T1-11 is a sheet product — 4×8 panels of plywood or oriented strand board with vertical grooves milled to mimic board-and-batten. Its whole weakness is that it's wood in sheet form, and its survival depends entirely on staying sealed. A maintained paint or stain film keeps water out; once that film breaks down — and in Fairfield's long, hot, high-UV summers, paint on the south and west walls breaks down faster than owners expect — moisture gets into the veneer or the strands and the trouble starts. When we do re-install T1-11 for the look, the details that make it last are the ones that get skipped on quick jobs. After the old panels come off, we inspect the sheathing and substrate, confirm or renew the water-resistive barrier, and correct flashing — the framing stays covered unless the sheathing has failed. The new panels go up with proper Z-flashing at horizontal joints, correct fastening and spacing, sealed edges, and battens where the design calls for them, then a full paint or stain film to seal every surface including the grooves and cut ends.
