T1-11 is the grooved, vertical panel siding that went up on a great many foothill homes, sheds, and outbuildings from the 1970s onward — inexpensive, fast to install, and easy to like when it was new. It is plywood or OSB with a rough-sawn face and evenly spaced grooves, and if you own a Rancho Calaveras home from that subdivision era, there is a real chance it is wearing T1-11 right now. Bay Area Siding Company, a Larkspur-based siding and window contractor, works on T1-11 across the Valley Springs area — repairing it where it makes sense, and more often replacing failing panels with something built to last longer in the foothills.

Why so many foothill homes have it

When a lot of Rancho Calaveras was being built out through the 1970s, 80s, and 90s, T1-11 was the budget-friendly, rustic-looking way to clad a house or a barn. It suited the informal, wooded character of the area, it went up quickly on the larger lots out here, and it took stain or paint readily. Decades on, those same panels are now well into or past their service life — which is why this page is mostly about what to do with aging T1-11, not why to install it new.

Where T1-11 fails, and what to watch for

T1-11 lives or dies by its finish. Because it is a wood-based panel, it has to stay sealed — paint or stain intact, edges and grooves protected — or water gets in and the panel swells, delaminates, and rots from the bottom and the seams. On a foothill home that bakes all summer and then takes on wet winters, an unmaintained panel ages fast. The signs it is done:

  • Swelling, soft spots, or delaminating layers, especially low on the wall and at panel bottoms
  • Splitting or checking along the grooves where water and UV have worked in
  • Paint that will not hold — peeling or chalking a year or two after a repaint
  • Daylight, drafts, or staining at the seams and around windows
  • Panels that give when you press them, or trim soft enough to take a screwdriver

A single damaged panel on an otherwise sound wall can sometimes be replaced in kind. But when several of these show up together, patching just resets the clock, and a re-side is the honest move.

The usual decision: replace with something tougher

Most T1-11 conversations in Rancho Calaveras end at the same fork — re-install T1-11 for a rustic look, or upgrade to a material that survives foothill exposure with less babysitting.

  • Upgrade to fiber cement. The common move. Fiber cement is noncombustible and dimensionally stable through heat and UV, and it ends the swell-and-reseal cycle T1-11 lives on. On a parcel bordering open oak woodland, it is also the fire-conscious choice.
  • Upgrade to LP SmartSide. Engineered wood that keeps a warm wood look and vertical-panel option while resisting the rot that ends T1-11 early. Still needs periodic paint, but far more forgiving than old plywood siding.
  • Re-install T1-11. Where the rustic, cabin-like look is the whole point and the budget is tight, we can re-side in fresh T1-11 — with the understanding that it will need diligent sealing and repainting to reach its full life.

Fire is worth naming here. Where a parcel carries a fire-hazard designation and the state's fire-area building provisions apply, combustible panel siding may not be the right answer, and noncombustible fiber cement is. Whether those provisions govern your address depends on the parcel's designation and the scope of work, which we confirm with the Calaveras County Building Division rather than assume.

What tear-off reveals

Old T1-11 is often the first place water found its way in, so pulling it off tells us a lot. Tear-off brings the wall to the sheathing and substrate, where we inspect and renew the water-resistive barrier and flashing before new siding goes up. On T1-11 homes of this era we frequently find a WRB that was thin, torn, or never lapped right behind panels that had been leaking quietly for years. If the sheathing itself has rotted through, that gets addressed as a larger, separate scope we flag before proceeding — but ordinary re-siding stops at the sheathing, not the framing. Because the community is unincorporated, the permit and inspections run through the Calaveras County Building Division in San Andreas, and we handle the submittal.

What drives the cost

Whether you are replacing a few panels or re-siding the whole house, the drivers are the extent of the damage, the replacement material you choose (re-install T1-11, or upgrade to fiber cement or engineered wood), how much concealed rot or WRB repair the tear-off uncovers, the number of elevations, and access on a larger foothill lot. Spot repairs are cheaper today; a full upgrade costs more upfront but ends the recurring failure.

FAQ

Can you just replace the rotted T1-11 panels and leave the rest? Sometimes — a single damaged panel on an otherwise sound, well-sealed wall can be replaced in kind. When swelling, delamination, and finish failure are widespread, spot repair only delays a re-side, and we will tell you so.

What should I replace old T1-11 with? Most owners upgrade to fiber cement (noncombustible, low-maintenance) or LP SmartSide engineered wood (warm wood look, more forgiving than plywood). We can also re-install T1-11 where the rustic look matters and the budget is tight.

Is T1-11 a problem on a parcel near open woodland? It is combustible, so where fire-area building rules apply, it may not be the right material — noncombustible fiber cement is. Whether those rules apply depends on your parcel's designation and scope, which we confirm with Calaveras County.

Why does my T1-11 keep failing even though I repaint it? Usually because water is already getting behind the panels through unsealed edges, grooves, or failed flashing, so paint never gets ahead of the damage. Tear-off lets us fix the water side of the wall, which paint alone cannot.
