T1-11 is a grooved panel siding — plywood or OSB with vertical channels milled into the face — that was widely used on mid-century homes, sheds, and older tract construction because it went up fast and cheap and delivered a distinctive vertical, board-and-batten-adjacent look. Cotati's postwar and later housing along the US 101 corridor includes plenty of homes and outbuildings from that era, so T1-11 is a familiar sight around town. It can look great when it is maintained. The catch is in that last word.

Why T1-11 fails

T1-11 is a wood-based panel, and its whole durability depends on staying sealed. When the paint or stain wears thin — which happens faster on the sun-exposed and weather-facing elevations — water gets into the wood, and the failures follow a recognizable pattern:

• Swelling and delamination, especially along the bottom edges and in the grooves, where water sits.
• Soft or punky spots you can press into, often low on the wall or under windows.
• Splitting, checking, and lifting as the panel goes through wet-and-dry cycles.
• Peeling paint that no longer holds no matter how many coats go on.
• Rot at the panel edges and around penetrations where the seal has broken.

Cotati's wet winters, funneled through the cool, marine-influenced air of the Petaluma Gap, are hard on any wood product that has lost its finish — so on the valley floor here, a neglected T1-11 wall tends to fail from moisture rather than from heat. Once the panel itself has swelled or delaminated, paint will not bring it back; that panel is done.

For most homeowners whose T1-11 has reached the end of its life, the better long-term move is to replace it with a material that does not depend on a perfect paint job to survive. Fiber cement is noncombustible, rot- and pest-resistant, and holds a finish for years — the most durable, lowest-maintenance replacement. If you specifically want the rustic, grooved-panel look — on a workshop, an ADU, a cabin-style home, or an addition meant to match existing T1-11 elsewhere on the property — we will install new T1-11 and detail it to last as long as the material allows: proper flashing at the top edge and penetrations, sealed grooves and edges, and a solid primer-and-finish system. Going in with clear eyes about the repaint commitment is the whole game with T1-11. Kept sealed, it serves; neglected, it swells.

The install and what it exposes

Whichever path you choose, taking off old panels lets us see what they were hiding. We remove the T1-11 down to the sheathing and substrate so the water-resistive barrier and the flashing at windows, doors, and penetrations can be inspected and corrected — on a wall where the panels have been leaking, that barrier and the substrate beneath it are frequently where the real damage is, and it is invisible until the panels come off. Framing only comes into view if the sheathing itself has to be opened, which is a larger scope we would flag if we found the need. What drives the cost

We price after we measure. The main drivers are how much of the T1-11 is failed versus sound, whether you are replacing with fiber cement, engineered wood, or new T1-11, how much substrate or flashing repair surfaces once the panels are off, the home's size and number of stories, and the trim and window detailing. On a home where only one or two elevations have failed, the scope — and the number — can be smaller than a full re-side.

Can my failing T1-11 just be repainted? If the panels are still sound and the finish has simply worn, a proper prep-and-repaint can buy real time.
