If your Hayward house went up in the 1950s, '60s, or '70s, there's a fair chance it's wearing T1-11 — the grooved plywood or OSB panel siding that defined the era. It's vertical sheet siding, usually with grooves spaced every few inches to break up the panel, and it shows up all over the city's postwar ranch tracts, on garages, sheds, and gable ends as much as on full walls. Bay Area Siding Company, based in Larkspur, works with T1-11 across Hayward — repairing it where it's still sound, and, far more often, replacing failing panels with something that lasts longer. This page covers both paths and how to decide between them.

What T1-11 is, and why it fails

T1-11 is a plywood or oriented-strand-board panel, and its whole service life hinges on one thing: staying sealed. As long as the paint or stain film is intact and the top edges and cut ends are protected, it holds up. The moment that film breaks down — and after a few decades of Bay Area sun and wet winters, it does — water gets into the wood and the panel starts to go. The classic signs on a Hayward tract home:

  • Delamination — the plies or strands separating, especially along the bottom edge and around the grooves.
  • Swelling and soft spots where water has soaked in.
  • Checking and cracking in the surface veneer as the panel dries and wets repeatedly.
  • Chalky, failing paint that won't hold a fresh coat.
  • Rot at the base where the panel meets the foundation or a deck, the spot that stays wettest longest.

Because T1-11 is both the siding and, in many of these homes, part of the wall's structural sheathing, letting it deteriorate isn't only cosmetic — it can compromise the panel that's helping hold the wall together.

Repair, replace, or upgrade

There are three honest paths, and the right one depends on how far gone the panels are.

Repair. If only a panel or two has failed — say a wet corner under a bad downspout — and the rest is sound, replacing the affected sheets and repainting the wall can be the sensible, economical move. We'll tell you honestly if that's what your wall actually needs.

Re-install T1-11. Some owners specifically want the rustic, vertical-groove look back — on a workshop, an ADU, a cabin-style home, or to match an existing structure. We can install fresh T1-11, and the difference between a panel that lasts and one that fails early is almost entirely in the detailing: sealed edges, correct flashing at the horizontal joints, and a good finish maintained over time.

Upgrade to a longer-lived material. By far the most common request is to be done with the reseal-or-rot cycle for good. That usually means replacing failing T1-11 with fiber cement or LP SmartSide engineered wood — the first for a noncombustible, low-maintenance wall, the second for a warm wood grain with far more moisture resistance than old plywood siding. Both are a large step up in durability from 1960s panel stock.

A note for foothill parcels

Where your home sits changes the upgrade conversation. The eastern Hayward Hills and foothills fall within a Fire Hazard Severity Zone under the Local Responsibility Area maps the state updated in 2025. On a designated fire-hazard parcel, California Building Code Chapter 7A generally steers exterior walls toward noncombustible or ignition-resistant materials — which points away from wood-based panels like T1-11 and toward noncombustible fiber cement. Whether Chapter 7A applies to your address depends on the parcel's designation and the scope of work, so we confirm that with the City before speccing. On the lower-hazard flats, where most of Hayward's T1-11 tract housing sits, re-installing panel siding or upgrading to engineered wood generally remains on the table.

What the job involves

When we replace T1-11, the old panels come off and we inspect what's behind and beneath them — the framing and any interior sheathing, the condition at the base, and the flashing. Because T1-11 often doubles as sheathing, we confirm the wall is properly sheathed and that a sound water-resistive barrier and correct flashing are in place before the new cladding goes up; a lot of these homes never had a modern WRB to begin with. The new siding is then installed to the manufacturer's spec. Siding work in Hayward is permitted through the City of Hayward Building Division; scope determines the exact path, and we handle the submittal.

What drives the cost

We price after seeing the walls. The drivers: how much of the T1-11 is failing (spot repair versus a full re-side); which material you move to if you upgrade; how much concealed framing or base rot turns up once the panels are off; the amount of trim and detailing; and access. A repair is modest; a full upgrade to fiber cement or engineered wood is a bigger project with a longer payoff.

FAQ

Can my T1-11 just be repaired, or does it all need to come off? It depends on how widespread the failure is. Isolated damage — a wet corner, a few delaminated sheets — can often be repaired and repainted. Widespread swelling, rot, or checking usually means it's more economical to re-side. We assess the whole wall and tell you honestly which it is.

Should I replace T1-11 with the same thing or upgrade? Most Hayward owners upgrade, because the reseal-or-rot cycle is what drove them to call. Fiber cement or LP SmartSide lasts far longer than 1960s plywood panel. We'll re-install T1-11 where you specifically want the rustic look or need to match an existing structure.

My house is up in the Hayward foothills — can I re-install T1-11? On a designated fire-hazard parcel, Chapter 7A generally steers away from wood-based panels toward noncombustible cladding. Whether it applies depends on your parcel and scope, which we confirm with the City. Where it does, fiber cement is the usual direction.

Is T1-11 part of my home's structure? Often, yes — on many postwar homes T1-11 serves as both the siding and the structural sheathing, which is why letting it rot matters beyond appearance. We confirm the wall is properly sheathed and weather-protected when we re-side.
