There's a good chance the reason you're reading this is that the T1-11 on your Cambrian Park house is delaminating at the grooves, swelling along the bottom edge, or failing to hold paint no matter how many times it's been redone. That's the single most common T1-11 conversation we have in this part of south San José — because so many of the area's 1950s and '60s homes, sheds, and outbuildings were clad in exactly this grooved panel siding when they were built. Bay Area Siding Company works with T1-11 across the South Bay, both replacing failed panels with more durable materials and reinstalling it where a homeowner genuinely wants that rustic, vertical-groove look back.

T1-11 gone soft or delaminating? Call (415) 619-5167 or request a bid.

What T1-11 is, and why it aged the way it did

T1-11 is a grooved sheet siding — plywood or OSB manufactured in 4-foot-wide panels with vertical grooves milled in to mimic board-and-batten or reveal spacing. It was inexpensive, fast to install, and gave that period-correct rustic look, which is why it shows up all over mid-century tracts and on the sheds and detached garages that came with them. Its Achilles' heel is water. Plywood and OSB are only as durable as their sealant and paint; once the finish breaks down — at a groove, a butt joint, the bottom edge, or a nail head — moisture gets into the layers and the panel swells, checks, and eventually delaminates. Six or seven decades of Santa Clara Valley sun and wet winters is a long time to keep a panel perfectly sealed, and a lot of them simply weren't.

The two real paths forward

Replace failing T1-11 with a more durable material

This is what most Cambrian Park homeowners with failed panels end up doing. Rather than keep chasing sealant and paint on a substrate that's reached the end of its life, they re-side with something that doesn't rely on staying perfectly sealed to survive:

  • Fiber cement — dimensionally stable, rot- and pest-resistant, noncombustible, holds paint for years; the most common upgrade from failed T1-11.
  • LP SmartSide engineered wood — including panel and vertical products, so you can keep a similar look with far more moisture resistance; lighter and impact-tolerant.
  • Vinyl — the lower-cost, no-repaint route where the look and budget suit it.

If you liked the vertical, grooved character of the original, engineered-wood panel products get you closest to it while solving the water problem.

Reinstall T1-11 where the rustic look is the point

Sometimes the panel look is exactly what a homeowner wants — on a cabin-style home, a detached studio, a shed, or an elevation where the period-correct rustic character matters. In that case we can install new T1-11, but the honest condition is that it only lasts if it's kept sealed and painted diligently: proper priming on all edges including the cut ends, correct flashing at panel joints and the Z-flashing between courses, and a maintained paint schedule. Done that way and maintained, it performs; neglected, it will go the way the old panels did.

An honest word on covering versus tearing off

We don't recommend leaving failed T1-11 in place and cladding over it. When the old panels come off, the tear-off exposes the sheathing and substrate behind them along with the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations — and on a home this age, with T1-11 that's been letting water in, that's exactly where you need to look. Sometimes the T1-11 was itself acting as both siding and sheathing, so removal is also where we assess what's actually behind it and what the new assembly needs. Framing only becomes part of the job if the structural sheathing behind has been compromised — a larger scope we'd flag once the wall is open.

Cost and permitting

Cost depends on the extent of failure, how many panels versus a whole-house re-side, the replacement material you choose, any substrate or flashing repair the tear-off reveals, and access. We quote after seeing it, not from a price sheet. On permits: most of Cambrian Park is in the City of San José, which requires a building permit to replace siding on a home, while some unincorporated Santa Clara County pockets remain and one slice was annexed to Campbell in 2012 — so the issuing authority depends on your parcel, which we confirm during scoping.

FAQ

Can my delaminating T1-11 be repaired, or does it need replacing? A single damaged panel in otherwise sound siding can sometimes be replaced on its own. But when the delamination, swelling, and paint failure are widespread — common on T1-11 this old in Cambrian Park — you're usually better off re-siding with a material that doesn't depend on staying perfectly sealed. We'll tell you honestly which situation you're in.

What should I replace failing T1-11 with? Fiber cement is the most common upgrade for durability and low upkeep. If you want to keep a similar vertical, grooved look, LP SmartSide panel products get close while resisting moisture far better than the original plywood or OSB. Vinyl is the budget route. We compare them against your house.

Can you just install new T1-11 to match my existing look? Yes, where the rustic panel look is what you want — on a shed, studio, or cabin-style elevation. The catch is maintenance: new T1-11 only lasts if it's primed on all edges, properly flashed, and kept painted. If you don't want that upkeep, an engineered-wood panel look is the lower-maintenance alternative.

Do I need a permit to replace T1-11 in Cambrian Park? If your lot is in the City of San José, yes — the City requires a permit to replace siding on an existing home. If your parcel falls in an unincorporated Santa Clara County pocket, the County permits it. We confirm which authority applies to your address before we start.
