T1-11 is grooved panel siding — plywood or OSB with vertical grooves milled into the face — that went up widely on mid-century homes, sheds, and older tracts because it was fast and cheap to install. Pleasant Hill has a lot of it: the city filled in during the two decades after the war, and panel siding was the era's default on many of those homes. The catch is that T1-11 only survives if it stays sealed and painted. Once the finish opens up — and inland sun and winter damp work on it steadily — water gets into the plies or the strand board, and the panel swells, delaminates, and rots from the edges in. By the time you can sink a screwdriver into a corner, patching is a losing game.
Most T1-11 projects here come down to one of two paths.
Replace it with something that lasts. This is the common move on a home where the panels are past saving. The strong replacements:
Re-install T1-11. Sometimes the rustic panel look is the point — a cabin-style home, a workshop, an ADU, or an owner who simply likes it. We can re-side in fresh T1-11; the condition of success is finishing it correctly and committing to keeping it sealed and painted so you do not repeat the failure.
Failing T1-11 rarely fails alone. Because it is a panel that also acts as sheathing on many homes, water that gets past it can reach the wall behind. When we pull the old panels we take the wall down to the sheathing and substrate so the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations can be inspected and corrected — and on a home where T1-11 has been wicking water for years, we frequently find aged building paper or damaged sheathing that has to be addressed before new cladding goes up. We are not stripping to the framing on a normal re-side unless the sheathing itself is compromised, but with long-failed T1-11 that is a real possibility, and we show you anything we find before we cover it. Exterior work is permitted through the City of Pleasant Hill Building Division, and we handle the permit.
Pleasant Hill's warm, dry summers and long UV exposure are exactly what dry out and crack a T1-11 finish, which is why these panels reach the end of the road here. On fire: the city is mostly flat, developed land generally outside the state Fire Hazard Severity Zones, so replacing wood-based T1-11 with another combustible material is usually fine. If your parcel is along an open-space edge and backs to wildland, tell us — we will confirm the designation, and there noncombustible fiber cement is the better call.

The variables: how much of the T1-11 is failing and whether any sheathing behind it needs repair, the replacement material you choose, square footage and stories, the amount of trim, and whether you coordinate window replacement so the flashing sequences cleanly. Replacing failed panels with fiber cement or engineered wood costs more up front than re-installing T1-11 but usually ends the repainting-and-patching cycle.
Can you just replace a few bad T1-11 panels? Sometimes, if the failure is isolated and the wall behind is sound. But once one panel is going the others on the same exposure are usually close behind, and spot repairs on old T1-11 tend to be a temporary fix. We give you a straight read after a walkthrough.
