T1-11 is the grooved vertical plywood panel on a lot of Santa Clara's postwar ranch and tract homes. It also shows up on garages, backyard sheds, and add-ons from later decades. It was affordable and fast to hang, and it gave houses a relaxed, rustic look. But it is a wood-based panel, and after decades of sun and sprinkler spray it tends to fail in predictable ways.

Bay Area Siding Company is a siding and window contractor based in Larkspur. We work throughout the South Bay. For T1-11 homeowners we do three things:

  • Replace failing panels with a more durable material.
  • Re-install new T1-11 where the look is the point.
  • Fix the wall behind it either way.

Seeing swelling or peeling at the panel edges? Request a bid or call (415) 619-5167.

What T1-11 is, and why it fails

T1-11 is a plywood or OSB sheet siding, usually 4 feet wide. It has vertical grooves cut into the face so a single panel reads like separate boards. Two traits made it popular with builders:

  • It goes up in large sheets.
  • In many applications it was rated to serve as both siding and structural sheathing.

Its weakness comes from the same fact. It's layered wood, so its durability depends almost entirely on its finish and edge sealing. Once water gets into the plies or strands, the panel starts breaking down from the inside. Common failure points on Santa Clara houses:

  • Bottom edges. The lowest few inches near soil, concrete, or lawn sprinklers soak up water, swell, and flake apart.
  • Horizontal joints. Where one panel stacks on another, a missing or failed Z-flashing lets water behind the joint.
  • Delamination. Outer veneers bubble, split, or peel away from the core, which is typical of aging plywood panels.
  • Finish breakdown on sunny walls. On the valley floor, south- and west-facing walls get long stretches of hot, bright afternoon sun. The paint or stain on those sides usually weathers faster, and unprotected wood follows.
  • Soft spots that give under a screwdriver, often around windows, doors, and hose bibs.

Small, isolated damage can sometimes be patched by replacing a panel and repainting. If the edges are going on several walls, you're maintaining a panel system that has reached the end of its life.

Your three options

1. Replace T1-11 with a lower-maintenance material

This is what most Santa Clara homeowners choose. Taking off worn T1-11 and installing a more stable cladding ends the cycle of reseal, repaint, and swell. Good candidates:

  • Fiber cement resists rot, pests, and moisture swelling, holds paint well, and is noncombustible. James Hardie is the best-known brand. We also cover it on our Santa Clara James Hardie page.
  • LP SmartSide is engineered wood made with treated strands. It keeps a real-wood texture and is lighter and easier to work than fiber cement, but it still needs periodic painting.
  • Vinyl or CertainTeed lines are lower-cost and need no repainting. The trade-off is a less premium look, and on some lines you have fewer dark-color choices.

You aren't limited to lap siding. Fiber-cement and engineered-wood makers also sell vertical panel products, including grooved patterns meant to echo T1-11. You can keep the original vertical character of a mid-century house and drop the maintenance. If you prefer, switching to horizontal lap siding can give an older ranch a cleaner, updated look. We'll show you both at the house.

2. Re-install T1-11

New T1-11 is still available and still inexpensive. It makes sense for a detached shed, a workshop, a garden structure, or a home where matching the existing rustic panel look matters more than long-term maintenance.

If we install it, we install it to hold up:

  • Edges primed and sealed.
  • Proper flashing at horizontal joints.
  • Clearance kept above grade and hard surfaces.
  • A complete paint or stain system on the face.

You should plan on repainting on a regular schedule, especially on sun-facing walls.

3. Repair a limited area

If only a panel or two near a downspout or sprinkler has failed, targeted replacement and repainting can buy time. We'll tell you plainly whether that's reasonable or whether the rest of the wall is close behind.

What's behind T1-11 matters more than usual

With a lot of siding, tear-off removes the cladding and exposes the sheathing, the water-resistive barrier (WRB), and the flashing, and that's where the inspection happens. T1-11 is different, because on many homes the panel was the sheathing. Builders often nailed it straight to the framing as combined siding and sheathing, sometimes with little or no separate WRB behind it.

So before we price a replacement, we find out how your walls were built:

  • If there's separate sheathing behind the T1-11, removing the panels exposes that substrate. We inspect it, repair any soft areas, install a continuous WRB, and flash windows, doors, and penetrations properly before the new cladding goes on.
  • If the T1-11 is doing double duty, removing it exposes the framing. The job then includes installing new structural sheathing, fastened as the permit and plans require, before the WRB and new siding. It's a larger scope. It's also the right time to correct decades of missing flashing and drainage.

We identify which situation you have during the walkthrough, often by checking an edge or an opening, so the bid reflects your actual wall and not a guess.

Santa Clara permits and site context

Re-siding is permitted work in Santa Clara, handled by the City of Santa Clara Building Division. We pull the permit and confirm with the Division what your scope requires. That matters more on T1-11 jobs where new structural sheathing is involved, since that can affect what gets reviewed and inspected.

Most of Santa Clara sits on the flat valley floor outside mapped fire hazard severity zones. For most homes, material choice here comes down to durability, maintenance, budget, and how the profile suits the house, not fire-code cladding limits. If your parcel's status is uncertain, we confirm it before specifying materials.

Many homeowners replace windows while the walls are open, because it's the easiest point to redo the flashing around each opening. See Santa Clara window replacement. For the broader re-siding picture, see Santa Clara siding replacement.

What drives the cost

We price after seeing the house. The main factors are:

  • Total wall area.
  • Whether the T1-11 served as the sheathing, which means adding new structural panels.
  • The replacement material and finish you choose.
  • How much flashing and trim needs replacing.
  • Whether windows are part of the job.
  • Access around the lot, including fences, landscaping, and tight side yards.

A small shed re-skin and a whole-house conversion to fiber cement are very different projects. The walkthrough is where we sort out which one you're looking at.

FAQ

Can I just paint over my swollen T1-11? Paint can protect sound panels, but it won't reverse swelling or delamination that has already happened. If the edges are soft or flaking, the panel has absorbed water and fresh paint mostly hides the problem for a season or two. Replacing the damaged panels, or the whole system, is the lasting fix.

Do I need a permit to replace T1-11 on my Santa Clara house? Yes. Siding replacement goes through the City of Santa Clara Building Division. We handle the permit and confirm the requirements for your scope, including any added structural sheathing if the old panels were doing that job.

Can I keep the vertical grooved look without T1-11's upkeep? Often, yes. Fiber-cement and engineered-wood manufacturers offer vertical panel siding, including grooved patterns similar to T1-11. We'll show you current options and how they would look on your home.

Is T1-11 still a good choice for a shed or detached garage? It can be. For an outbuilding where budget and a rustic look matter most, new T1-11 installed with sealed edges, flashed joints, clearance above grade, and a full paint system is a practical option, as long as you keep up with repainting.
