If your Pollock Pines home was built anytime from the 1960s through the 1990s, there's a good chance it's wearing T1-11 — the grooved plywood or OSB panel siding that clad a huge share of the cabins, tracts, and outbuildings that went up along the Highway 50 corridor in that era. It's the vertical-grooved look that reads as rustic and mountain-appropriate, it went on fast and cheap, and when it's kept sealed it does its job. The problem is that up here it often isn't kept sealed — and that's the conversation most Pollock Pines owners are actually having when they search for T1-11. Bay Area Siding Company works with T1-11 both ways: keeping the look where a panel wall is still sound, and replacing it where the snow has won. This page covers both.

Why T1-11 fails at the snow line

T1-11 is a wood-based panel, and wood-based panels and standing snowmelt do not get along. The classic failure pattern in Pollock Pines shows up at the bottom courses, where snow piles against the wall and lingers for weeks: the panel wicks up moisture, the plies or strands swell and separate, and once delamination starts it doesn't reverse. Add the freeze-thaw cycle prying at every groove and unsealed edge, and a wall that looked fine a few winters ago starts to soften, cup, and pull off its fasteners.

The single thing that determines how long T1-11 lasts is the finish. The panel has to stay painted or stained and its edges kept sealed; let the coating fail and water gets into the wood, and at this elevation that clock runs fast. So when we look at a T1-11 wall, the first question is whether the damage is cosmetic and localized or whether moisture has already gotten into the panels and behind them.

Repair, replace in kind, or upgrade

There are three honest paths, and the right one depends on what the walls are actually doing:

  • Spot repair and refinish. If the panels are largely sound and the trouble is a failing finish or a few damaged sections, keeping the T1-11 and getting it properly sealed and painted is a legitimate, budget-friendly move. One bad panel is a repair, not a re-side.
  • Replace in kind. If you love the grooved rustic look and want to keep it, we can re-side in fresh T1-11 — but only over a wall we've opened up and confirmed is dry and sound behind the panels.
  • Upgrade to a longer-lived material. The most common path when T1-11 has failed across elevations is to replace it with something that handles snow and fire better. Fiber cement is noncombustible and dimensionally stable — a strong fit for a forested parcel — and LP SmartSide engineered wood keeps a warm wood texture with far better moisture and impact resistance than old plywood siding. Many owners get a look they like better and a wall that outlasts the panels by decades.

The part you can't see until the panels come off

Here's why we don't quote a T1-11 job over the phone. Delaminating panels at the base are often a sign that water has been getting behind the wall, and the only way to know what it found there is to take the siding off. A full tear-off removes the old panels down to the sheathing and substrate so we can inspect the water-resistive barrier and flashing, dry out and repair any rot at sills and wall bases, and rebuild the drainage details before new material goes on. Cover-over — furring new siding straight over tired T1-11 — seals that question shut and traps whatever moisture is already there. On a snow-country wall, that's the mistake that comes back.

The fire-zone angle

There's one more reason many Pollock Pines owners use a T1-11 replacement as the moment to change materials. The community sits in a designated high fire-hazard / WUI area, and a wood-based panel is a combustible cladding. Whether that bears on your project depends on your parcel's designation and the scope of the work — which we confirm with El Dorado County rather than assume — but if fire hardening is on your mind, replacing failed T1-11 with noncombustible fiber cement is a natural time to make that upgrade. We'll tell you honestly whether it applies to your address.

The install, and the county

Pollock Pines is unincorporated, so exterior work is permitted through El Dorado County Building Services, which enforces the current California Building Standards Code; fire-area provisions can bear on materials regardless of scope. Whichever path you choose, the sequence is: assess the walls, write a scope, permit where required, remove or repair as planned, inspect and correct the WRB and flashing, install to spec with proper ground and deck clearances so the bottom courses aren't sitting in snow, then finish, trim, and walk it with you. We work the dry-season calendar.

What drives the cost

No posted prices. For T1-11 work the drivers are how much of the panel is salvageable versus failed, how much concealed rot the tear-off exposes, whether you replace in kind or upgrade materials, whether your parcel's fire designation shapes the choice, and access on a wooded or sloped lot. A repair-and-refinish is a modest job; a full re-side is a bigger one — a walkthrough is how we tell the difference honestly.

FAQ

Can my T1-11 be repaired, or does it all need to come off? It depends on the damage. Localized damage with mostly sound panels can often be repaired and refinished. But a pattern of swelling and delamination across an elevation usually means water has been getting behind the wall, and that's a full tear-off so we can inspect the barrier and flashing underneath.

Should I replace T1-11 with T1-11 again, or switch materials? Either is valid. If you want to keep the rustic grooved look and the wall behind is sound, we can re-side in fresh T1-11. Many owners instead upgrade to fiber cement or engineered wood for far better snow and fire performance — we lay both options out.

Is T1-11 a problem in the fire zone? It's a combustible wood-based panel, and Pollock Pines is in a designated fire-hazard area. Whether that affects your project depends on your parcel's designation and scope, which we confirm with El Dorado County. A T1-11 replacement is a common moment to upgrade to noncombustible fiber cement.

Why is my T1-11 rotting at the bottom? That's the snowmelt signature — snow piles against the base, the panel wicks up moisture, and the plies swell and delaminate, accelerated by freeze-thaw. A failing finish speeds it up. It's the most common T1-11 failure we see up here.
