Windsor T1-11 Siding

T1-11 is the grooved plywood panel siding with vertical channels cut into the face. It went onto a lot of homes, garages, and outbuildings during the decades when Windsor grew from a small town into a suburb north of Santa Rosa. It was economical, quick to hang, and gave a relaxed, rustic look.

Decades later, much of that panel siding is showing its age. The damage tends to start at the bottom edges, the panel seams, and the walls that take the full afternoon sun. Why T1-11 wears out the way it does

T1-11 is a wood-based product, sold as plywood or oriented strand board (OSB) sheets. It performs well only as long as its face and edges stay sealed. Once water gets into the edges or through failed paint, the layers start to separate and the panel swells.

Windsor's climate works on it from both directions:

• Summer: Long, hot, dry summers in the Russian River valley bake the paint film on south- and west-facing walls until it cracks.
• Winter: Wet winters drive water into those cracks and into any seam that wasn't flashed.

These are the patterns we see most on aging T1-11:

• Swollen or "mushroomed" bottom edges. This is especially common where panels sit close to soil, patios, or planting beds, or where sprinklers hit the wall.
• Delamination. The outer plies peel, bubble, or split away from the panel.
• Rot at horizontal seams. Second-story or tall walls often stack panels. Where the builder skipped a Z-flashing or detailed it poorly, water sits on the joint.
• Grooves holding grime and moisture. Paint fails first in the channels.
• Soft spots under window sills and around hose bibs. Concentrated water runoff lands here.
• Paint that won't last. Recoating every couple of years is a sign the substrate is breaking down.

A few damaged panels on one wall is usually a repair. Swelling and delamination spread around the house usually point to replacement.

Three honest paths for a Windsor T1-11 home

1. Targeted panel repair

When damage is confined to a few sheets, we can cut out and replace those panels with matching grooved stock. We also correct the flashing at the seams and bottom edge, then prime and paint so the patch blends in.

This is the least expensive route and makes sense when the rest of the siding is sound. The limitation is matching: groove spacing, texture, and the weathering of the surrounding panels don't always line up perfectly.

2. New T1-11 panels

Some owners like the look and want to keep it, particularly on a rustic-style home, a shop, or a detached garage. New T1-11 can go back on, installed properly this time:

• a water-resistive barrier where the assembly calls for it,
• flashed horizontal joints,
• adequate clearance at the bottom edge, and
• a complete paint system including the edges.

The trade-off is unchanged from the original: this is still a wood panel that needs to stay painted and sealed to last.

3. Replace it with a more durable material

This is the most common outcome on primary homes. Several products keep a vertical or panel look with less maintenance:

• Fiber cement is available in vertical panel profiles. It is noncombustible and resists rot and moisture, so it won't swell the way plywood does. It is heavier and needs skilled installation. James Hardie is one brand we install, and there's a dedicated Windsor James Hardie page.
• LP SmartSide is an engineered-wood product with treated strands. It keeps a warm wood texture, is lighter and easier to work than fiber cement, and comes in panel formats. It still needs periodic painting.
• Some owners use the change to switch to lap siding altogether. Fiber cement, engineered wood, vinyl, or wood all change the character of the house.

An important technical detail: what's behind your T1-11?

This is where T1-11 differs from most siding. On many homes, T1-11 was not installed over separate sheathing. It was nailed directly to the framing and served as both the siding and the sheathing, sometimes with little or no weather barrier behind it. On other homes, it was installed over sheathing like any other cladding.

That difference changes the scope of the job:

• If there's sheathing behind the panels, tear-off works like a standard re-side. We remove the T1-11 down to the sheathing and substrate, inspect the WRB and flashing, correct what's wrong, and install the new cladding.
• If the T1-11 is the sheathing, removing it opens the wall to the framing. Replacement then means installing new sheathing or a structural panel, a new water-resistive barrier, and new flashing before the finish siding goes on. The panels may also be providing wall bracing, so the new assembly has to maintain that. We confirm those details with the Town of Windsor Building Division rather than assume.

We identify which situation you have during the walkthrough, often by checking at an outlet box, the attic edge, or a removed trim piece. That way the estimate reflects the real scope from the start.

Windsor context that affects your T1-11 project

Permitting. Siding work in Windsor is administered by the Town of Windsor Building Division under the California Building Standards Code (Title 24). Replacing panels that also function as sheathing is more than a cosmetic change, so we confirm the permit scope early and handle the paperwork.

Fire exposure. Windsor is in a county with real wildfire exposure. The 2019 Kincade Fire brought evacuation orders across much of the town. T1-11 is a combustible wood product. Whether California Building Code Chapter 7A applies to your siding depends on your parcel's fire-hazard designation and the scope of work, so we check that with the Town before recommending a material. If ignition resistance matters to you, fiber cement's noncombustible rating is the main reason many owners choose it over new plywood panels.

HOAs. Much of Windsor is planned subdivision development, and many neighborhoods have architectural guidelines on materials, profiles, and colors. If your HOA expects the vertical-groove look, a fiber-cement or engineered-wood panel can often keep it while replacing the plywood.

What drives the cost

We don't post prices for T1-11 work because the range is wide. These are the real variables:

• whether the panels double as sheathing (the biggest single factor),
• how many sheets are swollen or rotted,
• the replacement material and finish,
• flashing and WRB corrections at seams, windows, and the bottom edge,
• trim replacement,
• wall height and number of stories, and
• site access.

FAQ

Can I just paint over swollen T1-11? Paint can extend the life of panels that are still flat and solid. It won't reverse swelling or delamination, though, and sealing over a wet, degraded panel tends to trap the problem. Damaged sheets should be replaced before any repaint.

Do I need a permit to replace T1-11 in Windsor? Plan on one. Siding work is administered by the Town of Windsor Building Division, and panels that also serve as sheathing make the scope structural as well as cosmetic. We confirm requirements and pull the permit.

Is T1-11 allowed if my Windsor home is in a fire-hazard zone? It depends on your parcel's designation and the scope of work. Where Chapter 7A applies, it favors noncombustible or ignition-resistant exterior wall assemblies, which can rule out standard plywood panels. Can I keep the vertical-groove look without the maintenance? Usually, yes. Fiber-cement and engineered-wood panel products offer vertical profiles that read similarly to T1-11 while resisting the swelling and delamination plywood is prone to.
