T1-11 is the grooved wood-panel siding you have probably seen on older tract homes, garages, and backyard outbuildings around American Canyon. It gives a home a straightforward, vertical, slightly rustic face, and when it is new and well-sealed it does its job. The problem almost always shows up the same way years later: the panels start to swell, delaminate, or soft-rot at the bottom edges because the paint or sealant let go. If that is where your home is, the real question is not "how do I patch it" — it is "do I re-seal it, replace it in kind, or upgrade to something that won't do this again." Bay Area Siding Company handles all three across American Canyon. We are a Marin-based (Larkspur) siding and window contractor.

T1-11 is a grooved panel product — either plywood or oriented strand board (OSB) — installed vertically, with the grooves spaced to look like planks. It is inexpensive and quick to hang, which is why it shows up on budget-built homes and accessory structures. Its weakness is moisture: the panel has to be kept fully sealed and painted, top to bottom and especially at the cut edges and the base. Once water gets in — through failed paint, an unsealed edge, or splashback at grade — plywood delaminates and OSB swells and crumbles. American Canyon's wind-driven winter rain off the north end of San Pablo Bay finds those weak points, so around here neglected T1-11 tends to fail from the bottom up and on the weather-facing walls first.
Here is how we think it through with you on site:
When American Canyon owners replace failing T1-11 on the house itself, they usually step up to one of two materials. Fiber cement — including James Hardie — is noncombustible, rot-proof, and holds paint far longer, and it can be run as a panel or a lap to change the look entirely. LP SmartSide engineered wood keeps a warm, real-wood texture and even offers panel profiles, so you can retain a vertical look with a product engineered against the swelling that killed the original. Both are dramatic improvements in durability over T1-11. If you want to compare the whole field, start at the siding replacement overview.
Because T1-11 often serves as both siding and, on some structures, part of the sheathing, what is behind it matters. When we pull failing panels we inspect the water-resistive barrier and the flashing at windows, doors, and the base of the wall, and we check for any moisture damage that migrated inward while the panels were failing. On a straightforward re-side we take the wall to the sheathing and substrate, correct the barrier and flashing, and install the new cladding over a wall we have made sound. If moisture has reached further, we address that before anything new goes up.
Two American Canyon specifics can shape a T1-11 decision. First, if your subdivision has an HOA, plain T1-11 may not fit the approved palette — many associations expect a more finished lap or panel look, which is another reason the upgrade path is popular; pull your architectural guidelines early. Second, the American Canyon Fire Protection District adopted an updated Fire Hazard Severity Zone map in 2025, with higher designations toward the western hill edges. T1-11 is a wood-based, combustible product; on a parcel that carries a fire-hazard designation, California Building Code Chapter 7A can require noncombustible cladding, which points to fiber cement rather than replacing T1-11 in kind. We confirm your parcel's designation before recommending a material.
Re-sealing is the cheapest option but the shortest-lived. Replacing in kind sits in the middle. Upgrading to fiber cement or engineered wood costs more up front and pays back in durability and lower maintenance. Beyond the material choice, cost depends on how much of the panel has failed, whether moisture reached the substrate or framing, the size of the structure, trim and edge detailing, HOA requirements, and any fire-zone assembly work on a hill-edge parcel. We price after we look at the walls.
Can I just repaint my T1-11 instead of replacing it? Only if the panels are still sound — no swelling, delamination, or soft spots. Repainting sound T1-11 buys time; it does nothing for panels that have already taken on water. We assess condition before recommending it.
Should I replace T1-11 with T1-11, or upgrade? On outbuildings or cabin-style homes where you want the rustic look and the substrate is fine, replacing in kind is reasonable. On a main house that has failed, most owners upgrade to fiber cement or LP SmartSide for far better durability.
Is T1-11 allowed near the western fire zones? Possibly not. It is combustible, so on a parcel with a fire-hazard designation Chapter 7A can require noncombustible cladding. We confirm your designation and point you to fiber cement where it applies.
Do I need a permit to replace T1-11 in American Canyon? A full re-side is generally a permitted alteration through the City of American Canyon Building Division, which enforces the California Building Standards Codes. We confirm the scope with the Building Division.
