T1-11 is the grooved vertical plywood or OSB panel siding found on mid-century homes, older tracts, garages, ADUs, and outbuildings. It's inexpensive and has a relaxed, rustic character. It also lasts only as long as its paint or stain does. When the finish goes, water gets into the panel edges and bottom cuts. The panel then swells, flakes apart in layers, and eventually goes soft.

Bay Area Siding Company is a Marin-based siding and window contractor working in Santa Rosa and across Sonoma County. We remove failing T1-11 and replace it with a more durable cladding. Where the grooved panel look is what you want and your parcel allows it, we can install new panel siding.

Tell us what your walls are doing. Call (415) 619-5167, or request a bid.

What failing T1-11 looks like

Panel siding gives you warning signs if you know where to look. Walk the house and check these spots:

  • Bottom edges. Look near grade, above patios, and where sprinklers hit. Swollen, flared, or crumbling bottom edges are the most common failure point.
  • Horizontal joints. Where one panel stacks above another, check for missing or rusted Z-flashing. Staining or softness here usually means water has been getting behind the siding.
  • Layer separation. On plywood panels, the face veneer starts peeling away in sheets. OSB panels tend to swell and go fuzzy at the edges instead.
  • Paint that won't hold. You repaint and it's peeling again within a season or two. That usually means moisture is coming from inside the panel, not just the surface.
  • Soft spots. Probe gently with a screwdriver around windows, doors, and the corners of the house. A soft spot usually means the damage goes past the siding itself.

Santa Rosa's hot, high-UV summers are hard on exterior finishes, and sun-baked south and west walls often lose their coating first. Once that film cracks, the rainy season does the rest. That's the whole connection: sun degrades the finish, and a degraded finish lets water into a wood-based panel. Nothing more exotic is going on.

Repair, reinstall, or replace?

Not every T1-11 wall needs to come off. Here's how we sort it out with Santa Rosa homeowners.

Spot repair and refinish makes sense when damage is limited to a few panels and the rest is sound. We replace the bad sections, add or correct flashing at the joints, and get a proper finish back on. One caution: new panels rarely match the groove spacing and texture of decades-old T1-11 exactly, so repairs can show.

Reinstalling panel siding fits homeowners who like the vertical grooved look and want it back in fresh, properly detailed form. Today's options aren't limited to the original plywood. Fiber-cement and engineered-wood manufacturers both make vertical panel products, including grooved profiles. That can keep a similar look while improving durability. In a mapped fire area, it can also address combustibility concerns (more on that below).

Full replacement with a different cladding is the most common path when the siding has failed across multiple walls. Many owners take the opportunity to switch to lap siding, board-and-batten, or shingles in a more durable material.

What's behind your T1-11 matters

T1-11 jobs call for extra care during tear-off. Many homes with T1-11 have a separate layer of sheathing behind the siding. On those, a normal tear-off removes the panels and exposes that sheathing, along with any water-resistive barrier (WRB) and flashing. We inspect it, repair what's damaged, and install a new WRB and flashing before the new cladding goes on.

Some homes are different. The T1-11 was nailed directly to the framing and serves as both the siding and the sheathing, helping brace the wall. When that panel comes off, there's no separate substrate behind it. The job then includes installing new structural sheathing before the WRB and new siding. That changes the scope and the cost. We identify which situation you have during the on-site assessment, before you commit, so there are no surprises mid-project.

Either way, the goal is the same: a wall that sheds water at the joints, drains at the base, and is properly flashed at every window, door, and penetration. That detailing is where old T1-11 installs most often fell short.

Replacement materials worth comparing

  • Fiber cement
    • Noncombustible, rot- and pest-resistant, and holds paint well.
    • Available in lap, panel, and shingle profiles.
    • Heavier, and it needs skilled installation.
    • See our James Hardie page for the brand-specific option in Santa Rosa.
  • LP SmartSide
    • Treated engineered wood with a warm wood texture, lighter than fiber cement.
    • A natural step up for owners who like the look of wood panels.
    • Still needs periodic painting.
  • Wood
    • Cedar or redwood board-and-batten or shingles for a genuine natural finish.
    • Highest maintenance, and combustible. Worth thinking hard about on a fire-area parcel.
  • Vinyl
    • The budget-friendly, low-upkeep route.
    • Less premium looking. Like wood, it isn't a fire-hardening choice.

Fire-area parcels: a real factor in Santa Rosa

Santa Rosa's wildfire history is not abstract. The October 2017 Tubbs Fire destroyed roughly 2,900 homes in the city, including around 1,300 structures in Coffey Park and heavy losses in Fountaingrove. Fire hardening is part of many exterior conversations here, from rebuilt neighborhoods to established areas like Rincon Valley and Bennett Valley.

The city has a designated Wildland-Urban Interface (WUI) Fire Area. Within it, new construction must meet California Building Code Chapter 7A, which calls for exterior walls to be noncombustible or ignition-resistant. Standard plywood or OSB T1-11 is combustible. That doesn't automatically ban it on every Santa Rosa lot. Whether Chapter 7A requirements apply to your re-side depends on your specific address, the scope of work, and the product. We confirm this with the City of Santa Rosa before specifying materials.

Siding is also only one piece of a hardened exterior. Vents, eaves, and windows matter too. Our Santa Rosa window replacement page covers the glazing side. We don't give insurance advice, so check with your carrier about coverage questions.

Permits and how the job runs

A full re-side in Santa Rosa generally requires a building permit from the City of Santa Rosa. We handle the permit as part of the project. Here's how a typical job runs:

  1. On-site assessment. We probe for damage and determine whether there's sheathing behind the panels.
  2. Written scope. You get a scope with your material, profile, and detailing choices.
  3. Permit. We pull the building permit.
  4. Tear-off and inspection. We remove the old siding and repair the substrate.
  5. Weatherproofing. We install new WRB and flashing.
  6. Installation. The new cladding goes on to manufacturer specification.
  7. Finish and walkthrough. We complete trim, caulking, and finish, then walk the job with you.

If you're weighing window work too, doing it while the walls are open avoids disturbing new siding later.

What drives the cost

We don't publish prices because T1-11 jobs vary widely. The main drivers are:

  • Wall area and number of stories.
  • Whether new structural sheathing is needed.
  • How much hidden water damage turns up at bottom edges and around openings.
  • The replacement material and profile.
  • Trim and flashing complexity.
  • Any requirements tied to a fire-area parcel.

The sheathing question is usually the biggest variable. That's why we answer it at the assessment.

Frequently asked questions

Can I just paint over swollen T1-11? Paint can protect sound panels, but it won't fix swollen, delaminated, or soft ones. Those need to be replaced. Painting over them usually buys a short time before the peeling returns.

Can I put new T1-11 back on my Santa Rosa home? Often, yes, but it depends on your parcel. If your address falls within the city's WUI Fire Area, Chapter 7A requirements may affect whether combustible panel siding is acceptable for your scope. We verify with the City of Santa Rosa. Fiber-cement or engineered-wood panels can keep a similar grooved look.

Will removing T1-11 expose my framing? Only if the T1-11 was installed directly on the studs with no sheathing behind it. On homes with sheathing, tear-off exposes that substrate and the WRB and flashing, not the framing. We determine which you have before work starts.

Should I replace T1-11 on my garage or ADU at the same time? It's often efficient to do it all together, and it keeps the look consistent. Outbuildings can be scoped separately if your budget calls for phasing.
