It's the grooved plywood or OSB panel siding, run vertically, that clad an enormous share of mid-century homes, additions, garages, and sheds because it was fast, cheap, and gave a wall a clean, rustic vertical line. Why T1-11 fails, and how to read yours

T1-11 is a wood product, and its whole life depends on staying sealed. When the paint or stain film breaks down, water gets into the panel and the grooves, and the decline follows a familiar pattern:

  • Swelling and delamination — the plies or strands separate and the surface puffs, especially along the bottom edge and around openings where water sits.
  • Soft spots and rot — press near the base of a wall or under a window; if a screwdriver sinks in, the panel is done there.
  • Chalky, peeling, or repeatedly failing paint — a finish that won't hold is the panel telling you the substrate is moving.
  • Open, cupped, or gapping grooves — once the profile opens up, it's channeling water inward rather than shedding it.

A little of this, caught early, can be a repair-and-repaint. Widespread swelling, rot, or a finish that fails within a season means the panel has stopped protecting the wall.

Three honest paths

Depending on what we find, one of these fits:

  • Repair and reseal. Where the damage is localized and the wall behind is sound, we can replace failed panels, re-caulk and flash, and get you a fresh, sealed finish. It's the lowest-cost path and buys real years — but it's a maintenance move, not a permanent fix.
  • Replace T1-11 with T1-11. If you want to keep the rustic vertical look — common on a cabin-style home or a detached structure — we re-side in kind, correcting the flashing and sealing details that let the old panels fail.
  • Upgrade to a longer-lived cladding. The most common move: swap failing T1-11 for LP SmartSide engineered wood, which keeps a wood texture with far better moisture resistance, or for fiber cement / James Hardie, which trade the maintenance cycle for a noncombustible, rot-proof wall. The Pinole angles worth knowing

A few local specifics bear on a T1-11 project here:

  • What's behind the panel. Because T1-11 often functions as both siding and sheathing, tear-off can expose the water-resistive barrier, framing, and any concealed rot more directly than on a home with separate sheathing. We inspect and correct the WRB and flashing before new cladding goes on — layering over failing T1-11 just seals the trouble in.
  • Old Town. If your home is in the Old Town area and you're changing from T1-11 to a different material or profile rather than replacing like-for-like, the city's Old Town Design Guidelines apply; we check whether that review is in play for your address.
  • Hillside fire nuance. T1-11 is combustible. On the wooded parcels near the Pinole Valley edges, replacing it with a noncombustible cladding is one reason homeowners upgrade rather than re-side in kind — but whether any fire provision applies is parcel-specific, and Cal Fire's maps here were recently revised, so confirm your parcel.

Can my T1-11 be repaired instead of replaced? Sometimes. Localized damage over a sound wall can be repaired, re-flashed, and repainted, which buys years at a lower cost. But if swelling, rot, or finish failure is widespread — common on Pinole's postwar stock — replacement is the call that actually protects the wall.

Should I replace T1-11 with the same thing or upgrade? If you love the rustic vertical look and the structure is minor (a garage or shed), re-siding in kind is reasonable. On a main house, most owners upgrade to engineered wood or fiber cement for far less maintenance and, on hillside parcels, better fire resistance.
