T1-11 is the grooved wood-panel siding you'll find on a good number of mid-century Danville homes, sheds, and older tract houses — vertical sheets of plywood or OSB with a rough-sawn face and channel grooves that give it that recognizable ranch-and-cabin look. It was affordable and quick to install in its day, and where it's been kept sealed it can last. But T1-11 lives or dies by its paint film, and on a lot of Danville houses the panels installed decades ago are now swelling, delaminating, or checking at the grooves. Bay Area Siding Company works on T1-11 across the San Ramon Valley — repairing it, replacing it in kind where the rustic look is wanted, or upgrading to a longer-lived cladding when it's reached the end.

Not sure which way to go? Request an estimate or call (415) 619-5167.

How to tell where your T1-11 stands

T1-11's failure mode is predictable, which makes it easy to assess honestly:

  • Swelling or spongy panels, especially along the bottom edge and at the grooves, where water has gotten into the plywood or OSB core
  • Delamination — the face plies peeling or bubbling away from the panel
  • Checking and splitting across the grooved face as the wood dries and cycles
  • Paint that won't hold — blistering or peeling within a season or two, a sign the substrate is moving
  • Soft spots or rot at the base, around windows, or wherever flashing was skimped

A little of this on an otherwise sound wall can be a repair. Widespread swelling and delamination usually mean the panels are done, and patching good money into failing sheets rarely pays off.

Your three real options

1. Targeted repair. Where the failure is localized and the rest of the wall is sound and well-sealed, we can replace individual panels and re-establish the finish. This is the budget path and makes sense on outbuildings or a wall that just needs a section addressed.

2. Replace T1-11 in kind. If you specifically want the vertical grooved look — common on Danville's mid-century ranch homes and on sheds and studios where the rustic character is the point — we can re-side with new T1-11. Kept painted and sealed on schedule, it performs; going in with eyes open about the maintenance is the key.

3. Upgrade to a longer-lived cladding. The most common move on a failing T1-11 house is to replace it with something that doesn't depend so heavily on a maintained paint film — fiber cement for a low-maintenance, noncombustible result, or LP SmartSide engineered wood if you want to keep a warm wood look with far better stability. Panel and board-and-batten profiles in both can echo the vertical rhythm of the original if that's the aesthetic you're keeping.

The Danville angle

Two local realities bear on the T1-11 decision. First, the climate: Danville's hot, dry summers and wet winters are hard on a paint-dependent wood panel, so if you replace in kind, budget for staying ahead of the finish. Second, the parcel. On lots near the western hills or the Mount Diablo foothills within a Very High Fire Hazard Severity Zone or the Wildland-Urban Interface, a combustible wood panel is a weaker fit and the wall assembly may fall under Chapter 7A — a strong reason to consider the upgrade to noncombustible fiber cement rather than re-installing T1-11. Whether Chapter 7A applies to your specific parcel and scope is something we confirm with the Town, not assume.

Permitting in Danville

Replacing siding — whether in kind or as an upgrade — is permitted work. The Town of Danville's Building Division requires a building permit for residential siding replacement, and the submittal documents the existing and proposed siding type, material, and color, so a switch from T1-11 to another cladding is recorded. Scenic Hillside or Major Ridge Line parcels may draw additional Planning Division review, and WUI parcels additional Building Division review. We confirm which apply and file through the Permit Center at 500 La Gonda Way.

What we find underneath — and what it costs

Because T1-11 often does double duty as both siding and sheathing on older builds, removing it can expose framing and the water-resistive detailing in a way a lap-siding tear-off doesn't. We remove the panels, inspect the substrate and WRB, and address any moisture damage or missing flashing before new material goes on. If the panels were structural and are being replaced with a non-structural cladding, new sheathing gets added — we'll flag that scope if it applies. Cost depends on which of the three paths you take, the extent of hidden damage, square footage and stories, access, and any Planning or WUI review. We price after we've opened it up enough to know.

FAQ

Can my T1-11 be repaired, or does it all need to go? It depends on how far the failure has spread. Localized swelling on an otherwise sound, well-sealed wall can be a panel repair; widespread delamination and rot usually mean replacement. We assess honestly rather than pushing the larger job.

Should I replace T1-11 with T1-11 again? You can, and we'll do it where the rustic vertical look is the goal and the maintenance is understood. But many Danville owners upgrade to fiber cement or LP SmartSide to get away from the paint-dependent failure cycle.

Is T1-11 a problem on a foothill fire-zone lot? It's combustible, so on parcels in a fire-hazard zone or the WUI it's a weaker choice and the assembly may fall under Chapter 7A. That's a common reason to upgrade to noncombustible fiber cement; we confirm your parcel's status with the Town.

Does removing T1-11 expose the framing? Sometimes — on older homes T1-11 was often the structural sheathing, so taking it off can reveal the framing and the WRB layer. We inspect and add new sheathing where needed if you're switching to a non-structural cladding.
