If your Cupertino home has vertical grooved wood panels — the classic rustic plywood look — you have T1-11 siding, and there's a good chance you're reading this because it's showing its age. T1-11 was everywhere on mid-century and older-tract construction, and it's still a valid budget-and-rustic choice on the right project. But it's also a material that fails predictably when it isn't maintained, and a large share of the T1-11 work we do in Cupertino is replacing panels that have swelled, delaminated, or rotted. This page covers both paths: keeping a T1-11 look where it makes sense, and upgrading to something lower-maintenance where it doesn't.

Not sure which way to go? Call (415) 619-5167 or request a bid and we'll assess the panels.

What T1-11 is, and why it fails

T1-11 is grooved panel siding made from plywood or OSB, installed vertically for that familiar board-look texture. Its appeal was always cost and a rustic, utilitarian character — it's common on mid-century homes, older tract houses, sheds, and outbuildings around the valley. Its weakness is water. T1-11 is a wood panel, and it only survives if it stays sealed and painted. Once the coating fails, moisture gets into the plywood or OSB and the panel swells at the edges and grooves, delaminates in layers, and eventually rots. On the sunny, dry-summer/wet-winter cycle Cupertino sees, an unmaintained panel can deteriorate faster than owners expect — the summer sun degrades the paint, and the winter rain does the damage.

Signs your T1-11 is done

Walk the walls and look for:

  • Grooves and edges that are swollen, spongy, or crumbling
  • Layers separating or peeling apart (delamination)
  • Paint that won't hold — blistering or flaking within a season or two of a fresh coat
  • Dark staining, soft spots, or fungal growth near the base of panels and around penetrations
  • Panels pulling away from fasteners

Isolated damage on one or two panels can sometimes be a repair. Widespread swelling, delamination, or rot usually means the siding has failed as a system and it's time to re-side.

Your two real options

Option one: replace failing T1-11 with a lower-maintenance material. This is the most common decision. Rather than reinstall a panel that will need the same vigilant painting to survive, many Cupertino homeowners upgrade to fiber cement or LP SmartSide engineered wood. Fiber cement is noncombustible and holds a factory finish for years; SmartSide keeps a warm wood texture with far more moisture resistance than raw plywood. Both dramatically reduce the maintenance burden T1-11 carries.

Option two: re-install T1-11 where the rustic look is the point. On a cabin-style home, an outbuilding, an ADU, or a property where the plywood-panel aesthetic is genuinely wanted — and where the budget is the priority — new T1-11 is a legitimate choice. The key is doing it right: proper flashing at panel joints and the top edge, correct Z-flashing between horizontal courses, sealed edges, and a committed paint-maintenance plan. Installed and maintained well, it does its job.

We'll give you a straight read on which path your home and budget point toward.

What's behind the panels

When we pull failing T1-11, we expose the sheathing or substrate and the water-resistive barrier and flashing behind it — not the framing (on many homes T1-11 was itself both siding and sheathing, so what's behind it is the WRB and the studs' exterior face with any building paper). Where water has been getting in for years, this is where we find the damage: degraded WRB, failed flashing at windows and wall bases, and sometimes localized rot in the substrate or framing that the panels were hiding. We correct what we find and detail the WRB and flashing properly before new cladding goes on. Anything beyond localized repair — compromised framing — is a larger scope we'd identify and price separately.

The foothill fire consideration

T1-11 is wood, and wood is combustible. Along Cupertino's western edge, where the land rises toward the Santa Cruz Mountains, CAL FIRE's 2025 maps expanded the areas designated moderate, high, and very high fire hazard. If your parcel carries a fire-hazard designation, reinstalling combustible plywood panels may not be appropriate, and the noncombustible route — fiber cement — becomes the sensible upgrade. Whether that applies depends on your specific parcel, which we verify against the City's fire-hazard lookup before we recommend a material. On the flat valley floor it isn't a factor.

Permitting

Re-siding is permitted work in Cupertino. The City offers an instant online permit for residential siding replacement, excluding historic properties, HOA homes, and Eichlers, which run through a standard application. We handle the permit either way. If the work isn't exempt, a permit is required.

What it costs to address T1-11

Replacing failing T1-11 with new T1-11 is generally the lowest-cost path; upgrading to engineered wood or fiber cement costs more upfront but eliminates the repaint-or-rot cycle. Either way the figure depends on wall area and stories, how much substrate or framing repair the failed panels were hiding, whether trim and flashing need rebuilding, and access. We quote after we've seen the panels.

FAQ

Should I repair or replace my T1-11 siding? A panel or two with isolated damage can sometimes be repaired. But T1-11 fails as a system once water gets in — widespread swelling, delamination, or rot means replacement. We assess whether you're past the repair point and lay out the options.

Is it worth reinstalling T1-11, or should I upgrade? It depends on your goals. If you want the rustic plywood look and lowest cost — on a cabin, ADU, or outbuilding — new T1-11 installed and flashed properly works. If you'd rather stop the paint-or-rot cycle, upgrading to fiber cement or LP SmartSide is usually the better long-term value. On a fire-hazard foothill parcel, fiber cement is often the right call.

Why does my Cupertino T1-11 keep failing after I repaint? Because paint alone can't save a panel that's already taking on water through failed edges, grooves, or flashing. Once the plywood or OSB has swelled or delaminated, repainting only hides it. The fix is addressing the flashing and WRB and replacing the compromised panels — not another coat.

Do you handle the permit for a T1-11 re-side? Yes. Many residential re-sides qualify for Cupertino's instant online siding permit; historic, HOA, and Eichler homes go through a standard application. We manage it.
