If your Fremont home has vertical grooved plywood panels on it, that's T1-11 — the panel siding that went up on a huge share of the valley's mid-century tracts, garages, and outbuildings. It's inexpensive, it goes on fast, and it gives a home that recognizable rustic vertical line. It also has one non-negotiable rule: it has to stay sealed and painted, or it swells, delaminates, and rots from the bottom edge up. Bay Area Siding Company works with T1-11 across Fremont — keeping it going where it makes sense, and replacing it where it's past saving. This page lays out both paths honestly.

What T1-11 actually is

T1-11 is a grooved panel siding, made in plywood and OSB versions, installed vertically with the grooves spaced to mimic board-and-batten. On Fremont's postwar and Eichler-era homes it's common as both the original cladding and as later garage and addition siding. Its appeal was always cost and speed; its weakness is that it's an exposed wood panel, and wood panels live and die by their finish.

Reading the condition

Whether your T1-11 can be maintained or needs to go usually comes down to a few checks:

  • Swelling or soft edges, especially along the bottom of panels and around openings — the first sign moisture has gotten in.
  • Delamination — the face plies peeling or bubbling away from the panel, which paint can't fix.
  • Punky, spongy spots a screwdriver sinks into, or dark staining that signals rot behind the finish.
  • Failing grooves and open joints where the seal has broken and water is tracking in.
  • A finish that won't hold — chalking, peeling, or bare gray wood showing through.

Isolated, early problems on otherwise sound panels can often be repaired, re-caulked, and repainted. Widespread swelling, delamination, or rot means the panels are done, and it's time to talk replacement.

Replace with what?

When T1-11 has aged out, most Fremont homeowners don't put new T1-11 back up — they upgrade to a material that holds a finish longer and fails less. The two usual moves:

  • Engineered wood (LP SmartSide) — keeps a real wood look and even a vertical board-and-batten profile, but with a treated substrate that resists rot and impact far better than plywood. This is the single most common T1-11 upgrade.
  • Fiber cement — noncombustible and dimensionally stable, the right move where durability or fire exposure is the priority, especially on the eastern foothill parcels near Mission Peak and Mission San Jose.

There's also a legitimate case for re-installing new T1-11 or a modern panel: a detached garage, a shed, an ADU, or a home where the rustic vertical look is the whole point and the budget is tight. We'll install it properly — sealed edges, correct clearances, flashing at the joints — so it lasts as long as the material allows.

If your lot is up in the foothills, material isn't just style. Homes on those slopes fall in Fremont's designated fire hazard severity zones, and the city's adopted wildland-urban interface code favors noncombustible or ignition-resistant wall coverings — which pushes a foothill T1-11 replacement toward fiber cement rather than another wood panel. Whether that applies to your parcel depends on its designation and the scope of work, and we confirm it with the City rather than assume. Why a real tear-off matters here

T1-11 is unusual because it often serves as both the siding and part of the wall's bracing. When we replace it, we take the panels off, inspect the sheathing, water-resistive barrier, and flashing behind them, and rebuild what's needed before new cladding goes up. Because T1-11 failures so often start with water at the base and around windows, that behind-the-panel inspection is exactly where the real problems show up — and where a wrap-over job would bury them.

What drives the cost

A repair-and-repaint is a modest job; a full replacement is a re-side, priced by the home's size and stories, the replacement material you choose, how much substrate repair the tear-off reveals, foothill access, and Fremont permitting.

FAQ

Can my T1-11 be repaired, or does it all need to come off? It depends on how far the damage has gone. Localized swelling or a few soft spots on otherwise sound panels can often be repaired and repainted; widespread delamination, rot, or failed grooves means replacement is the smarter spend. We'll assess it panel by panel.

What should I replace old T1-11 with? Most Fremont homeowners upgrade to LP SmartSide engineered wood (keeps the wood look, far more durable) or fiber cement (noncombustible, dimensionally stable). Re-installing T1-11 makes sense mainly on garages, sheds, or where the rustic look and budget call for it.

I'm up near Mission Peak — can I put T1-11 back? Maybe not the best choice. Foothill parcels sit in Fremont's fire hazard zones, where the interface code favors noncombustible cladding; a fiber cement replacement is usually the better fit. Whether the rule applies depends on your parcel and scope, which we verify with the City.

Do I need a permit to replace T1-11 in Fremont? Yes. Replacing panel siding is permitted work through the City of Fremont Building Division, and we handle the filing.
