If you own a mid-century Rodeo house, a backyard shop, or a home in one of the older tract pockets, there's a good chance T1-11 is on it — the grooved plywood or OSB panel siding that went up on a lot of postwar Bay Area homes because it was fast, cheap, and gave a clean vertical look. Decades of salt air and bay damp are hard on it, though, and most of the T1-11 calls we get in Rodeo are one of two conversations: replace panels that have started to fail, or install fresh T1-11 where an owner genuinely wants the rustic look. Bay Area Siding Company handles both, and we'll give you a straight read on which your house needs.

Not sure if yours is failing or just weathered? Call (415) 619-5167 or request a bid.

What T1-11 is, and how it fails

T1-11 is a sheet product — plywood or oriented strand board (OSB) milled with vertical grooves to imitate board-and-batten. It's installed as large panels, which is why it goes up quickly and reads as a continuous vertical face. Its whole vulnerability is moisture: the material has to stay sealed and painted, because once water gets into the plies or the strand core through unpainted edges, groove bottoms, fastener holes, or a failed top edge, it swells, delaminates, and rots. In Rodeo's salty, humid bay air, that clock runs faster than it does inland.

The signs the panels have reached the end:

  • Delaminating plies or a fuzzy, swelling OSB surface, especially along bottom edges
  • Soft spots you can press into, or groove bottoms that have opened up
  • Dark staining, rot, or a musty smell at the base of panels and around openings
  • Paint that won't hold no matter how often it's redone
  • Panels pulling at the fasteners or gapping at the seams

Weathered-but-sound T1-11 can sometimes be re-sealed and repainted; delaminated or rotted panels can't be saved and need replacement.

The common Rodeo move: replace T1-11 with something more durable

For a lot of owners, failing T1-11 is the moment to step up to a cladding that handles bay exposure with less babysitting. The two usual upgrades:

  • Fiber cement — noncombustible, rot- and pest-proof, dimensionally stable, and long-lived; the go-to when an owner is done with the T1-11 maintenance cycle. See the Rodeo James Hardie page for the most common line.
  • LP SmartSide — engineered wood that keeps a warm, woody panel look while resisting the rot and swelling that took out the original; lighter and more forgiving than fiber cement.

Either one can be run as panels or lap depending on the look you want, and both dramatically extend the maintenance interval over T1-11.

When re-installing T1-11 makes sense

Sometimes the panel look is exactly what the owner wants — on a cabin-style house, a detached studio or shop, an ADU, or a home where the rustic vertical grain is part of the character. In those cases we'll install new T1-11 done properly: correct panel gapping, sealed edges and groove bottoms, proper Z-flashing at horizontal joints, and a real paint or stain schedule so it lasts. Installed and maintained right, T1-11 is a legitimate budget choice; it just can't be treated as install-and-forget in this climate.

The wall behind the panels

Whichever direction you go, we remove the old T1-11 to expose the sheathing or substrate, the water-resistive barrier, and the flashing at openings and joints. On a house where T1-11 has been failing, water has often been getting past it for a while, so the WRB and flashing frequently need renewal — and on some older builds the T1-11 was doing double duty as sheathing, which we sort out at tear-off. We build the wall back sound before the new cladding goes on. We confirm what's behind the panels when they come off, not before.

Permits: the County, not a city

Rodeo is unincorporated, so building permits are issued by Contra Costa County's Department of Conservation and Development (Building Inspection). Re-siding — including replacing T1-11 — is an alteration under the county building ordinance and isn't exempt, so we pull the permit and handle inspections as part of the work.

What drives the cost

Whether you're replacing a few failed panels or re-cladding the whole house drives most of it, along with the material you choose (staying in T1-11 is cheaper than upgrading to fiber cement or engineered wood), how much substrate and WRB repair the tear-off reveals, the trim and flashing detail, and lot access. We measure and give you a real number.

Rodeo T1-11 FAQs

Can my T1-11 be repaired, or does it need replacing? If it's weathered but still solid, re-sealing and repainting can buy time. If panels are delaminating, soft, swelling at the edges, or rotted, they're past repair and should be replaced. We'll tell you honestly which yours is.

Should I replace T1-11 with the same thing or upgrade? It depends on your goals. If you want the rustic look and lowest cost, new T1-11 installed correctly works. If you're tired of the maintenance, fiber cement or LP SmartSide will hold up far better in Rodeo's bay air. Both are common upgrades from failing T1-11.

Do I need a permit to replace T1-11 in Rodeo? Yes. Rodeo is unincorporated, so permitting runs through Contra Costa County's Department of Conservation and Development (Building Inspection). Re-siding is a permitted alteration and we handle it.

Why does T1-11 fail faster near the bay? It's a sheet wood product that depends entirely on staying sealed. Salt air and humidity attack the finish and the exposed edges and groove bottoms, letting moisture into the plies or strand core sooner than in a dry inland climate.
