T1-11 is the grooved wood-panel siding you'll recognize on plenty of mid-century Daly City homes, garages, sheds, and older additions — vertical sheets of plywood or OSB with evenly spaced grooves that read as board-and-batten from the curb. It was inexpensive, fast to hang, and gave a whole postwar generation of tract construction a quick rustic face. The catch is that T1-11 is only as good as its coating: it's a wood-based panel, and in a climate as damp as this coast, once water gets past the paint it swells, delaminates, and rots.

That reality drives most T1-11 conversations we have in Daly City into one of two directions — replacing failed panels with something more durable, or, where a homeowner genuinely wants the rustic look, re-installing it correctly and sealing it right. Bay Area Siding Company handles both. We're a Larkspur-based siding and window contractor covering the Peninsula.

How to tell your T1-11 is failing

On a foggy, wind-driven coast, T1-11 tends to give itself away at the bottom edges and the seams first:

  • Swelling, softening, or delamination at the panel bottoms, where wind-driven rain collects and wicks up into the plies.
  • Dark staining or fungal growth in the grooves, which hold moisture against the wood.
  • Peeling or blistered paint that no longer sheds water — the moment the coating fails on this coast, the countdown starts.
  • Punky spots you can push a screwdriver into, especially near the ground, around windows, and behind downspouts.
  • Open or lifting seams and batten strips letting water behind the panel.

If several panels show this, spot repairs usually just chase the failure around the wall. That's when replacement makes more sense than another round of caulk and paint.

Option 1: replace failing T1-11 with a more durable material

For most Daly City homeowners with deteriorating T1-11, the upgrade is the smart move — and it's a chance to fix what's behind the panels, not just the face. Common replacements:

  • Fiber cement or James Hardie — noncombustible, dimensionally stable, and far more forgiving of the fog and salt that destroy wood panels. The strongest long-term play on the weather side.
  • LP SmartSide — engineered wood that keeps a warm, woody, panel-and-batten look with far more decay resistance than raw T1-11. A natural fit if you liked the original character.
  • Vinyl or CertainTeed — repaint-free, low-maintenance options where budget leads.

When we pull old T1-11, the removal exposes the sheathing and the water-resistive barrier behind it (T1-11 sometimes served as both siding and sheathing on older builds, so we assess exactly what's there). We renew the WRB and flashing before new cladding goes up — on homes built before modern drainage practice, that step is often where the real moisture problem gets solved.

Option 2: reinstall T1-11 where the rustic look is the point

Sometimes the panel is the point — a cabin-style home, a workshop, an ADU, or an owner who simply loves the look. T1-11 is still made, still affordable, and there's nothing wrong with it if it's kept sealed. When we reinstall it we detail it for the coast: proper Z-flashing at horizontal joints, sealed and primed edges (including the vulnerable bottom edge), corrosion-resistant fasteners against the salt air, and a coating plan you commit to maintaining. Done that way on a sheltered elevation, it can serve for years. On the fully exposed weather side of a Daly City home, we'll be honest that a more durable material will give you less grief.

The maintenance bargain, stated plainly

T1-11's low cost comes with a standing obligation: it has to stay painted and sealed, and on this coast the repaint clock runs faster than it does inland because of the constant fog and UV. If you don't want to sign up for that, one of the fiber-cement or engineered-wood options above is the better fit. If you're happy to maintain it — or you're re-siding an outbuilding where upkeep is easy — T1-11 remains a budget-friendly, honest choice.

What affects the cost

We price after we've seen the walls. For T1-11 specifically: whether you're replacing with a new material (which brings that material's cost) or reinstalling panels; how much hidden rot or barrier damage the tear-off reveals; the number of penetrations, joints, and flashing details; wall height and access on a tight tract lot; and the coating package. Reinstalling T1-11 is typically among the more affordable paths; replacing it with fiber cement or engineered wood costs more up front but buys durability.

Frequently asked questions

Should I replace my T1-11 or just repaint it? If the panels are still sound and just tired, a proper prep-and-repaint with sealed edges can buy time. Once you see swelling, delamination, soft spots, or rot — common on Daly City's weather side once the coating fails — repainting only hides the problem, and replacement is the better spend.

What's the best replacement for failing T1-11 on this coast? For durability in fog and salt, fiber cement or James Hardie leads. If you want to keep a wood-panel character with much better decay resistance, LP SmartSide is the closest match. We'll show you both against your actual walls.

Do I need a permit to replace T1-11 in Daly City? Plan on it. The City of Daly City permits exterior alteration work through its Building Division, (650) 991-8061. We confirm the scope and handle the paperwork.

Can you match new T1-11 to my existing panels on an addition? Usually, yes — T1-11 is still manufactured in common groove patterns, and we can match profile and finish for a repair or addition, then seal and flash it for the coast so the new work doesn't fail early.
