T1-11 is the grooved plywood or OSB panel siding you see on many older foothill homes, garages, barns, and shops. It was cheap, fast, and rustic, and it went up in big vertical sheets. In Valley Springs, those same panels spend every summer under weeks of triple-digit afternoons and strong UV. Then winter rain arrives. That cycle is hard on a wood panel whose finish is the only thing keeping water out of the veneer.

If your T1-11 is swelling at the bottom edge, peeling in sheets, or soaking up paint faster than you can recoat it, you have three choices. You can replace it with a more durable material, re-panel with new T1-11 where the rustic look matters, or repair a limited area. Bay Area Siding Company is a Larkspur-based (Marin) siding and window contractor working Calaveras County and the Sierra foothills. We'll tell you which option your wall actually supports.

Why T1-11 gives out in foothill conditions

T1-11 isn't a bad product. It's an unforgiving one. It's a layered wood panel, and it performs as long as its finish and edges stay sealed. Once they don't, it goes downhill quickly. On Valley Springs homes, the damage usually shows up in a predictable order:

  • The drip edge goes first. The bottom edge of each sheet collects splash-back and runoff. Once the paint cracks there, the plies absorb water, swell, and flare outward.
  • The grooves hold water and lose paint. The recessed channels are hard to coat evenly. On sun-baked south and west walls, they're often the first place bare wood appears.
  • The face veneer checks and delaminates. Repeated heating and drying opens fine cracks in the surface ply. Eventually the veneer lifts or peels away in patches.
  • The horizontal joints fail. Where one sheet stacks on another, a Z-flashing is supposed to shed water outward. When it's missing or rusted through, the panel below rots from the top.
  • Paint stops lasting. A coat that once held for years now chalks and blisters within a season or two. That usually means the wood underneath is too far gone to keep a finish.

A single soft spot near a hose bib is a repair. Swelling along whole courses, delamination on several walls, and a paint cycle that keeps getting shorter point to the panels being spent.

The question to ask before any T1-11 job: is there sheathing behind it?

This is where T1-11 differs from most siding, and where an estimate can go wrong.

On many homes, standard siding sits over a separate layer of sheathing and a water-resistive barrier (WRB). Removing the cladding exposes that sheathing, the WRB, and the flashing, and the framing stays covered. T1-11 was frequently installed differently. The panel was often nailed directly to the framing and served as both the sheathing and the finished siding. On some structures it also contributes to the wall's bracing.

That changes the scope:

  • If there's sheathing behind your T1-11, removal works like a standard re-side. We take the panels off, inspect the sheathing, WRB, and flashing at windows, doors, and penetrations, fix what's damaged, and install the new cladding.
  • If the T1-11 is the sheathing, removing it leaves the framing open. The job then means installing new structural sheathing, a proper WRB, and flashing before any new siding goes on. That's a bigger project. It also has to satisfy the County on bracing, so we confirm the requirements for your structure rather than assume them.

We check which case you have during the site visit. Often that means pulling a trim piece or looking at an unfinished garage or attic wall. That way the bid reflects the real wall, not a best guess. Homeowners who get a surprise halfway through a T1-11 job usually got an estimate that skipped this step.

Your options, compared honestly

Replace T1-11 with fiber cement. This is the most common upgrade we discuss here. Fiber cement is noncombustible, stable in heat, and holds paint far longer than plywood. It comes in vertical panel and board-and-batten looks that keep the character of a ranch or rural home without the upkeep. It's heavier and needs careful installation. See fiber cement siding, the James Hardie brand page, and our Valley Springs James Hardie page for fire-zone details.

Replace T1-11 with engineered wood. LP SmartSide keeps a real-wood texture and is lighter and easier to handle than fiber cement. That helps on long walls and large outbuildings. It still needs periodic painting, but it's built to resist the moisture problems that ruin plain plywood panels.

Re-panel with new T1-11. For a barn, shop, shed, or cabin-style home where the rustic grooved look is the point and budget matters most, new T1-11 can be the right call. It only lasts if it's detailed properly: primed and painted on all edges, Z-flashing at every horizontal joint, and the bottom edge held above grade. We'll tell you plainly if your parcel's fire designation makes it a poor fit (see below).

Other materials. Wood siding, vinyl, and CertainTeed lines can make sense depending on the home and budget. For the full material overview, start at Valley Springs siding replacement.

Fire designation: where T1-11 gets complicated

Much of Calaveras County is a State Responsibility Area with mapped fire hazard severity zones, and Cal Fire refreshed those maps in 2025. On a parcel with a designation, California Building Code Chapter 7A can govern the exterior wall covering on the assemblies it regulates. It steers that work toward noncombustible or ignition-resistant materials, or approved tested assemblies. Ordinary untreated plywood panel siding generally isn't the type of material those provisions favor.

How Chapter 7A applies depends on the parcel's designation, the structure, and whether the work counts as a repair or a larger alteration. It doesn't apply identically to every wall or every job. We confirm your parcel's status and the requirements for your scope with the Calaveras County Building Division before recommending a material. For many T1-11 homes on designated land, that check is what moves the conversation toward fiber cement.

Permits and who signs off

Valley Springs is unincorporated. Whether you're in Rancho Calaveras, La Contenta, or on acreage off Highway 12 or 26, siding work runs through the Calaveras County Building Division, part of the county's planning and community development offices in San Andreas. The County works from the current California Building Code. Whether a detached barn or shop needs a permit depends on the structure and the scope. We sort that out during scoping and handle the paperwork as part of the job.

How a T1-11 job typically runs

First we visit and confirm what's behind the panels. You get a written scope and material choice, and we pull the permit. Removal goes in sections so the house isn't left open. We repair or install sheathing as needed, lap the WRB, flash openings and joints, and install the new cladding to the manufacturer's specifications. The job ends with trim, sealing, and a walkthrough with you. You can see comparable work in our projects gallery.

If window replacement is also on your list, the siding tear-off is the easiest time to re-flash those openings. See Valley Springs window replacement.

What drives the cost

We don't publish prices because T1-11 jobs vary widely. The main cost drivers are:

  • Whether new structural sheathing is needed behind the panels (the biggest swing).
  • The amount of rot at the base and joints.
  • The replacement material you choose.
  • Total wall area, including any outbuildings.
  • Fire-zone requirements on your parcel.
  • Trim and window flashing work.
  • Access on a spread-out rural property.

FAQ

Can you just put new siding over my old T1-11? We generally advise against it. Covering failing panels hides rot and missing flashing, and on some homes the T1-11 is the structural sheathing, so its condition matters. Removal lets us see and fix the wall.

My Valley Springs parcel is in a fire hazard zone. Can I still use T1-11? Possibly not on the assemblies Chapter 7A regulates. It depends on your parcel's designation and your scope. We confirm with the Calaveras County Building Division and will recommend a compliant material, often fiber cement, where it's required.

Can I replace just the damaged panels? Sometimes. If the damage is limited to one wall or a few bottom courses and the rest is sound, patching can make sense. New panels rarely match weathered ones exactly, so plan to repaint the whole wall.

Do you work on barns and shops, not just houses? Yes. We re-side outbuildings with T1-11 or an upgraded material, and we confirm permit needs for each structure with the County.
