San Andreas T1-11 Siding

T1-11 is the grooved, vertical panel siding — plywood or OSB — that clad a huge share of mid-century homes, cabins, sheds, and older tracts across the Sierra foothills. If you own a home around San Andreas built or updated between roughly the 1960s and 1990s, there's a fair chance it's wearing T1-11 right now. Why T1-11 fails up here

T1-11's whole life depends on its finish. It's a wood-based panel, so the paint or stain is the only thing standing between it and the weather — and the San Andreas climate is unusually hard on that finish. Long, hot, high-UV summers at around 880 feet break coatings down fast; then the wet winter drives moisture into any panel that's lost its seal. The result is a predictable set of failures we see all over the foothills:

• Delamination — the plies or strands separating, especially along the bottom edges and grooves
• Swelling and soft spots where water has gotten in past a failed finish
• Splitting, checking, and crumbling at edges and fastener lines from years of heat cycling
• Chalking, peeling paint that returns no matter how often it's repainted — a sign the substrate, not the coating, is done
• Rot behind trim and at the base where panels meet the foundation or deck

One or two bad panels on an otherwise sound wall can be swapped. When the pattern is everywhere, patching is throwing good money after bad.

The two real paths

Keep and maintain (or re-install) T1-11. If the look is what you want — on a cabin, a shed, a workshop, or a rustic home where the vertical groove is part of the character — T1-11 can be re-installed and kept going, provided it's detailed correctly and stays sealed. It's the budget/rustic option, and we're glad to do it where it fits.

Upgrade to a longer-lived material. More often, a failing T1-11 wall is the moment to move to something that doesn't live or die by its finish. The common upgrades from T1-11 in San Andreas are:

• Fiber cement — noncombustible and heat-stable, the usual choice on fire-exposed foothill parcels and the biggest durability step up.
• LP SmartSide — engineered wood that keeps a warm, real-wood look with far better rot resistance than old T1-11, if you're attached to the wood aesthetic.
• Vinyl — the low-maintenance, budget option where the look and exposure fit.

The fire angle matters on this decision

Because so much T1-11 sits on rural and wooded parcels, fire is part of the conversation. San Andreas is unincorporated, so work is permitted through the Calaveras County Building Department, and on parcels with a high or very high fire-hazard designation, California Building Code Chapter 7A can govern the exterior wall covering — generally favoring noncombustible or ignition-resistant materials on the regulated assemblies. Old wood-panel T1-11 is combustible; where the code applies, re-cladding in noncombustible fiber cement is the common fire-hardening move. Chapter 7A applies by parcel and scope, not to every house, so we confirm your designation with the county before recommending a direction.

What to expect and what drives cost

When we pull failing T1-11, we remove the panels down to the sheathing so we can inspect the water-resistive barrier and flashing and correct anything that let water in — the framing behind only comes into play if the sheathing itself has failed, which we'd flag. Cost drivers are how much of the wall is failed versus sound, the replacement material you choose, how much substrate or trim repair turns up, and access on rural or sloped lots. We price it after we've seen the walls, not before.

FAQ

Can you just replace a few bad T1-11 panels? Sometimes. If the rest of the wall is genuinely sound and sealed, isolated panels can be swapped. When delamination, swelling, or chalking is showing across the wall, spot repairs won't hold and a re-clad is the honest fix. We'll tell you which situation you're in.

Should I replace T1-11 with fiber cement in a fire zone? On a high or very high fire-hazard parcel where Chapter 7A governs the regulated walls, noncombustible fiber cement is the usual answer, since T1-11 is combustible. We verify your parcel's designation with Calaveras County before recommending it.

I like the vertical groove look — can I keep it? Yes. T1-11 can be re-installed where the rustic look is the goal, and board-and-batten or panel profiles in fiber cement and engineered wood can approximate a vertical look with far more durability. We'll show you the options.
