A lot of Grass Valley homeowners come to us with the same wall: grooved vertical panel siding — T1-11 — that went up decades ago on a mid-century home, an older tract house, a cabin, or an outbuilding, and has finally started to swell, delaminate, or rot at the bottom edge. T1-11 is plywood or OSB panel siding, and in the foothills it is everywhere on homes of a certain era. The honest conversation about it is usually not "how do we keep it going" but "is it time to replace it, and with what." Bay Area Siding Company works on both sides of that question across the Nevada County foothills — reinstalling T1-11 where the rustic look is genuinely wanted, and, more often, replacing failing panels with a longer-lived material.

Panel siding starting to fail? Request an estimate or call (415) 619-5167 and we'll tell you whether it's a repair or a re-side.

What T1-11 is, and why it fails here

T1-11 is a wood-panel product — grooved plywood or OSB installed vertically — that was popular for its low cost and quick, rustic coverage. Its Achilles' heel is water. The material only lasts as long as its coating: once the paint or stain fails and moisture reaches the wood, the panel swells, the plies begin to separate, and the bottom edges rot. Grass Valley's climate is hard on it in a specific way — the wet, cold winters drive moisture into any unsealed groove or edge, and the hot, dry summers then bake and check the finish that's supposed to keep that moisture out. On a home that hasn't been diligently repainted every several years, T1-11 tends to reach the end of its run right about now.

Repair, reinstall, or replace — the honest call

There is a place for keeping T1-11. If your panels are sound, the look is one you like, and the parcel isn't governed by fire considerations that argue against it, spot repair and a diligent repaint-and-caulk regimen can extend a T1-11 wall's life. Reinstalling new T1-11 is also legitimate where a rustic, cabin-style look is the goal and budget is tight.

But on most homes we're called to, the panels have gone too far — swollen, delaminating, or rotted at the base — and the better long-term move is to replace them. The two materials owners most often step up to are:

  • Fiber cement — noncombustible, rot-proof, dimensionally stable; the frequent choice on forested lots and the material that fits an ignition-resistant assembly where a fire designation calls for one.
  • LP SmartSide — engineered wood that keeps a warm, real-wood look and vertical or lap profile, with far more durability than the old panel and a strong warranty.

Both end the swell-and-delaminate cycle that defines T1-11's later life.

The fire-zone factor, because it often decides it

Here's a reason replacement frequently wins outright in Grass Valley. A meaningful share of the town and the wooded parcels around it fall in mapped fire hazard severity zones, and Cal Fire updated its Local Responsibility Area maps in 2025. T1-11 is a combustible wood product. Where a parcel carries a fire-hazard designation, California Building Code Chapter 7A can govern the exterior wall covering and generally steers toward noncombustible or ignition-resistant assemblies — which is an argument for replacing failing T1-11 with fiber cement rather than more panel. Whether 7A applies to your project depends on your specific parcel and scope, and we confirm that with the City of Grass Valley before speccing. If your lot is wooded or on the town's edge, mention it at the walkthrough — it often settles the material question.

How the job runs

Grass Valley is an incorporated city, so exterior work is permitted through the City of Grass Valley Building Division via the Accela online system, under the current California Building Code and California Energy Efficiency Standards. When we replace T1-11, we remove the old panels down to the sheathing and substrate so the water-resistive barrier and flashing can be inspected and corrected — panel siding often hides moisture problems at its edges — then install the new material to spec, trim, finish, and walk the job with you. On a straightforward repair or reinstall, the scope is smaller, but we still check what the panels were hiding before closing anything back up. What drives the cost

No posted prices. The drivers are whether you're repairing, reinstalling, or replacing; the material you replace with; how much rot or substrate damage the tear-off exposes behind the panels (often more than expected); the size and configuration of the walls; whether a fire-zone assembly applies; and access. We price it after we see the walls.

FAQ

Can my T1-11 be repaired instead of replaced? Sometimes. If the panels are still sound and you keep up the paint and caulk, spot repair can buy real time. But once panels swell, delaminate, or rot at the base — common on older Grass Valley homes — replacement is the better long-term value, and we'll give you the honest assessment at the walkthrough.

Should I replace T1-11 with more T1-11 or something else? It depends on your goals and parcel. Reinstalling T1-11 keeps a rustic look at lower cost. But most owners step up to fiber cement or LP SmartSide for the durability — and on a fire-zone parcel, noncombustible fiber cement is often the material that fits the code assembly, which we confirm with the City.

Why does T1-11 fail so often in the foothills? Because it depends entirely on its coating. The wet winters push moisture into unsealed grooves and edges while the hot, dry summers check and fail the finish that's meant to keep it out. Without diligent repainting, the panels swell, separate, and rot — usually at the bottom edge first.

Does replacing T1-11 mean going down to the studs? No. A normal re-side removes the panels down to the sheathing and substrate so we can inspect and correct the water-resistive barrier and flashing. Framing is only opened if the sheathing itself has failed — a larger scope we'd identify and discuss before proceeding.
