T1-11 is all over Milpitas, whether or not homeowners know the name. The grooved plywood or OSB panel — installed vertically, giving that ranch-and-tract barn-board look — went up on a huge number of mid-century homes, sheds, and older subdivisions across the valley. Decades on, most of it is telling the same story: swollen bottom edges, delaminating faces, splitting grooves, and paint that won't hold. Bay Area Siding Company, a Larkspur-based siding and window contractor serving the South Bay, handles T1-11 two ways — replacing failing panels with a more durable material, or reinstalling T1-11 where the rustic look is genuinely wanted.

T1-11 is a wood-based panel, and its whole service life depends on staying sealed. The moment the paint or stain film breaks down, water gets into the plies or strands and the panel starts to swell, delaminate, and rot from the edges in. Milpitas is a tough environment for that: hot, UV-heavy summers cook the finish, and wet winters drive moisture at any unsealed seam or bottom edge. On sun-facing elevations especially, T1-11 that hasn't been repainted on schedule is often past saving. The classic signs:
Replace with a more durable material. This is the common move, and for good reason. Homeowners tired of the repaint-and-repair cycle usually upgrade to fiber cement or LP SmartSide engineered wood. Fiber cement is noncombustible and holds paint for years; SmartSide keeps a warm wood texture with far better moisture and impact resistance than the original T1-11. Both end the swelling-and-delaminating problem for good. If you want a horizontal lap look instead of vertical panels, this is your chance to change it.
Reinstall T1-11. Sometimes the rustic vertical-panel look is the point — a cabin-style home, a detached studio, a shed, or an aesthetic the owner genuinely wants to keep. We'll reinstall quality T1-11 and set it up to last: proper flashing at the top and any horizontal joints, correct clearance at grade, and a finish schedule you actually keep to. Going back to T1-11 only works if you're committed to maintaining the seal.
For most of the city — flat valley floor, outside any fire mapping — either option is on the table. But T1-11 and all wood-based panels are combustible, and parcels along the eastern hill edge can fall inside a fire-hazard zone under Santa Clara County's updated 2025 maps. Where that designation applies, replacing failing T1-11 with a noncombustible material like fiber cement is usually the smart call, and reinstalling wood panels may not be advisable. It's parcel-specific — we confirm your address and the AHJ requirement before recommending.
Removing old T1-11 is where you learn the wall's real condition. We take it off to the sheathing and substrate — and because failing T1-11 has often been leaking at the edges and grooves for years, this is one material where we do sometimes find rot that reaches the framing behind the sheathing. Where the sheathing itself has failed, that repair is part of the scope; where it hasn't, we work to the sheathing, confirm the water-resistive barrier, and correct the flashing at windows, doors, and penetrations before the new cladding goes on. Either way, you want it open and inspected, not covered over.
In HOA townhome communities, material and color changes usually need architectural approval — bring the guidelines to the estimate.
No online quote. The number turns on whether you replace or reinstall, the material you choose, how much concealed rot the tear-off reveals (more common with long-failing T1-11), the number of stories and elevations, and any HOA matching. Permits run through the City of Milpitas Office of Building Safety, which we handle. Pairing it with window replacement? We sequence the flashing correctly when both are done together. See our project gallery and South Bay service area.
Should I replace my T1-11 or just repaint it again? If the panels are only weathered and still sound, a proper repaint may buy time. If edges are swelling, faces are delaminating, or grooves are splitting, the panel has failed and paint won't fix it — replacement is the economical call. We'll tell you honestly which you're looking at.
What's the best material to replace failing T1-11 in Milpitas? Most homeowners upgrade to fiber cement (noncombustible, low upkeep) or LP SmartSide engineered wood (warm wood look, much more durable than T1-11). We compare both against your home, budget, and parcel.
Can I keep the T1-11 look? Yes — we reinstall quality T1-11 where the rustic vertical-panel look is wanted, set up with proper flashing and clearances. It only makes sense if you'll keep to a repaint schedule, and not on fire-zone parcels where noncombustible cladding is called for.
Do I need a permit to replace T1-11? Yes. Siding replacement is permitted through the City of Milpitas Office of Building Safety. We pull and carry the permit.
