T1-11 is the grooved plywood panel siding found on many Truckee cabins, A-frames, garages, and older mountain homes. It went up fast, looked right in the pines, and cost less than board siding. After enough winters at 6,000 feet, though, a lot of it is swelling at the bottom edges, peeling through its paint, and softening where snow sits against the wall. Bay Area Siding Company removes failing T1-11 and either installs new panel siding or replaces it with a more durable material. We also detail the wall so meltwater drains away from it instead of soaking into it.
Is your T1-11 flaking, swelling, or soft at the base? Request a bid or call (415) 619-5167 and we'll look at your walls and what's behind them.
T1-11 is usually made from plywood, and sometimes from OSB. It's sold in large sheets with vertical grooves cut into the face. That design works until water gets into the wood, and Truckee's climate gives water many ways in:
A panel with a failed finish but sound wood can often be repaired and repainted. When the bottom courses are swollen, the veneer is lifting, or a screwdriver sinks into the wood, repainting won't fix it.
This affects scope and cost more than any other factor, and it's specific to panel siding.
On some homes, T1-11 was installed over separate sheathing and a water-resistive barrier (WRB). On those walls, a tear-off works like any other re-side. We remove the cladding, which exposes the sheathing, the WRB, and the flashing so we can inspect and repair them.
On many older cabins and outbuildings, the T1-11 is the wall. It was nailed directly to the framing and serves as both siding and sheathing, and it may also help brace the wall. When that siding comes off, the framing is exposed, because there's no other layer behind it. Replacing it properly usually means one of two approaches:
Either way, the wall's bracing has to be maintained. We confirm what's required with the Town of Truckee's Building Division (Community Development Department) as part of the permit. We identify which kind of wall you have at the walkthrough so the bid reflects the real scope. If we find rot in framing or sheathing during tear-off, we show you and discuss it before doing any added work.
Truckee owners with failing T1-11 usually choose among three paths.
1. New T1-11 or similar grooved panel. This is the budget choice, and it keeps the rustic vertical-groove look that suits a cabin or garage. It can last if it's installed with a real WRB, flashed at every horizontal seam, held up off grade and snow-pile zones, and kept painted or stained. The trade-off is ongoing maintenance: in this climate, the finish will need regular attention.
2. Engineered wood panels. LP SmartSide makes engineered-wood panel siding with a grooved, wood-textured face. It keeps the cabin character and is built to resist moisture better than standard plywood. It's a common upgrade for owners who want the same look without the same failure pattern. It still needs periodic painting.
3. Fiber cement. Fiber cement is available as vertical panels, including board-and-batten styles, as well as lap siding. It's noncombustible, doesn't rot, and holds paint well, which matters under strong mountain UV. It's heavier and takes more labor to install. For snow country, ask about cold-climate product lines. Our Truckee James Hardie page covers that brand's options.
Some owners also consider wood board siding for a traditional cabin or historic look, or vinyl where budget is the main concern and the home suits it. Our siding replacement hub compares all the materials side by side.
Much of Truckee is in the wildland-urban interface, next to forest that Cal Fire maps as high and very high fire hazard. This matters for T1-11 because plywood panel siding is a combustible wood product. On parcels where California Building Code Chapter 7A applies, exterior wall coverings may need to be noncombustible, ignition-resistant, or part of a tested assembly. Whether it applies depends on your parcel's mapping and your project's scope, so we confirm it with the Town before you commit to a material.
In practice, this often favors fiber cement. It can also rule out a straight T1-11-for-T1-11 swap on some lots. Even where Chapter 7A doesn't apply, many owners of cabins surrounded by trees decide to move away from wood panels when they re-side.
If your building is in or near the downtown historic district around Commercial Row and Brickelltown, exterior materials, profiles, and color can fall under the Town of Truckee's historic design guidelines. Grooved plywood panels may or may not be appropriate there. We identify any design-review step early, because it affects both what you can install and how long approval takes.
We start with a walkthrough. We check the lower courses, horizontal seams, window and door openings, and deck ledgers, and we determine whether the panels double as sheathing. You receive a written scope with material options. We handle the Town of Truckee permit and any design review. During the work, we remove the old panels and repair or install sheathing as needed. Then we install the WRB and flashing, set clearances so the new cladding sits above snow and splash zones, and finish with trim and paint or factory finish.
Most exterior work is easier to schedule in the snow-free months, so it helps to start the conversation well before the season you want the work done. You can see completed exteriors in our project gallery.
We don't quote prices without seeing the house, but these factors move the number:
If your windows are also failing, replacing them during the re-side lets us flash each opening once, correctly. See our Truckee window replacement page. For the broader re-siding decision, start with siding replacement in Truckee. For nearby service coverage, visit our Tahoe–Truckee service area.
Can I just repaint my T1-11 instead of replacing it? Sometimes. If the wood is solid and the problem is a worn-out finish, cleaning, spot repairs, and a good paint or stain can buy years. If the bottom edges are swollen, the veneer is delaminating, or the wood is soft, paint will only hide the damage for a season.
Will removing T1-11 expose the framing of my Truckee cabin? It depends on how the wall was built. If the panels were installed over separate sheathing, removal exposes that sheathing, the WRB, and the flashing, not the framing. If the T1-11 was nailed directly to the framing as combined siding and sheathing, which is common on older cabins, the framing is exposed. New sheathing or a structural-rated panel is then part of the job. We determine which you have before bidding.
Can I reinstall T1-11 on a forested lot in Truckee? Possibly. It depends on whether Chapter 7A wall-covering requirements apply to your parcel and project, and on any historic-district review if you're downtown. We confirm with the Town of Truckee's Building Division before you choose a material. On many wooded lots, owners choose fiber cement instead.
Do I need a permit to replace T1-11 siding in Truckee? Re-siding generally requires a building permit from the Town of Truckee's Building Division (Community Development Department). A permit is especially likely when sheathing or wall bracing is involved. We prepare and manage the permit as part of the job.
