempting to seal a tired T1-11 wall with a coat of paint and move on, but paint doesn't reverse delamination or dry out a panel that's already taking on water at the base. And you can't judge the wall from the outside. When the panels come off to the sheathing, we can see the water-resistive barrier and flashing behind them and any concealed rot at sills and wall bases — the things that decide whether the wall is sound. On homes of this era that barrier-and-flashing layer is often thin or improvised by today's standards, and a re-side is the moment to correct it rather than bury it under new panels.
