T1-11 is the grooved wood-panel siding on a lot of Napa's mid-century homes, older tracts, sheds, and workshops. It's a 4x8 plywood or OSB panel with vertical grooves that gives that recognizable vertical, rustic board-and-batten-ish look. If you've got it, you're probably here for one of two reasons: it's failing and you want to know whether to fix it or replace it, or you like the look and want it done right on a home or outbuilding. We handle both — and we'll give you a straight answer about which makes sense.

What T1-11 is good at — and its Achilles' heel

T1-11's virtues are real: it's inexpensive, it goes up fast as a panel product, and it delivers a specific rustic, vertical-grooved look that suits certain Napa properties — barns, ADUs, workshops, cabins, and mid-century homes designed around it.

Its weakness is equally real, and Napa's climate presses on it. T1-11 is a wood-based panel, and it lives or dies by its finish. As long as it's kept properly sealed and painted, it holds up. The moment the finish fails — and hot, high-UV valley summers followed by wet winters are hard on paint — water gets into the plywood plies or the OSB core. Then you see the classic failures: swelling and delamination along the bottom edges, soft spots, dark staining, separating grooves, and rot where panels meet trim or the ground. Because it's often installed close to grade on older properties, the bottom foot of a T1-11 wall is frequently the first to go.

Repair, replace, or upgrade?

Here's how we think about it on a Napa property:

Repair / re-seal makes sense when the panels are fundamentally sound — the damage is localized, the plies aren't delaminating across large areas, and the goal is to buy years by replacing a few bad panels and getting the whole wall properly caulked, primed, and repainted. On a shed or a budget rental, this is often the right, economical move.

Full replacement is the call when the delamination and rot are widespread, the sheathing behind may be compromised, or you simply don't want to keep signing up for the paint-and-pray cycle. At that point the question becomes what to replace it with.

Upgrade is what many Napa homeowners choose once they're already tearing off failing T1-11. The two natural destinations are fiber cement — noncombustible, dimensionally stable, and far more durable under valley heat and sun — and LP SmartSide engineered wood, which keeps a warm, real-wood look with much better moisture and pest resistance than old T1-11. If you specifically want to keep the vertical-groove look, both fiber cement and engineered wood offer vertical panel profiles that reproduce it with a fraction of the maintenance. And if you love the material and want it back — on a rustic cabin or outbuilding — we can re-install T1-11 properly, correctly flashed and sealed so it lasts.

The fire-zone consideration

T1-11 is wood-based and combustible. If your Napa property is on a hillside or wildland-edge parcel that may fall within a mapped Fire Hazard Severity Zone or WUI area, that's a genuine reason to consider moving to noncombustible fiber cement rather than reinstalling T1-11. California Building Code Chapter 7A governs exterior walls in those areas; it's performance-based, and whether it applies depends on your specific parcel and the scope of work. We confirm with the City or County before speccing. On the valley floor, where fire exposure is lower, reinstalling or repairing T1-11 is a more straightforward option. (We don't give insurance advice — check coverage with your carrier.)

What to expect on the job

For a replacement, the sequence is the same disciplined process we use for any re-side: assessment and measurement, material selection, permitting where required, then removal of the failed panels. With them off, we inspect the sheathing — old T1-11 sometimes is both the siding and the structural sheathing, so we confirm what's behind it — repair or renew as needed, install or correct the water-resistive barrier, and flash the openings before the new cladding goes up to specification. For a repair, we replace bad panels, re-flash vulnerable joints, and get the surface properly primed and sealed. Either way we finish and walk the job with you. A full re-side in Napa generally requires a building permit, which we handle; small like-for-like panel repairs may not — we'll tell you which bucket your project is in.

What drives the cost

For repairs, it's how many panels are bad and how much rot is behind them. For replacement, it's home size, the material you upgrade to, sheathing condition found at tear-off, trim and flashing detail, and any fire-zone requirements. Upgrading to fiber cement or engineered wood costs more than re-installing T1-11 but changes the maintenance math for good. We quote after seeing the walls.

Frequently asked questions

Should I repair my T1-11 or replace it? If the panels are sound and the damage is localized, repair and re-seal can buy years economically. If delamination and rot are widespread, replacement — usually an upgrade to fiber cement or engineered wood — is the better long-term value. We assess and tell you honestly.

Can I keep the vertical-groove look if I replace T1-11? Yes. Both fiber cement and LP SmartSide offer vertical panel profiles that reproduce the T1-11 look with far less maintenance. We can also reinstall genuine T1-11 where a rustic look is wanted and fire rules allow.

Is T1-11 a problem in a Napa fire zone? It's combustible, so on a parcel in a mapped Fire Hazard Severity Zone or WUI area it may be worth moving to noncombustible fiber cement. Whether Chapter 7A applies is parcel-specific, and we confirm with the AHJ before speccing.

Why does T1-11 keep failing on my Napa home? Almost always a finish problem. Once paint or sealant fails, Napa's heat-then-wet cycle drives water into the panel and it swells, delaminates, and rots — especially near the bottom edge. Keeping it sealed is the whole game; when that's no longer worth it, people upgrade.
