If your Clear Lake home, cabin, shed, or older tract house wears vertical grooved panel siding, you almost certainly have T1-11 — the plywood or OSB sheet siding that went up on a great many mid-century and later homes across Lake County because it was fast, cheap, and gave a clean rustic vertical line. Decades on, a lot of it around the lake is at the end of its run. Bay Area Siding Company works with T1-11 both ways: replacing failed panels with a longer-lived material, and re-installing T1-11 where the rustic look is what you want and the parcel allows it. This page is about telling those two paths apart honestly.

Call (415) 619-5167 or request a bid to look at your T1-11.

What T1-11 is, and how it fails

T1-11 is a wood panel product — plywood or oriented strand board — milled with vertical grooves to read like board-and-batten from a distance. Its whole value is being inexpensive and quick to hang. Its whole weakness is water. The panels and especially the exposed lower edges have to stay sealed and painted; the moment the finish fails, moisture gets into the plies or strands and the material swells, checks, delaminates, and rots. In Clear Lake's climate — long, high-UV summers that break down paint film, followed by wet winters — that cycle runs fast on any panel that's fallen behind on maintenance.

The tells that a T1-11 wall is done rather than due for touch-up:

  • Panels that have swelled, bubbled, or delaminated — the plies separating, or the OSB "cauliflowering" at edges
  • Soft, spongy, or rotted lower edges and bottoms — a screwdriver sinks in near grade
  • Checking and splitting across the face from years of sun
  • Panels that have cupped, bowed, or pulled at the fasteners
  • Failed sealant and open, weathered grooves that no longer shed water

One bad panel can be swapped. Several of these across the walls means the system is spent.

The real decision: upgrade or re-install

When T1-11 is failing, you're choosing between two honest paths.

Replace it with a longer-lived material. For most homeowners this is the better long-term move, and it's the common upgrade around the lake — coming off T1-11 and going onto fiber cement or LP SmartSide engineered wood. You trade a material that lives or dies on its paint film for one that resists rot and — in the case of fiber cement — doesn't burn. In fire country that second point carries real weight (more below).

Re-install T1-11. Sometimes the rustic panel look is exactly what suits a cabin or an outbuilding, or the budget rules, or you're matching an existing structure. We'll re-side in T1-11 where that's the right call — with the caveat that it's the same material with the same maintenance demands, so the finish schedule has to be honored to get its life out of it. On a designated fire-hazard parcel, this option may be off the table entirely (below).

The fire-zone factor

Lake County's wildfire history is serious, and Cal Fire's 2025 maps expanded the very-high fire-hazard zones across much of the area. That bears directly on the T1-11 decision, because it's a combustible wood panel. On a designated fire-hazard parcel, California Building Code Chapter 7A can require noncombustible or ignition-resistant cladding on specific wall elements — and where it applies, re-installing plain T1-11 generally won't satisfy it, pushing the choice toward a noncombustible material like fiber cement. Whether Chapter 7A reaches your parcel depends on its severity-zone designation and your scope, which we confirm with the City of Clearlake or the Lake County Community Development Department before recommending a path. If the parcel isn't designated, re-installing T1-11 stays a legitimate option.

What comes off, and what we look for

Whichever way you go, pulling failed T1-11 tells the real story of the wall. Removing the panels exposes the sheathing or substrate behind them, the water-resistive barrier (WRB), and the flashing — and because failing T1-11 has usually been letting water in for a while, this is where we find the concealed damage: wet or rotted sheathing, a missing or degraded WRB (common on older lake homes), and flashing that needs to be redone at windows, doors, and the base of walls. Correcting that layer is what makes the new siding — T1-11 or an upgrade — actually last.

What drives the cost

We price after we've seen it. Drivers: how many panels are failing and whether it's a full re-side; which material you land on (re-installing T1-11 is the low-cost path; fiber cement and engineered wood cost more up front); how much sheathing or WRB repair the tear-off reveals; trim and detailing; and access on rural or lakeside lots. The honest math is that re-installing T1-11 is cheaper today and upgrading is usually cheaper over the life of the wall.

FAQ

Should I just replace the bad T1-11 panels? If only one or two panels are failing and the rest are sound and well-sealed, a targeted repair can make sense. When several panels are swollen, delaminating, or rotting at the base, that's the wall telling you the system is spent, and a full re-side — in T1-11 or an upgrade — is the better spend.

Can I re-install T1-11 if I'm in a Clear Lake fire zone? Where Chapter 7A applies to your parcel and scope, plain T1-11 generally won't meet the noncombustible/ignition-resistant requirement, and fiber cement is the path. Whether your parcel is designated is confirmed with the City of Clearlake or Lake County before we recommend re-installing.

What should I replace failing T1-11 with? The two common upgrades around the lake are fiber cement (noncombustible, low-maintenance) and LP SmartSide engineered wood (real-wood look, lighter, impact-resistant, some repainting). We match the choice to your parcel, budget, and the look you want.

Do I need a permit for T1-11 work? A full re-side is permitted work — through the City of Clearlake Building Department in the city, or the Lake County Community Development Department on unincorporated parcels. We handle it. Small like-for-like repairs may not require one; we'll tell you which your job is.
