T1-11 is the grooved plywood or OSB panel siding that gives many older cabins and mountain homes their vertical, rustic look. It is inexpensive and quick to hang. At 6,200-plus feet, though, it has a clear weakness. Once the paint or stain gives out, the panel edges drink water. Freeze-thaw and months of snow contact then swell, split, and delaminate the plies.

Why T1-11 struggles in the basin

T1-11 isn't a bad product. It is simply unforgiving of water, and a Tahoe winter supplies water in every form. The failures we look for on local homes:

  • Bottom-edge swelling and delamination. The lowest few inches of a panel sit closest to banked snow and splash-back. Exposed plywood edges wick meltwater, then freeze and pry the veneers apart. Flaking, crumbling bottom edges are the classic sign.
  • Failed horizontal joints. On two-story walls, stacked panels meet at a horizontal seam that depends on a Z-flashing. When that flashing is missing, bent, or rusted through, water runs behind the upper panel and into the wall.
  • Finish breakdown from high-altitude UV. Strong mountain sun chalks and cracks paint and stain faster than it would at sea level. Once the coating opens up, the grooves and face checks let moisture into the wood.
  • Soft spots and fastener pops. Pressing a screwdriver into a panel near grade or under a roof dump zone and feeling it sink means the damage is past repainting.

A few isolated bad panels can sometimes be cut out and replaced. If swelling runs along whole courses, or a fresh coat of stain fails within a season, full replacement usually makes more sense than chasing individual sheets.

The detail that changes your scope: what's behind the panel

This is the most important thing to understand about T1-11, and it's why we inspect before we price.

On many homes, T1-11 was installed as a single layer. The panel serves as both the siding and the wall sheathing, nailed directly to the framing with no separate sheathing behind it. Other homes have T1-11 over a conventional sheathing layer.

The difference matters:

  • T1-11 over sheathing: Removing the panels exposes the sheathing and whatever water-resistive barrier (WRB) exists. From there, the job looks like an ordinary re-side. We inspect the substrate, renew the WRB, and flash properly.
  • Single-layer T1-11: Removing the panels removes the sheathing too, because they are the same thing. The new wall then needs structural sheathing installed before a WRB and new cladding go on. In that case the panel may also have been part of the wall's bracing, so its replacement has to carry that role. We confirm the requirement with the City rather than assume.

Either way, taking the old panels off is the only way to see freeze-damaged or rotted material hiding at the base of the walls. Covering failing T1-11 with new siding just seals that moisture in.

Your options: keep the look, or change the material

Most South Lake Tahoe homeowners with tired T1-11 are choosing among three paths.

1. New T1-11, done right

Some owners want the original vertical-groove look, especially on a cabin or A-frame where it's part of the character. New T1-11 remains the budget-friendly way to get it. If you go this route, the install details decide how long it lasts:

  • Seal all edges, including bottom edges, before installation.
  • Keep the bottom of the panels up off the expected snow line.
  • Flash horizontal joints properly.
  • Put a real WRB behind the panels.
  • Commit to regular repainting or re-staining.

T1-11 is not a set-it-and-forget-it cladding at this elevation.

2. Fiber cement panels or vertical siding

Fiber cement comes in vertical panel and board-and-batten styles that read similarly from the street. It resists rot and moisture and holds paint well. It is also noncombustible, which matters in a city the Caldor Fire evacuated in 2021.

3. Engineered wood (LP SmartSide)

LP SmartSide offers panel profiles with a real-wood texture and a treated strand core. It is built to handle moisture better than plain plywood. It is lighter and easier to work than fiber cement and keeps a warm wood look, though it still needs periodic painting.

Fire exposure, kept in proportion

T1-11 is a wood-based product, so it is combustible. South Lake Tahoe sits in wildland-urban-interface terrain, and that makes material choice part of the conversation.

Whether California Building Code Chapter 7A exterior-wall requirements apply to your project depends on the parcel's hazard designation and the scope of work. South Lake Tahoe is a Local Responsibility Area that CAL FIRE maps separately, so we check your address with the City before recommending a wall assembly.

Where 7A applies, a plain T1-11 re-install may not be an option, and a noncombustible or compliant assembly becomes the path. Where it doesn't apply, many owners still weigh fire performance on their own.

Permits: the City and TRPA

Replacing T1-11 is exterior work that can answer to two authorities.

City of South Lake Tahoe Building Division (Development Services Department). The City issues the building permit and handles code review. That review includes the sheathing and bracing questions that come up when single-layer panels come off.

Tahoe Regional Planning Agency (TRPA). TRPA administers the basin's water-quality BMPs, land coverage, and scenic standards. Its scenic guidance generally favors muted, earth-tone, low-reflectivity exteriors. That fits naturally with the stained-wood look T1-11 owners tend to like, and it's worth keeping in mind for any replacement color.

Whether your specific re-side triggers TRPA review or BMP conditions depends on the property and scope. TRPA offers planner appointments to confirm your category, and we build that step into scoping.

How the job typically goes

  1. Walkthrough. We probe the panels, check the horizontal joints and the base of the walls, and determine whether your T1-11 is single-layer or over sheathing.
  2. Proposal. You get a material recommendation and permitting plan.
  3. Tear-off and repairs. Removal is followed by any sheathing or substrate repair and new WRB and flashing.
  4. Installation. The cladding goes on with clearances set above the snow line.

What drives the cost

We don't quote T1-11 work online, because the biggest variable is hidden until the panels come off. The main factors:

  • Wall area
  • Whether the existing T1-11 is single-layer, which means new structural sheathing
  • The extent of rot or freeze damage at the base
  • The material you choose (new T1-11, fiber cement, or engineered wood)
  • Trim and flashing detail
  • Upper-story staging and snow-season access
  • Any fire-code or TRPA requirements

FAQs

Can I just paint or re-stain my T1-11? If the panels are still firm and only the finish has failed, yes. Recoating is worthwhile, and edges and bottoms deserve extra attention. Once the plies are swelling, delaminating, or soft, paint won't fix it and replacement is the practical answer.

Does TRPA restrict what color my new siding can be? TRPA's scenic guidance generally favors muted, earth-tone, low-reflectivity exterior finishes in the basin. Whether specific conditions apply to your project depends on the property and scope, so we confirm it during scoping.

Can I put new T1-11 back on a South Lake Tahoe home? Often, yes, where the parcel and scope allow it. If your address falls under Chapter 7A fire requirements for the work, a combustible panel may not qualify, and fiber cement or another compliant assembly would be the route. We check with the City first.

My cabin's T1-11 is nailed right to the framing. Is that a problem? It's common on older construction. It means replacement includes new structural sheathing before the WRB and new siding go on, and we'll account for it in the proposal.
