If you own an older place in the foothills above Placerville, there is a good chance you know T1-11 by sight even if you never knew the name. Those tall, grooved plywood or OSB panels went up on countless mid-century homes, cabins, sheds, and outbuildings across the Sierra foothills. It is an inexpensive, rustic, honest material — and when it fails, it tends to fail in ways that leave owners deciding whether to renew it or move to something more durable.
Bay Area Siding Company works on T1-11 both ways in the Apple Hill area: replacing panels that have reached the end, and, where the rustic look is wanted and the parcel allows, re-installing it. This page lays out the choice.
Have failing panels? Request a bid or call (415) 619-5167.
T1-11 is a grooved panel siding — plywood or OSB, run vertically, with a rough-sawn or smooth face and channel grooves that give it its distinctive lines. It was cheap, fast to hang, and gave a wall a finished look in one pass, which is why it is everywhere on older foothill construction.
Its weakness is water. T1-11 has to be kept sealed and painted; the moment the finish breaks down, the panel drinks moisture. In the Apple Hill climate — wet winters that soak the wall, then long dry summers that bake it — an unmaintained panel goes through a punishing cycle. The signs it is done:
Once a panel is delaminating or soft, paint is not a fix. The material itself has failed and needs to come off.
For most Apple Hill owners with tired T1-11, it comes down to one of two decisions.
This is the more common move. When the panels are shot, it is often the natural moment to step up to cladding that does not depend on a perfect paint seal to survive. The usual destinations:
Because the wall is already open at replacement, this is the efficient time to correct the water-resistive barrier and flashing behind it — problems T1-11 walls very often hide.
Where the rustic panel look is genuinely part of the home's character, or on a shed or outbuilding where budget rules, T1-11 still has a place. We can replace failed panels in kind and get the wall properly sealed and painted so it lasts. The honest condition: it will need ongoing upkeep, and on a fire-zone parcel it may not be the right choice for the main house (see below).
Much of the Apple Hill area sits in the State Responsibility Area, with Cal Fire hazard designations up to very high on many parcels. T1-11 is a wood-based panel and is not noncombustible. On a designated parcel, California Building Code Chapter 7A governs the wall covering and favors noncombustible or ignition-resistant assemblies — which is one more reason replacement with fiber cement is often the smarter call for the primary residence. Whether Chapter 7A applies to your job depends on your parcel and scope, which we confirm with El Dorado County before specifying. On outbuildings and lower-hazard parcels the calculus can be different.
Whether you replace or renew, the value is in the wall behind the panel. We remove the failed T1-11 to the sheathing and substrate, inspect and correct the water-resistive barrier and flashing, and address any concealed damage — panels that have leaked for years often have wet sheathing beneath them. Only if the sheathing itself is compromised does framing come into play, a bigger scope we would flag after opening the wall. Then new cladding goes on, correctly flashed and finished.
Re-installing T1-11 is usually the lower-cost route; replacing with fiber cement or engineered wood costs more but buys durability. Either way the number depends on: how much concealed water damage turns up, the size and number of panels, trim and window integration, rural site access, and any fire-zone detailing. We price it after a walkthrough.
Not sure whether to renew or replace? The siding replacement overview and the Apple Hill siding page lay out the materials side by side, and the wood siding page covers the natural-wood alternatives. Doing windows in the same push? See window replacement in Apple Hill. We serve the Sierra region, and finished jobs are in the project gallery.
Can I just paint over swollen or delaminating T1-11? No. Once a panel is swelling, delaminating, or soft, the material has failed and paint won't restore it. Those panels need to come off; sound panels can be resealed and repainted.
Should I replace my T1-11 with fiber cement? It is a common and often smart upgrade, especially on a fire-zone parcel where a noncombustible wall covering carries real advantages. If you want to keep a wood-panel look with more durability, LP SmartSide is the middle path. We help you decide based on the parcel and the home.
Is T1-11 allowed in a fire hazard zone? It depends on your parcel. T1-11 is a wood-based product and is not noncombustible, so on a designated parcel where Chapter 7A applies to the wall, it may not be the right choice for the main residence. We confirm with El Dorado County.
Do I need a permit to redo T1-11 siding in the Apple Hill area? A full re-side generally requires a building permit through El Dorado County Building Services; siding is not permit-exempt. Fire-zone WUI provisions may also apply. We confirm your parcel's requirements.
We will assess the panels, see what the wall behind them is hiding, and lay out whether to renew or replace. Call (415) 619-5167 or request a bid.
