T1-11 is the grooved panel siding that looks like vertical boards from the street. Up close it is a 4×8 sheet of plywood or OSB with routed channels. It went up on a lot of mid-century houses, additions, garages, and outbuildings because it was quick and inexpensive. In San Carlos, it often sits on the back wall of a Clearfield Park house, on a converted garage behind a Howard Park bungalow, or on a later addition that never matched the original cladding.

When it's kept sealed, T1-11 does its job. When it isn't, the bottom edges swell, the face plies peel, and water finds its way behind the panel.

Bay Area Siding Company is a Larkspur-based siding and window contractor working across the Peninsula. We handle T1-11 three ways: targeted panel repair, like-for-like replacement where you want to keep the rustic panel look, and full replacement with a more durable material. This page helps you decide which fits your house.

How T1-11 fails, and why it matters what's behind it

T1-11 has a few predictable weak points. The spots to check on your own walls:

  • The bottom edge. Panels that run close to soil, pavers, or a deck board wick water into the end grain. Look for a flared, fuzzy, or crumbling bottom inch or two.
  • Horizontal joints. Where one panel stacks on another, a Z-flashing is supposed to shed water outward. Missing or rusted flashing lets water run behind the upper sheet.
  • The grooves. Paint thins in the channels, and the channels hold moisture. Hairline checking along the grooves is often the first visible sign.
  • Delamination. Plywood face veneers lift or bubble. OSB versions tend to swell and lose their crisp edges instead.
  • Soft spots near windows and doors. Poorly flashed openings are where rot usually starts. On older San Carlos homes, many openings were never detailed for a modern weather barrier.

The most important question for a T1-11 wall is one you can't answer from the outside: is the panel the siding, or is it the siding and the sheathing? On many homes, T1-11 was nailed straight to the framing and does double duty as the cladding and the wall's sheathing. In those cases it may also be contributing to the wall's bracing.

That changes the scope:

  • Where T1-11 sits over separate sheathing, a normal tear-off removes the panels down to that sheathing. The water-resistive barrier (WRB) and flashing can then be inspected and corrected, the same as any re-side.
  • Where T1-11 is the sheathing, removing it opens the wall to the framing. New structural sheathing, a proper WRB, and flashing then go on before any new siding. That is a bigger job, and it may carry structural details the City will want to see.

We confirm which condition you have, often by opening a small test area, before we price anything. That way the estimate reflects your wall, not a guess.

Your three options

1. Repair selected panels

If the damage is confined to a few sheets, such as the bottom course behind a planter or one wall that takes the most weather, replacing those panels can make sense. Repairs usually include:

  • adding or correcting Z-flashing at the joints
  • restoring clearance at grade
  • sealing all cut edges
  • painting the new and existing panels together so they read as one wall

The limit is simple: if the surrounding panels are soft or the rot has reached the framing, a patch only postpones the bigger project.

2. Replace with new T1-11

Some homeowners like the look: the vertical grooves suit a mid-century ranch, a cabin-style addition, or a studio in the backyard. New T1-11 remains the budget-friendly way to keep that character.

The honest trade-off is maintenance. Panels need to stay painted or stained, with edges sealed and clearance kept at the base. Skip that for a few seasons and the same failures return. Installed with a real WRB and correct flashing, which the original work often lacked, a new T1-11 wall performs far better than the one it replaces.

3. Upgrade to a more durable material

This is the most common outcome when a T1-11 wall has failed across the board:

  • LP SmartSide is treated engineered wood. It offers panel profiles, including grooved styles, so you can keep a similar vertical look with better moisture resistance than standard plywood panels. It is lighter and easier to work than fiber cement, and it still needs periodic paint.
  • Fiber cement, including James Hardie, is noncombustible and resists rot and pests. It comes in vertical panel and board-and-batten looks that echo T1-11, as well as lap siding if you want a different face altogether. It is heavier and needs careful installation.
  • Wood siding or vinyl can also fit, depending on the house, the budget, and, on the west side, the fire picture below.

For the broader re-side decision across every material, see our San Carlos siding replacement page.

The fire question on the west side of town

Plywood and OSB panel siding is combustible. Whether that matters for your home depends on location.

  • The state maps. San Carlos does not carry a Very High Fire Hazard Severity Zone; the 2025 state maps place local terrain in the moderate and high categories.
  • The City's view. The City treats properties west of Alameda de las Pulgas as high risk, and it has adopted fire-code provisions calling for fire-resistive materials in its high fire danger area.

If your home is up toward Crestview, Devonshire, or the Alder Manor slopes, putting new plywood T1-11 back up may not be the right choice, and in some situations may not be the permitted one. Which requirements apply depends on the parcel and on how the work is classified. We confirm that with the City of San Carlos and the San Carlos and Redwood City Fire Department rather than assume.

For hillside homeowners, this is often what tips the decision toward fiber cement.

Permits and the job itself

The City of San Carlos Building Division at 600 Elm Street requires a building permit for siding work, and it works from the current California Building Code. We pull the permit.

If your T1-11 was functioning as sheathing, expect the replacement sheathing and its nailing to be part of what gets reviewed. When a T1-11 addition meets an original stucco wall and the stucco has to be cut back, the City's lath inspection applies before the scratch coat goes on. We build that hold point into the schedule.

A typical project runs like this:

  1. Assessment. We walk the house, probe suspect areas, and open a test spot if needed to see what's behind the panels.
  2. Written scope. Repair, replace, or upgrade, spelled out clearly.
  3. Permit. We file with the City.
  4. Removal and inspection. Panels come off, and the substrate is inspected.
  5. Rebuild the wall. Sheathing is replaced where needed, then the WRB and flashing go on at openings, joints, and the base.
  6. Install and finish. New siding goes up to the manufacturer's instructions, followed by trim, paint, and a walkthrough with you.

If the old windows in that wall are due too, doing them while the siding is off is usually cleaner. See San Carlos window replacement.

What drives the cost

We don't publish prices because T1-11 jobs vary so much once the panels come off. The main factors:

  • Rot. How far it has spread along the bottom edges and around openings.
  • Sheathing. Whether the panels were the sheathing, which means new structural sheathing is needed.
  • Material. Your replacement choice and finish.
  • Access. The number of stories and how tight access is on a sloped lot.
  • Openings and details. How many windows and doors need re-flashing, and whether the work ties into stucco.
  • Extra structures. Whether garages or outbuildings are included.

FAQs

Can I just paint my T1-11 instead of replacing it? Paint helps if the panels are still solid. If the bottom edges are swollen, the plies are lifting, or you can push a screwdriver into the wood, paint won't reverse the damage. Those sections need replacing.

My San Carlos home is west of Alameda de las Pulgas. Can I reinstall T1-11? Possibly, but don't assume so. The City considers that area high risk and has adopted fire-resistive material provisions for its high fire danger area. We confirm what applies to your parcel and scope with the City and the fire department before recommending a material. Fiber cement is the usual alternative.

Does replacing T1-11 mean opening the wall to the studs? Only if the T1-11 was serving as the sheathing. If there is separate sheathing behind it, removal stops at that sheathing so the weather barrier and flashing can be inspected. We check which you have first.

Can I keep the grooved vertical look with a different material? Yes. Engineered wood and fiber cement both come in vertical panel styles, so you can keep a similar appearance with better durability.
