Plenty of Redwood City homes built from the 1960s through the 1980s still wear T1-11 — the grooved plywood or OSB panel siding that went up quickly on postwar tract houses, garages, and outbuildings and gave a whole era its vertical-groove look. You'll find it on ranches and mid-century homes around Farm Hill and Edgewood, on ADUs and sheds citywide, and on the occasional cabin-style house up in the hills. It's a serviceable material with one hard rule: it lives or dies by its finish. Bay Area Siding Company, based in Larkspur, works on T1-11 two ways in Redwood City — saving and refreshing it where that still pays, and replacing it with something longer-lasting where it's spent. This page covers both.

Not sure whether to save or replace your T1-11? Call (415) 619-5167 or request a bid.

How T1-11 fails — and what to look for

T1-11 is a wood-product panel, and its entire survival rests on staying sealed. Once the paint or stain film breaks, water finds its way into the plywood plies or the OSB core, and decay follows. The Peninsula's damp, marine-influenced winters are patient about exploiting any gap, and south- and west-facing walls lose their finish soonest. The tells:

  • Swelling, softening, or a spongy give along the bottom edges of panels, where water pools
  • Delamination — the face ply lifting or bubbling away from the panel
  • Grooves darkening or opening, and paint chalking or peeling
  • Fasteners backing out, or a panel pulling loose
  • Dark staining, mushrooming edges, or a musty smell near the base of a wall

Isolated damage can be repaired. Widespread delamination or swelling across several panels means the material is past patching.

Two roads from here

Once we've looked at the actual condition, most Redwood City T1-11 jobs go one of two ways.

Road one — replace it with something that lasts. This is the usual recommendation when panels are broadly failing, and tearing off tired T1-11 is the right moment to correct what's behind it and upgrade the whole wall. Homeowners most often move to:

  • Fiber cement — noncombustible, rot-proof, and far more forgiving of the marine climate; the durable long-horizon choice.
  • LP SmartSide — engineered wood that keeps a warm, real-wood texture if you liked the original's character.
  • Vinyl — the budget route where the parcel and the look allow it.

Want to keep the vertical-panel look? Both fiber cement and engineered wood come in panel profiles that echo the T1-11 style with none of the delamination risk.

Road two — reinstall or refresh T1-11. Sometimes staying with T1-11 is the right move: a detached garage, a shed, an ADU, or a rustic hillside home where the look is the whole point and the budget wants the least-cost path. New T1-11, primed on every edge and face and kept sealed on a maintenance schedule, will serve for years. We'll be honest about the upkeep so you go in clear-eyed.

The fire-edge factor

One local consideration can settle the question. On the wooded western edge — Emerald Hills and the slopes toward Cañada Road, where California's 2025 Fire Hazard Severity Zone maps reshaped the boundaries across San Mateo County — a parcel governed by California Building Code Chapter 7A calls for a noncombustible exterior wall. T1-11 is combustible plywood or OSB, so reinstalling it there generally isn't the right direction; fiber cement is. Whether Chapter 7A applies to your address depends on the parcel designation and scope — and some Emerald Hills lots are unincorporated county, which changes your permit authority — so we confirm with the AHJ before recommending. Off that edge, keeping T1-11 remains a legitimate option; near the bay in Redwood Shores there's no fire zone, but the salt-and-damp setting is hard on a sealed wood panel, which pushes many owners toward a more durable material anyway.

What the work involves

For a replacement, we remove the old panels, inspect the sheathing and substrate underneath, confirm the water-resistive barrier, and correct flashing at windows, doors, and penetrations — the layers a failed T1-11 panel often lets water reach — before new cladding goes up to the manufacturer's spec. For a reinstall, sealing every edge and applying a proper finish is the whole game. Either way, exterior siding work in Redwood City is permitted through the Community Development Department's Building Inspection & Code Enforcement division; a permit is required for work not exempt under CBC 105.2, and we handle it (Building Division line: (650) 780-7350).

What affects the cost

The single biggest variable is which road you take — a like-for-like T1-11 reinstall on a garage prices very differently from a whole-house conversion to fiber cement. Beyond that: the size and height of the structure, how much substrate or dry-rot repair the tear-off exposes (T1-11 failures often bring some), the material you move to, trim detail, site access, and any fire-zone assembly requirement. We price after seeing the panels. The broader material overview lives on the Redwood City siding replacement page.

FAQ

Can my T1-11 be repaired instead of replaced? Sometimes. A swollen bottom edge, one bad panel, or a section that lost its seal can often be repaired and repainted. Widespread delamination, swelling across many panels, or rot behind the siding usually means replacement is the better spend.

What should I replace failing T1-11 with in Redwood City? Most homeowners move to fiber cement for its durability and rot resistance in the marine climate, or to LP SmartSide to keep a real-wood texture. Both come in panel profiles that preserve the vertical-groove look. Vinyl is the budget option where the parcel allows.

Is it OK to put new T1-11 back on near Emerald Hills? On a Chapter 7A parcel, generally no — it's a combustible wood panel, and noncombustible cladding is the right direction. We check your parcel's designation and permit authority with the AHJ first. Outside the mapped zones, a new, properly sealed T1-11 reinstall is valid.

How long does T1-11 last on the Peninsula? It depends almost entirely on maintenance. Kept sealed and repainted on schedule, it can last decades; let the finish fail in the damp marine winters and water gets into the panel within a few seasons. That upkeep reality is why many owners switch to a lower-maintenance material at replacement time.
