Most calls we get about T1-11 in San Leandro start the same way. The bottom edge of the panels has gone fuzzy and swollen, the grooves are holding paint that won't stick, or a section beside the garage door has gone soft. Bay Area Siding Company is a Larkspur-based siding and window contractor working throughout the East Bay. We handle T1-11 in three ways: we replace failing panels with a more durable material, we install new T1-11 where a rustic grooved look is the goal, and we make targeted panel repairs where the damage is truly limited.

Want someone to look at it? Request a bid or call (415) 619-5167 to set up a consultation at your San Leandro home.

What T1-11 is, and why it fails the way it does

T1-11 is a grooved panel siding made from plywood (and on some products, OSB). It is installed vertically in large sheets, usually 4 feet wide. The grooves give it a board-like look for much less labor than individual boards, which is why builders used it heavily on mid-century houses, additions, garages, and outbuildings.

Its weakness is that it is a wood-based sheet product. It depends on paint or stain to keep water out. The face usually holds up. The trouble tends to start in these places:

  • Bottom edges. Here the end grain sits close to soil, concrete, or a sprinkler's reach.
  • Horizontal joints. These are where one panel stacks on another. If the joint wasn't flashed, water sits on the lower panel's top edge.
  • Grooves. Paint film is thinnest in the grooves, and water lingers there.
  • Around windows and doors. Missing or failed flashing lets water behind the panel.

Once moisture gets into those edges, plywood can swell and its veneers can separate (delaminate), and OSB can swell and crumble. Repainting over damage like that looks fine for a season and then fails again. San Leandro's weather gives wood sheet goods plenty of chances to take on water: damp bay air, fog, and wet winters. That puts a premium on keeping the edges sealed and the wall flashed correctly.

The first question: is your T1-11 also your sheathing?

This is the technical detail that shapes a T1-11 project more than anything else, and it's why we inspect before we quote.

On many homes, T1-11 was installed as a single-layer panel serving as both siding and sheathing, nailed directly to the wall framing with no separate sheathing behind it. On others, it was applied over sheathing like any other cladding. The two cases lead to different jobs:

  • T1-11 over sheathing. Removal works like an ordinary re-side. The panels come off, which exposes the sheathing, the water-resistive barrier (if there is one), and the flashing so we can inspect them. We repair what needs it, install a proper WRB and flashing, and hang the new siding.
  • T1-11 as the only layer. Taking the panels off exposes the framing, because there's no sheathing behind them. The new scope has to include installing sheathing before the WRB and new cladding go on. The original panels may also have been contributing to the wall's bracing, so we confirm the structural approach with the City of San Leandro Building & Safety Division as part of permitting.

Neither case is unusual, but they price differently. You'll see which one applies to your home in our written scope, not as a surprise mid-job.

Your options, from full replacement to targeted repair

Replace it with a more durable siding

Most homeowners replacing T1-11 want to stop repainting swollen edges. The common upgrades are:

  • Fiber cement. It is noncombustible, and it resists rot, pests, and moisture. Vertical panel and board-and-batten looks keep the grooved character, and lap siding offers a more traditional look. James Hardie siding in San Leandro covers that brand specifically. Fiber cement is heavier and needs careful installation.
  • LP SmartSide engineered wood. It has a warm wood texture, is lighter and easier to work than fiber cement, and comes in panel as well as lap formats. It still needs periodic painting, like any wood-based product.
  • Vinyl. This is a budget-minded, no-repaint option. It fits some ranch-style homes and back elevations better than others.
  • Wood siding. Board-and-batten or cedar/redwood styles suit owners who want real wood and accept the upkeep.

Reinstall new T1-11

T1-11 isn't always the wrong answer. On a garage, shed, studio, or a home where the grooved panel look is part of the character, new panels installed correctly can be a sensible, economical choice. Correct installation means a WRB, flashed horizontal joints, proper clearance at the bottom edge, and sealed edges before and after installation. The trade-off is ongoing maintenance: it needs to stay painted or stained to last.

Repair individual panels

Where damage is confined to a panel or two, often at a corner or beside a downspout, replacing just those panels can make sense. Matching texture and groove spacing on older panels can be difficult. If the failure has spread across a wall, spot repairs usually just delay a larger job.

Why we don't side over T1-11

Nailing new siding over swollen or delaminating T1-11 hides the damage without fixing it. It leaves any rot, missing flashing, or absent WRB sealed inside the wall. The new siding also ends up fastened into a compromised substrate. We remove the old panels so the wall behind is inspected and corrected. For the broader re-siding decision, see siding replacement in San Leandro.

San Leandro context for a T1-11 project

Permits. Exterior siding work in San Leandro is permitted through the City's Building & Safety Division, part of the Community Development Department. A T1-11 job that adds sheathing or changes the wall's bracing can involve more than a simple cladding swap. We confirm submittal requirements with the division for your specific scope and handle the paperwork.

Housing stock. Much of the city was built between the 1920s and the 1960s. That includes the bungalows downtown and around Broadmoor, the postwar ranch tracts, and the hillside homes above Bay-O-Vista. T1-11 turns up on mid-century houses, later additions, and garages. On older homes it was sometimes added over or beside original siding. We help you choose a replacement profile that fits the rest of the house, not just the wall being redone.

Fire zones: mostly not a factor, with a hillside caveat. Most of San Leandro sits on the bay plain, outside high-fire terrain. The State Fire Marshal's 2025 maps did add Moderate and High Fire Hazard Severity areas, concentrated toward the eastern edge and the slopes above Bay-O-Vista. T1-11 is a combustible wood panel. On a parcel in a mapped zone, California Building Code Chapter 7A may affect which exterior wall materials are acceptable. Whether and how it applies depends on the designation, the parcel, and the scope, so we check with the AHJ before specifying material. Fiber cement's noncombustibility is a real advantage on those lots.

How a job typically runs

After a site visit, we check behind a panel or two where practical. Then we give you a written scope that states whether sheathing is included. Once the permit is in place, the old T1-11 comes off. The substrate or framing is inspected, damaged material is repaired, and a WRB and flashing are installed at every opening and transition. The new siding goes on to the manufacturer's spec, followed by trim, sealant, cleanup, and a walkthrough. If your windows are also near the end of their life, doing them together is often efficient. See window replacement in San Leandro.

What drives the cost

We don't publish prices because T1-11 jobs vary more than most. The main factors are:

  • Whether sheathing has to be added
  • How much hidden rot is behind the panels
  • The replacement material and finish
  • Wall area and height
  • The number of windows and doors to flash
  • Trim scope
  • Any added permit requirements

The biggest single swing is the sheathing question, which is why we look before we quote.

FAQs

Can I just paint my swollen T1-11? Paint helps sound panels last longer, but it won't reverse swelling or delamination. If the edges are soft, flaking, or separating, the panel has already taken on water, and paint over it tends to fail quickly.

Do I need a permit to replace T1-11 in San Leandro? Exterior siding work goes through the City of San Leandro Building & Safety Division. Requirements depend on scope, especially if sheathing is being added. We confirm specifics with the division and handle the submittal.

My house is above Bay-O-Vista. Can I put new T1-11 back up? It depends on your parcel's fire hazard designation and how Chapter 7A applies to your scope. We check the designation first. On mapped hillside parcels, a noncombustible option like fiber cement is often the simpler path.

Will the replacement look like T1-11? It can. Fiber cement and engineered wood both come in vertical panel and board-and-batten styles. You can also switch to lap siding if you'd rather change the look.
