If your Rohnert Park home wears grooved vertical plywood panels, you're looking at T1-11 — the panel siding that clad a huge share of mid-century tract houses, and one you'll find on original homes across the city's alphabetized sections. This page is for two kinds of owner: the one whose T1-11 is failing and wants to know what to put back, and the one who likes the rustic panel look and wants it done right again. Bay Area Siding Company handles both in Rohnert Park. We're a Larkspur-based siding and window contractor covering Sonoma County.

T1-11 is a grooved panel siding, usually plywood (sometimes OSB), run vertically with the grooves spaced to mimic board-and-batten or reveal lines. It was popular because it's fast to hang and inexpensive, and it does double duty as both siding and a bracing panel. Its weakness is water. The panel has to be kept sealed and painted, and the vulnerable spots are predictable: the bottom edges wick moisture and start to delaminate, the grooves check and open as the surface weathers, and any unsealed penetration or failed caulk line lets water into the plies. Once a plywood panel starts coming apart in layers, paint won't save it — the material itself has aged out.
The tells we look for on a Rohnert Park home: soft or swollen bottom edges, grooves that have opened or are flaking, dark staining or a spongy feel low on the panel, and paint that won't hold no matter how well it's prepped. A panel or two like that can sometimes be replaced; a whole elevation showing it usually means the siding has reached the end of its service life.
There are three honest paths, and the right one depends on how far gone the panels are and what you want:
Because T1-11 often serves as both cladding and structural bracing, and because it fails by letting water in, what's behind the panels is the real story. When we pull failing T1-11, we take it down to the sheathing and substrate — but with panel siding, the panel frequently is the sheathing over the framing, so we're checking the framing, the water-resistive barrier where present, and the flashing at windows and doors directly, and rebuilding the water management and any needed bracing before the new siding goes on. That inspection is exactly what a paint-over or a cover-up skips, and it's where hidden rot from years of wicked-up moisture usually turns up. We handle the wall as a system, not just a surface.
A re-side is generally permitted work, and in Rohnert Park the authority is the City of Rohnert Park Building Division; because replacing structural panel siding can touch bracing, we confirm scope with the division rather than assume. On fire, T1-11 and its wood-based replacements are combustible. Most of Rohnert Park sits on the flat Santa Rosa Plain valley floor outside any mapped Fire Hazard Severity Zone, so panel siding and engineered-wood replacements are appropriate for the vast majority of homes. A limited band of parcels toward the eastern edge near Sonoma Mountain carries a designation, and where California Building Code Chapter 7A applies, we'd steer toward a noncombustible material like fiber cement. We check your address before speccing.
We price after we measure. With T1-11 the big swing is what the tear-off uncovers — sound framing versus rot at panel bottoms and window corners changes the scope substantially. After that: whether you replace in kind or upgrade, the material you choose, wall area and stories, the amount of trim and detail, and whether windows are being done at the same time.
Can you just replace a few bad T1-11 panels? Sometimes — if the damage is localized and the surrounding panels and framing are genuinely sound, spot replacement and resealing can work as a stopgap. When a whole elevation is delaminating or checking, replacing the siding is the more sensible spend.
Should I put T1-11 back, or switch materials? If you love the rustic grooved look and the walls are sound, new T1-11 done right lasts well. If the panels failed from water, many Rohnert Park owners upgrade to LP SmartSide for a similar wood look with far better stability, or to fiber cement for low maintenance.
Why does T1-11 keep failing at the bottom? The bottom edges wick moisture, and if they weren't fully sealed the plies start to delaminate. Any new panel siding has to be primed on all edges and detailed to shed water, which is a large part of doing the job right.
Do I need a permit to replace T1-11 in Rohnert Park? Generally yes, through the City of Rohnert Park Building Division — and because panel siding can serve as bracing, scope matters. We confirm it with the division as part of the job.
