T1-11 is the grooved panel siding — plywood or OSB sheets with vertical channels milled in — that clads a lot of Oakley's older homes, sheds, and mid-century tracts. It's inexpensive and gives a simple, rustic vertical look, but it lives and dies by its finish: keep it sealed and painted and it holds; let the coating go and it swells, delaminates, and rots. What T1-11 is doing on Oakley walls

Many of the properties that predate Oakley's 1999 incorporation — rural lots, ranch homes, outbuildings — went up with T1-11, and the Delta climate is hard on it in a specific way. The panels are wood-based, so the two things that finish them off are exactly what this town delivers:

  • Sun and a failing finish. Long, hot summers with July highs near 96°F chalk and crack paint fast on south- and west-facing walls. Once bare wood is exposed, the plywood or OSB starts to check and delaminate.
  • Water at the bottom courses. T1-11 swells and rots where moisture sits — and on Oakley properties that's usually the bottom edge, where lawn sprinklers and splash hit the panel day after day through the dry months. Failed panel bottoms and soft edges are the most common thing we find.

If your T1-11 is soft, swollen at the base, delaminating along the grooves, or holding paint for only a season or two, it's telling you the finish battle is being lost.

Repair, replace, or upgrade

There are three honest paths, and the right one depends on how far gone the panels are:

  • Spot repair and reseal. If the damage is limited and the panels are otherwise sound, replacing a few and getting the whole wall properly sealed and painted can buy real time — the cheapest path where it's viable.
  • Full T1-11 replacement in kind. Where you want to keep the rustic paneled look — common on sheds, cabins, and some ranch homes — we tear off and reinstall new T1-11, correcting the flashing and getting the base detail right so the next set of panels lasts.
  • Upgrade to a more durable material. Why tear-off beats covering over

It's tempting to nail new siding straight over old T1-11 to save a step, but on panels that have swelled or wicked water, that hides the problem. Removing the old cladding lets us see the sheathing or substrate, the water-resistive barrier, and the flashing — the layers that actually keep the wall dry — and fix what's wrong before anything new goes on. On T1-11 that also served as the structural sheathing, we confirm what's behind it before speccing the replacement. Permitting and HOA notes

T1-11 work in Oakley is permitted through the City of Oakley Building Division (3231 Main Street; 925-625-7005). Whether your project needs a permit depends on its scope — a shed reskin and a whole-house re-side are different animals — so we confirm the requirement with the Building Division and handle it. If you're on the newer tract side of town under an HOA, note that most HOAs won't approve a raw paneled T1-11 look on a primary elevation, which is another reason an upgrade to lap siding often makes sense there.

What drives the cost

On a T1-11 job the drivers are how much of the panel is salvageable (spot repair versus full replacement), whether you're staying with T1-11 or upgrading, how much swollen or rotted substrate turns up at tear-off, the number of stories and the amount of trim, and access. A shed is a quick job; a multi-decade rural home with hidden rot is not. We price it after we look.

FAQ

Can my T1-11 be repaired, or does it all need to come off? It depends on how far gone it is. Limited damage on otherwise-sound panels can be spot-repaired and resealed; widespread swelling, delamination, or soft bottoms usually calls for full replacement. We assess the panels and tell you honestly.

Why does my T1-11 keep failing at the bottom? Almost always water — lawn sprinklers and splash keep the base of the panel wet through Oakley's dry summers, and wood-based siding swells and rots where moisture sits. Correcting the base detail and drainage is part of doing the replacement right.

Should I replace T1-11 with the same thing or upgrade? If you want the rustic paneled look — common on sheds and some ranch homes — reinstalling T1-11 is fine. For a primary house wall in this climate, upgrading to LP SmartSide or fiber cement usually pays off in durability and finish life.
