T1-11 is the grooved, vertical panel siding — plywood or OSB — that went up on a lot of mid-century homes, additions, garages, and outbuildings. It's inexpensive, gives a clean rustic look, and installs fast. Its weakness is water: T1-11 has to be kept sealed and painted, and once moisture gets into the plies or the strand board, panels swell, delaminate, and rot from the edges and bottom in. In Piedmont, most calls about T1-11 are one of two conversations — repair or replace failing panels, or use the moment to upgrade to something that lasts. Bay Area Siding Company handles both.

If your panels are sound, sealed, and you like the vertical-groove look, T1-11 can be maintained or matched — we can replace a few damaged panels and re-seal the field. But if you're seeing swelling along the bottom edge, delamination where the plies separate, soft or punky spots, failing paint that returns within a season, or rot creeping up from grade, that's the material at the end of its service life. Patching rarely holds for long once water is in the wall, and on an older home the damage is often wider than the panels that show it.
When T1-11 has failed, the common move here is to replace it with a longer-lived material rather than re-panel in the same product:
If a rustic vertical-panel look is specifically what you want, board-and-batten in fiber cement or engineered wood reproduces that character without T1-11's water problem. We'll compare options on the general Piedmont siding replacement page too.
In 2020 Piedmont adopted Ordinance 755 N.S., designating its southeastern section — the area around Park Boulevard, St. James Drive, and Tyson Lake, roughly 20% of the city — a Very High Fire Hazard Severity Zone, along with citywide defensible-space rules. Where a fire-hazard designation applies, California Building Code Chapter 7A governs the exterior wall covering and generally calls for noncombustible or tested ignition-resistant assemblies. Plywood and OSB panel siding is combustible, so on a designated parcel, re-installing T1-11 may not be the right path — replacement with fiber cement is usually the sensible one. Whether 7A applies to your home depends on the parcel and scope, so we confirm that with the City before speccing. If you're in or near the southeastern zone, mention it early.
Piedmont looks closely at exterior appearance. Routine maintenance with no change in material, design, or size is generally exempt — so replacing a few damaged T1-11 panels in kind usually is. But switching from T1-11 to fiber cement, engineered wood, or vinyl changes the appearance and can put the project into design review through the Planning & Building Department (120 Vista Avenue) before the building permit issues. We sort out which path your project falls into before work starts.
Because T1-11 failure is almost always a water story, the value is in what tear-off reveals. With the panels off, we inspect the sheathing behind them — which on a home this age may show concealed rot around openings and along the base — repair what we find, and rebuild the water-resistive barrier and flashing before the new cladding goes on. That's the step covering-over would skip, and it's exactly the step a failing T1-11 wall needs.
The variables: how much of the panel field is failing and how far the damage runs into the sheathing, whether you repair in kind or upgrade materials, the replacement material you choose, the home's size and access, whether a material change triggers design review, and — on southeastern parcels — the fire-zone requirements. A walkthrough is the only way to price it accurately.
Can I just replace the rotted T1-11 panels? Sometimes. If the damage is isolated and the sheathing behind is sound, we can replace panels and re-seal. But once water has been in the wall, the rot is often wider than it looks, and a spot repair may not hold — we'll tell you honestly what we find at the wall.
Should I re-install T1-11 or upgrade? On a home in Piedmont's fire zone, upgrading to noncombustible fiber cement is usually the better move, since panel siding is combustible. Elsewhere it's a budget-and-look decision — many homeowners use the failure as the moment to step up to a longer-lived material.
Will replacing T1-11 with a different material need design review? It can. Replacing panels in kind is usually routine, but changing to a different cladding changes the appearance and may trigger design review through the Planning & Building Department. We handle the permit and any review.
Why does T1-11 fail so often? It's plywood or OSB, and it depends entirely on staying sealed and painted. Once water gets into the edges or grooves, the material swells, delaminates, and rots — a real issue through Piedmont's wet winters if the finish isn't maintained.
We'll assess your panels and the wall behind them, tell you whether repair or replacement makes sense, and compare upgrade materials. Request an estimate or call Bay Area Siding Company at (415) 619-5167. Browse the project gallery or see our East Bay service area.
