T1-11 is the grooved, vertical plywood panel siding found on many Saratoga homes built in the 1960s and '70s. You'll see it on ranch houses, on mid-century builds, on garages and outbuildings, and on some wooded hillside lots where a rustic look suited the setting. After decades, much of that original paneling has reached the end of its service life. The bottom edges swell, the face plies peel, and each repaint lasts a shorter time than the one before.

Why T1-11 fails

T1-11 is plywood or OSB with grooves cut into the face. That design gives it character and keeps it inexpensive, but it also creates some weak points:

  • Exposed panel edges. The bottom edge of each sheet is end grain. If it sits close to soil, mulch, or a patio, or if it was never sealed, it absorbs water and swells.
  • Grooves that hold water. Paint thins out in the grooves, and water collects there.
  • Horizontal joints. Where one panel stacks on another, the joint needs Z-flashing. Older installs often have none, or the flashing has rusted through.
  • Paint dependence. The panel is only as protected as its coating. When the paint goes, the wood starts to deteriorate.

On a large Saratoga house with several sun-exposed elevations, these problems rarely appear in just one spot. The sunny side usually shows paint failure first, and the shaded or sprinkler-hit sides often show swelling at the base.

Signs your T1-11 is past saving:

  • Face plies lifting or peeling away in sheets
  • Soft, crumbly, or flared bottom edges along the foundation line
  • Panels that flex when you press on them
  • Paint that fails within a season or two of a fresh coat
  • Staining or a musty smell on the inside of an exterior wall

One swollen panel near a hose bib can be replaced on its own. When the damage covers several walls, patching turns into a cycle of repeat repairs.

The detail that changes the scope

Here is the important technical point about T1-11, and it's one a quick quote can overlook.

On many homes, T1-11 is both the siding and the sheathing. Builders often nailed the panels directly to the framing, with no separate sheathing layer behind them. This is called single-wall construction. On other homes the panels were installed over sheathing like conventional siding. You can't always tell from the outside.

That difference matters for your project:

  • If there's sheathing behind the T1-11, it's an ordinary re-side. We remove the panels down to the sheathing or substrate, inspect the water-resistive barrier (WRB) and flashing, repair what needs it, and install the new cladding.
  • If the T1-11 is single-wall, removing it exposes the framing, because the panel was the wall's outer layer. In that case, new structural sheathing goes on first, then a proper WRB and flashing, then the new siding. The panels may also have been contributing to the wall's bracing, so we confirm the sheathing approach with the Building Division.

We check this during the walkthrough and early in tear-off, so your bid reflects the house you actually have.

What to replace it with

This is where most Saratoga T1-11 conversations end up. Here are the realistic options:

  • Fiber cement. It's noncombustible, resistant to rot and pests, and holds paint well. It comes in vertical board-and-batten and panel profiles that can echo the T1-11 look without its weaknesses. For hillside parcels this is often the leading option (see the fire section below). Our Saratoga James Hardie page covers that brand specifically.
  • LP SmartSide. This is engineered wood with a real wood texture, including grooved panel styles. It's lighter than fiber cement and easy to work with. Many homeowners choose it when they like the warmth of T1-11 but want better moisture treatment. It still needs periodic painting.
  • Wood. Cedar or redwood board-and-batten gives a more upscale natural look. It carries the most upkeep and is combustible.
  • Vinyl. A lower-maintenance choice for some valley-floor homes. It's less common on Saratoga's custom and wooded properties.

New T1-11 is still a valid choice for a detached studio or outbuilding, or for a house where that exact look matters and the parcel allows it. If we install it, we seal all edges, keep a gap above grade, add Z-flashing at horizontal joints, and install a WRB behind it. We'll also be upfront that it will need regular painting.

The foothill fire question

Saratoga's western neighborhoods climb into the Santa Cruz Mountains foothills. Cal Fire's updated Local Responsibility Area Fire Hazard Severity Zone maps, released in February 2025, place much of that hillside terrain, including areas along the roads toward Bohlman, Pierce, and Mount Eden, in High or Very High zones.

On a designated parcel, California Building Code Chapter 7A governs specific exterior-wall assemblies and openings. It generally steers them toward noncombustible or ignition-resistant materials. Standard untreated plywood paneling doesn't fit comfortably in that framework. That's one reason replacing T1-11 comes up so often on foothill homes, and why fiber cement tends to lead those conversations.

Whether Chapter 7A applies to your walls depends on your parcel's mapped zone and the scope of the work. It is not an automatic whole-house rule. We confirm the details with the City of Saratoga before recommending materials. If you're on the valley floor, this section may not apply to you at all.

Permits and how the job runs

Siding work in Saratoga goes through the City of Saratoga Community Development Department / Building Division, which issues permits and performs inspections. We handle the paperwork.

The job typically runs like this:

  1. Walkthrough and scope
  2. Permit
  3. Tear-off and inspection of the substrate, WRB, and flashing, plus the single-wall check
  4. Any sheathing or rot repair
  5. Install to the manufacturer's specification, then trim and paint
  6. Final inspection and walkthrough

What drives the cost

We don't post prices, because T1-11 jobs vary more than most. The main factors are:

  • Whether the wall is single-wall (new sheathing adds scope)
  • How much rot has reached the framing or sills
  • The replacement material you choose
  • Wall area and trim complexity
  • Fire-zone material requirements
  • Hillside access
  • Whether windows are included in the project

FAQs

Can I just repaint my T1-11? Yes, if the panels are still solid. Sound panels with only surface paint failure can be scraped, have their edges sealed, and be repainted. Once plies are delaminating or edges have swollen, paint won't reverse the damage.

Can new siding go right over the old T1-11? We generally advise against it. Covering the panels hides the condition of the WRB and flashing, and if the T1-11 is single-wall, you'd be fastening new cladding to a deteriorating structural layer. Removing it first is how we confirm the wall is sound.

My Saratoga home is up in the hills. Can I put T1-11 back? It depends on your parcel's fire-hazard designation and the scope of work. On designated parcels, Chapter 7A usually steers exterior walls toward noncombustible or ignition-resistant materials, which makes standard plywood panel siding difficult to justify. We confirm the specifics with the City of Saratoga before you commit to a material.
