T1-11 is the grooved, vertical panel siding found on many mid-century homes, older tract houses, additions, garages, and sheds. It went up quickly, looked rustic, and cost less than lap siding. Decades later, the panels that were never kept sealed tend to fail in the same ways. The bottom edges swell, the face plies peel away, paint stops sticking in the grooves, and soft spots appear near the ground and under windows.

What T1-11 actually is, and why it fails

T1-11 is a plywood or OSB panel, usually 4 feet wide, with vertical grooves cut into the face. The grooves are commonly spaced 4 or 8 inches apart. It is not a separate cladding layered over a wall like lap siding. On many homes it was nailed straight to the framing and does two jobs at once: it is the siding, and it is also the sheathing.

That design explains most of its problems:

  • Exposed end grain. The bottom edges and horizontal joints absorb water readily. If they weren't sealed and flashed, they swell, flare, and delaminate first.
  • Grooves that hold moisture and lose paint. Finish in the grooves wears through sooner than on the flat face. Bare wood fibers then take on water.
  • Dependence on its finish. Wood-based panels are protected mainly by paint or stain. Once the coating fails, deterioration speeds up.

In Walnut Creek, the finish is under steady pressure. This is a hot inland valley with long, sunny summers. Prolonged UV exposure chalks and breaks down paint, especially on south- and west-facing walls. Once the coating is compromised, winter rains get into the unprotected wood. That cycle of sun wearing down the finish, then moisture getting in, is how T1-11 that looked fine a few years ago turns soft at the base.

Repair, re-install, or replace with a different material?

There isn't one right answer. Here is how we think it through with Walnut Creek homeowners.

Spot repair

Sometimes the damage is limited, such as a few swollen panels behind a downspout or along a planter bed. In that case, replacing just those panels can be reasonable. We match the groove spacing and panel thickness as closely as we can, add flashing at the new joints, and prime the cut edges before paint. The catch is that new panels next to old, weathered ones rarely match perfectly until the whole wall is repainted. If the neighboring panels are close to failing too, a patch only postpones the bigger job.

Re-installing T1-11

Some homes and outbuildings really suit the rustic vertical-groove look, and T1-11 is still a budget-friendly way to get it. If you want to keep it, installation details decide how long it lasts:

  • Z-flashing at horizontal panel joints
  • Proper clearance at the bottom edge
  • A water-resistive barrier behind the panels
  • Sealed edges
  • A good paint or stain system, kept up over time

Plan for regular repainting, particularly on sunny exposures.

Replacing T1-11 with a lower-maintenance material

This is what most of our T1-11 conversations end up being about. Walnut Creek homeowners often want to stop the repaint-and-repair cycle. Good alternatives include:

  • Fiber cement
    • It is noncombustible and resists rot and pests, and it holds paint well in strong sun.

  • LP SmartSide engineered wood
    • It has a real wood texture and is lighter and more impact-resistant than fiber cement.

  • Wood siding
    • Cedar or redwood board-and-batten is a natural, premium upgrade.
    • It needs the most upkeep of the group, and it is combustible.

The part most T1-11 bids gloss over: what's behind the panels

Because T1-11 often served as the wall sheathing, removing it can mean more than swapping one cladding for another. We check which of two situations you have.

If your panels are over separate sheathing, removing them exposes that sheathing and whatever water-resistive barrier and flashing are there. We inspect the substrate, repair damaged areas, install a new WRB and flashing at windows, doors, and penetrations, and then hang the new siding. This works like a standard re-side.

If the T1-11 was installed directly on the framing, taking it off leaves the wall with no sheathing. New structural sheathing usually has to go on before the WRB and new siding. Those panels may also have been providing the wall's bracing. The replacement plan has to account for that, and we confirm the details as part of the permit.

We figure out which you have during the consultation, often by looking at an edge, a penetration, or an outbuilding wall. That way the bid reflects the real scope rather than a surprise change order halfway through.

Permits and fire-zone considerations in Walnut Creek

The City of Walnut Creek requires a building permit when existing siding is removed and new siding is installed. We handle the application. If new sheathing is part of the job, that gets addressed in the permit scope as well.

Fire exposure depends on where the house sits. Some homes toward the Diablo foothills and other eastern hillside areas fall within state-designated Fire Hazard Severity Zones or the wildland-urban interface. California Building Code Chapter 7A can then set ignition-resistant requirements for exterior wall coverings.

Standard plywood T1-11 is a combustible wood product. Whether re-installing it, or using any particular replacement, is allowed on your parcel depends on your mapped zone and the scope of work. We confirm that with the City before we specify materials. For many hillside homes, that step is what points the project toward noncombustible fiber cement. For most valley homes, the deciding factors are heat and UV durability and how much maintenance you're willing to do.

How the job typically runs

  1. Walkthrough. We look at the panel condition, what's behind the panels, drainage, and exposure.
  2. Recommendation and bid. You get a recommendation to repair, re-install, or convert, and a written bid.
  3. Permit and material order. We pull the permit and order materials.
  4. Removal and repair. We remove the old siding, then repair or add sheathing as needed.
  5. Weather protection and install. We install the WRB and flashing, then the new siding.
  6. Finish and walkthrough. We finish the trim, caulk and paint (or use a factory-finished product), clean up, and do a final walkthrough with you.

What drives the cost

  • Whether the T1-11 sits over existing sheathing or new sheathing is needed
  • How much hidden damage turns up once the walls are open
  • The material and finish you choose
  • The amount of trim, corner, and window detailing

FAQ

Can I just paint my old T1-11? If the panels are still solid, paint and caulk can extend their life. Paint won't fix panels that are already swollen, delaminating, or soft. Those need to be replaced.

My house is near the foothills. Can I put T1-11 back on? It depends on your parcel's fire hazard mapping and your project scope.
