If you own an older home, a cabin, or an outbuilding around Lower Lake, there's a good chance it's wearing T1-11 — the grooved plywood or OSB panel siding that went up on countless mid-century and rural properties across Lake County. Bay Area Siding Company works on T1-11 walls throughout Lower Lake and the south end of Clear Lake, whether you're keeping the look or ready to move to something that holds up better in this climate.

T1-11 is a large vertical panel — plywood or OSB with grooves milled at regular spacing to mimic board-and-batten. It was cheap, fast to hang, and gave a serviceable rustic look, which is exactly why it shows up so often on Lower Lake's older tract homes, cabins, sheds, barns, and additions. It can be a perfectly good wall — as long as it's kept sealed and painted.
That "as long as" is the catch. T1-11 is a wood-based product with an exposed face and grooves that collect water. Once the paint film breaks down under Lower Lake's long, hot, high-UV summers and wet winters, the panel starts to drink moisture, and then you see:
We'll give you the honest read at the walkthrough:
Because a re-side is often a chance to harden the home, it's worth knowing where your parcel stands. Much of the Lower Lake area sits in a high or very-high fire-hazard severity zone under Cal Fire's updated mapping, and the 2016 Clayton Fire burned into town. T1-11 is combustible, and on a parcel where California Building Code Chapter 7A requires noncombustible or tested ignition-resistant materials, replacing old T1-11 in kind may not be permittable — which pushes the conversation toward fiber cement. Whether 7A applies depends on your parcel's designation and scope, so we confirm with the County of Lake and your fire district before recommending a material. If you're not in a designated area, re-siding in T1-11 or engineered wood is on the table.
Nailing new siding over failing T1-11 buries the part of the wall that decides how long everything lasts. Taking the panels off down to the sheathing and substrate is the only way to see whether there's a sound, continuous water-resistive barrier behind them and whether windows and penetrations were flashed correctly — and with T1-11 that's often doubling as both siding and sheathing, so what's behind it deserves a real look. Covering over also traps the moisture the old panels already absorbed.
We don't post prices. On a Lower Lake T1-11 job the cost depends on whether you're repairing, replacing in kind, or upgrading; the size and layout of the structure; how much soft or rotted substrate turns up once the panels are off; the replacement material you choose; whether the parcel triggers fire-hazard detailing; and rural site access. We give you a grounded number after we measure and see the walls.
Can my T1-11 be repaired, or does it all need to go? It depends on how widespread the damage is. Isolated swelling or a couple of soft panels can often be repaired and repainted; a pattern of failure across the walls usually means replacement is the better spend. We'll tell you which after we look.
Should I replace T1-11 with the same thing or upgrade? Both are options. Many Lower Lake owners use the tear-off as the moment to move to fiber cement or engineered wood for durability and, on fire-hazard parcels, noncombustibility. If you want the rustic panel look and aren't in a restricted area, fresh T1-11 is fine.
Is T1-11 allowed on a Lower Lake fire-hazard parcel? Not necessarily. T1-11 is combustible, and where Chapter 7A requires noncombustible or ignition-resistant materials it may not qualify. We confirm your parcel's designation and scope with the County of Lake before recommending a re-side material.
Do I need a permit to replace siding in Lower Lake? Yes. Lower Lake is unincorporated, so the permit goes through the County of Lake Community Development Department, Building Division. We handle it as part of the job.
Call (415) 619-5167 or request a bid. We'll inspect the panels, tell you honestly whether to repair, replace, or upgrade, and lay out the material options for your parcel. Doing windows too? See Lower Lake window replacement, browse the project gallery, or explore our Lake County service area.
