T1-11 is the grooved plywood (or OSB) panel siding you see on a lot of older Hercules homes, sheds, and the earlier tract streets — vertical panels with a rustic, no-frills look that was cheap to hang and popular through the middle of the last century into the tract-building era. If yours is swelling, delaminating, or shedding paint, this page covers the two real paths: replacing failed T1-11 with a more durable material, or putting fresh panels back where you genuinely want that rustic look. Bay Area Siding Company handles both across Hercules and west Contra Costa. We are a Larkspur-based (Marin) siding and window contractor.

T1-11 is only as good as its seal. It is a wood-based panel, so the moment its paint or stain gives out, water gets into the grooves, the edges, and the fastener lines — and it swells, delaminates, and rots from there. On the windward side of San Pablo Bay, where Hercules homes catch a steady load of marine air and wind-driven moisture, that failure clock runs faster than it does inland. If you are seeing panels that flex under hand pressure, dark staining or soft spots, gaps opening at the seams, or paint that peels within a season or two of a fresh coat, the panels are near or past done. One bad panel can be swapped; a wall's worth of the symptoms means it is time to plan the exterior properly.
For most Hercules homeowners, failing T1-11 is the moment to move to a material that does not depend so completely on a paint film to survive. Two upgrades come up most:
Vinyl is the budget route if you want to leave painting behind entirely, and natural wood is the high-upkeep premium end. If you are weighing all of these, the siding replacement overview lays out the trade-offs.
Sometimes T1-11 is the right call — a detached studio or shed, an outbuilding, a cabin-style home, or a budget where the rustic panel look is exactly what you want. We do install new T1-11. The key to making it last is disciplined sealing: primed and painted (or stained) on all edges and faces, correct fastener spacing, and Z-flashing at horizontal panel joints so water is directed out rather than into the seam. Kept sealed on a maintenance schedule, it performs; neglected, it goes the way the last set did. We are candid about which path fits your building and budget.
Whichever path you choose, we do not recommend layering new siding over failing T1-11. We remove the panels down to the sheathing and substrate so the water-resistive barrier and the flashing at windows, doors, and penetrations can be inspected and corrected — not a strip to the framing, which is a larger scope only warranted if the sheathing itself has failed. Because failed T1-11 so often lets moisture past its grooves and seams, this is exactly where we find, and fix, concealed damage before any new barrier, flashing, and siding go on. Covering over hides the very things that shorten a wall's life.
Siding work in Hercules is permitted through the City of Hercules Building Division, which requires a permit to alter or repair a structure's exterior; painting is exempt, panel replacement is not. If your home is in one of the city's many planned communities, the HOA's architectural guidelines may weigh in on whether you can re-install T1-11 or must upgrade to another approved material — worth checking before you decide. On cost, the drivers are wall area and stories, which direction you take (re-install versus upgrade material), how much substrate repair the old panels were hiding, any HOA requirements, and access on hillside or townhome lots. We price after we measure.
Should I replace my T1-11 or just repaint it? If the panels are still sound and simply due for a coat, repainting and resealing buys time. Once they are swelling, delaminating, soft, or shedding paint quickly, paint no longer fixes the problem — that is the point to replace or upgrade.
What do most Hercules homeowners replace T1-11 with? Engineered wood like LP SmartSide (for a similar milled look with far better durability) or fiber cement (for the longest-lasting, noncombustible option). We match the upgrade to your look, budget, and exposure.
Can you just re-install new T1-11? Yes, where the rustic look is wanted — on outbuildings, cabins, or a budget project. Longevity depends on sealing all edges and faces, correct fastening, and proper Z-flashing at joints, plus keeping up the finish.
Do I need a permit to replace T1-11 in Hercules? Yes. The City of Hercules Building Division requires a permit to alter a building's exterior; only minor finish work like painting is exempt. We handle the permit and inspections.
Call (415) 619-5167 or request a bid. We serve Hercules and the wider Contra Costa area; see finished work in our project gallery, and if the project is growing, compare Hercules siding replacement and window replacement.
