T1-11 is the grooved, vertical plywood-panel siding found on many of Union City's postwar and mid-century homes. It shows up on tract houses across the bay plain, on garages and additions in the older Decoto and Alvarado districts, and on countless sheds and outbuildings. It was inexpensive and fast to install, and it gave a house a clean, slightly rustic look. The downside appears decades later. Panel edges swell, face veneers peel, and paint stops sticking. Bay Area Siding Company is a Larkspur-based siding and window contractor. We work with Union City homeowners who are deciding what to do about aging T1-11, whether that means fixing a few panels, putting up new T1-11, or moving to a different cladding entirely.

Looking at a tired T1-11 wall? Call (415) 619-5167 or request a bid. We'll look at the panels, tell you honestly which path makes sense, and put it in a written scope.

What T1-11 actually is and why it wears out

T1-11 is a sheet product, typically 4×8 or 4×9 feet. It is made from plywood or, on some later versions, OSB, with vertical grooves milled into the face so it reads like boards. Its strengths are real:

  • It covers a lot of wall quickly.
  • It's easy to cut and fasten.
  • It costs less than most lap sidings.
  • It suits ranch, cabin, and utilitarian designs.

Its weakness is that it's wood fiber held together with glue. It only lasts as long as its finish keeps water out. The failure points are predictable:

  • Bottom edges. The horizontal cut edge at the base of each panel is end grain. It wicks water, then swells and flakes. This is the most common failure we see.
  • Horizontal seams. On two-story walls, where one panel stacks on another, the joint needs a Z-flashing. When that flashing is missing or rusted out, water gets behind the upper panel.
  • Face delamination. The outer veneer blisters or peels, often on the sunniest or most weather-exposed wall.
  • Grooves that trap paint and water. The milled channels hold moisture longer than a flat surface does, and finishes break down there first.
  • Soft spots near grade. Panels that sit close to soil, a planter, or a sprinkler head stay wet and eventually lose strength.

Union City's weather isn't extreme. Winters are damp and foggy, wind comes off the bay, and late-summer afternoons turn warm inland. What the climate does do is keep testing the finish year after year. A T1-11 wall that has gone a few cycles without paint will show it at the bottom edges first.

Three honest paths

1. Spot repair

If the damage is limited to a few panels, repair can be the right call. Examples include a single swollen lower course behind a hose bib, or one wall where a gutter overflowed. We cut out the failed sections, check what's behind them, and install new panels. Then we flash the bottom edges and seams and prime and paint the new material to blend in. Matching groove spacing and texture on an older wall isn't always perfect, and we'll tell you ahead of time if a patch is likely to show.

2. Re-install T1-11

Some homeowners like the look of T1-11 and want to keep it, especially on a mid-century ranch, a garage, or an accessory structure. That's a legitimate choice. Done correctly, new T1-11 gets:

  • A proper water-resistive barrier behind it where the assembly calls for one
  • Z-flashing at horizontal joints
  • Sealed and primed edges, including the bottom cut edge
  • Adequate clearance above grade
  • A paint or stain system you're prepared to maintain

It stays the budget-friendly, rustic option. The trade-off is ongoing upkeep.

3. Replace with a different cladding

This is the path many Union City owners take once the whole house is failing. Moving off T1-11 to fiber cement, James Hardie, or LP SmartSide engineered wood trades the paint-or-rot cycle for something more durable.

  • Fiber cement is noncombustible and resistant to rot and pests. It holds paint well, and it comes in vertical panels and board-and-batten profiles if you want to keep a vertical look.
  • LP SmartSide keeps a warm wood texture and is lighter to handle. It still needs periodic paint.
  • Vinyl siding is the lowest-maintenance budget choice, where it suits the house.

The broader decision is covered on our Union City siding replacement page. The fiber-cement brand specifics are on the Union City James Hardie page.

What's behind the panels matters

This is the part of a T1-11 job that surprises people, and it drives scope and cost more than anything else.

On many homes, T1-11 was installed over separate sheathing. In that case, removing the siding exposes the sheathing, the water-resistive barrier (if one exists), and the flashing, the same as any other re-side. We inspect that layer, repair what's damaged, and rebuild the barrier and flashing before the new cladding goes on.

On many other homes, especially economical builds from the T1-11 era, the panels were nailed directly to the framing as a single layer. There, the T1-11 serves as both the siding and the sheathing, and it may be contributing to the wall's bracing. Removing it takes that layer away. The new scope then usually includes new structural sheathing panels before the WRB and new siding go on, and it's a bigger job. We check which type of wall you have during the site visit, often at an outlet, a hose bib, or a damaged edge. That way, the estimate reflects your actual wall rather than an assumption. Where bracing is involved, we confirm the requirements with the building department as part of permitting.

Either way, we don't cover failing T1-11 with new siding. Covering over hides rot at the mudsill and around windows, adds weight, and can trap moisture. Those are exactly the problems a T1-11 tear-off is meant to find.

Permits and code in Union City

Residential exterior work here goes through the City of Union City Building Division. The city keeps a "Work Not Requiring a Construction Permit" list for minor items. A full re-side isn't on it, so replacing the siding on a house is a permitted alteration. A small like-for-like panel repair may be treated differently. Because scope is what decides it, we confirm the requirement with the Building Division when we scope your job and pull the permit where one is needed.

Union City sits on the flat of southern Alameda County. It isn't in a Very High or High Fire Hazard Severity Zone the way the East Bay hill cities are, so Chapter 7A ignition-resistant requirements generally aren't what drives a T1-11 decision here. T1-11 is still a wood product and combustible. If fire resistance matters to you, fiber cement is the noncombustible option. Requirements are always parcel- and scope-specific, and we verify them for your address rather than assume.

What drives the cost

We don't post prices, because T1-11 jobs vary widely. The main factors are:

  • Wall construction. Siding over sheathing costs less to replace than single-layer panel siding that needs new sheathing.
  • Hidden damage. Rot found at sills, window openings, or the base of walls adds repair work.
  • Replacement material. T1-11, vinyl, engineered wood, and fiber cement each carry different material and labor costs.
  • House size and height. Square footage, stories, and access affect labor.
  • Trim and paint. Trim, window and door flashing details, and paint or finish scope all add up.

A written scope after an on-site look is the only honest number. Pairing the job with window work can also make sense, since openings get re-flashed either way. See our Union City window replacement page.

FAQs

My Union City house has T1-11 that's only bad along the bottom. Do I need to replace everything? Not necessarily. Bottom-edge swelling is often localized. We check whether the damage stops at the lower few inches or has spread up the panel and into the sheathing or framing. If it's contained, cutting out and replacing the lower sections, adding flashing, and repainting can buy real time.

Do I need a permit to replace T1-11 in Union City? A full re-side is a permitted alteration through the City of Union City Building Division. Minor like-for-like repairs may fall under the city's list of work not requiring a permit. We confirm your specific scope with the Building Division before work starts.

Can I keep the vertical grooved look without T1-11's maintenance? Yes. Fiber-cement vertical panels and board-and-batten profiles, along with engineered-wood panels, can echo the vertical lines. Fiber cement holds paint longer and won't rot. Engineered wood is lighter and keeps a woodgrain texture but still needs paint on a regular cycle.

Will removing T1-11 expose my studs? Only if the T1-11 was installed directly on the framing with no sheathing behind it, which is common on some older builds. On walls with separate sheathing, removal exposes the sheathing, WRB, and flashing, and the framing stays covered. We identify which you have before quoting.
