If you've got T1-11 on a Calistoga home, shed, or outbuilding, you're usually here for one of two reasons: the panels are failing and you want to know what to do about it, or you like the rustic vertical-groove look and want to keep it. Bay Area Siding Company handles both — replacing worn-out T1-11 with a longer-lived material, or re-installing panel siding where the look belongs. This page is the honest rundown on a material that was everywhere on mid-century and older tract construction and that hasn't aged evenly.

T1-11 is grooved sheet siding — plywood or OSB, run vertically, with the familiar channel grooves. It's inexpensive, it goes up fast, and it gives a plain rustic look that suited a lot of the valley's post-war and utilitarian buildings. Its weakness is water. The material lives or dies on its finish: as long as the paint and caulk are intact and the panel edges and bottoms are sealed, it holds. Once water gets in — a failed paint film, an unsealed edge, a bad flashing detail — plywood delaminates and OSB swells and crumbles.
Calistoga's climate accelerates both ends of that cycle. Summer afternoons routinely clear 90°F, and the town has logged a 118°F reading; that heat and UV chalk and fail the paint fast, and the wet valley winters then find the openings the failed paint leaves. The tell-tale signs your T1-11 is done:
Spot damage on an otherwise sound wall can sometimes be repaired. Widespread swelling and delamination is a re-side conversation.
Most Calistoga T1-11 jobs come down to three paths:
Which path fits depends on the building, the budget, and — for the home itself — your parcel's fire status. More on that next.
T1-11 is wood-based and combustible, which matters on some Calistoga parcels. The 2017 Tubbs and 2020 Glass fires both forced the city to evacuate, and CAL FIRE's 2025 maps put roughly half the city's acreage in a Fire Hazard Severity Zone — a Very High band on the northeast side along the Silverado Trail, plus larger High and Moderate areas — while much of the flat downtown core is unmapped. On a designated parcel where Chapter 7A applies to the permitted work, re-installing combustible panel siding on the home may not be appropriate, and noncombustible fiber cement is the sensible replacement. On an unmapped core lot or a detached outbuilding, that's less likely to be the driver. We confirm what applies to your address and scope with the City of Calistoga Building Division rather than assume.
Whether we're replacing or re-installing, the panels come off to the sheathing/substrate so we can inspect and correct the water-resistive barrier (WRB) and flashing behind them — with T1-11 failures, water has often been getting in for a while, so this step frequently turns up substrate repair. New siding then goes on to spec, with the edges, grooves, and penetrations sealed and flashed properly, and (for panel products) the joints detailed to shed water. We finish-paint where the product requires it. Timelines depend on the building's size and what the tear-off reveals.
We quote after we see it. Drivers: the building's size and complexity; whether you replace with fiber cement or engineered wood or re-install T1-11; how much swollen substrate or WRB damage turns up; trim and detailing; and access. Re-installing T1-11 is the lowest-cost path; upgrading to fiber cement costs more up front and ends the water-damage cycle for good.
Can my T1-11 be repaired instead of replaced? Sometimes — isolated damage on an otherwise sound, well-sealed wall can be patched. But once swelling and delamination are widespread, or the paint won't hold anywhere, patching is throwing money at a wall that needs replacing. We'll tell you which situation you're in.
Should I replace T1-11 with fiber cement or put new T1-11 back? On a home, fiber cement usually makes more sense — it ends the water damage and is noncombustible, which matters on fire-zone parcels. On a shed, shop, or where the rustic look and budget rule, re-installing T1-11 correctly is a fair call. Your parcel's fire status can decide it; we check with the City first.
Is T1-11 allowed in Calistoga's fire zones? On a designated parcel where Chapter 7A applies, combustible panel siding on the home may not be appropriate for the permitted work. About half the city's acreage is mapped, mostly on the northeast side; much of the core is not. We confirm your parcel with the City of Calistoga Building Division.
Do I need a permit to replace T1-11? Yes, a re-side is permitted work through the City of Calistoga Building Division. We prepare and submit the application.
We'll assess the panels, tell you honestly whether it's a repair or a replacement, and lay out the options for your building. Also weighing the whole exterior or new windows?
