T1-11 is the grooved plywood or OSB panel siding you'll find on a lot of Galt's mid-century homes, older tract houses, garages, and outbuildings — vertical panels with that familiar recessed-groove pattern, installed cheaply and quickly back when they went up. If yours is original, there's a good chance it's telling you it's near the end: swelling at the bottom edges, delaminating plies, soft spots, or paint that won't hold. This page is mostly about that decision — repair it, replace it in kind, or move up to something that lasts longer in the valley heat. Bay Area Siding Company handles all three across Galt.

T1-11 is a wood product, and wood products live or die by their finish and their bottom edge. The panel itself is only protected as long as the paint or stain is intact; once the coating checks or peels — which Galt's relentless summer UV accelerates — water gets into the wood, the plies swell and separate, and the panel is done. The classic failure point is the lower edge, where wicked-up moisture from winter rain and sprinkler overspray delaminates the panel from the bottom. Because so much of Galt's T1-11 is decades old and on its original finish schedule, a lot of it is at or past this stage now.
1. Spot repair. If the failure is isolated — one swollen panel, a damaged corner — we can replace individual sheets and refinish. This makes sense when most of the wall is sound and you want to buy time affordably.
2. Replace T1-11 with T1-11. Some homeowners genuinely want the rustic, vertical-groove look, or need to match a shed, cabin-style home, or an architectural intention. We can re-side in new T1-11, properly primed on all edges and installed with correct flashing at the panel joints — the detail that's usually missing on the failing original and the reason it let water in.
3. Upgrade to a longer-lived material. The most common path for a full re-side is replacing tired T1-11 with something that survives the valley climate with far less maintenance — fiber cement, which is noncombustible and holds a factory finish for years, or LP SmartSide engineered wood, which keeps a warm, wood-textured look with better rot resistance and impact toughness than plywood. Both end the swell-and-delaminate cycle that plagues T1-11.
We'll lay these out honestly against your budget and how long you plan to stay, and we won't push you off T1-11 if the rustic look is genuinely what you want.
On many older Galt homes, T1-11 was installed as a combined sheathing-and-siding panel, which means when it fails it can compromise the wall's weather protection directly. When we tear off, we inspect the substrate, the water-resistive barrier where one exists, and the flashing at openings — the framing itself stays covered unless a panel has failed badly enough that the sheathing behind or below it has to come off too. Where the WRB is absent or shot, we install a proper one before the new cladding goes on. That's the correction furring-over would hide.
Exterior work in Galt runs through the City of Galt Building Division, which administers the California Building Codes. Whether your T1-11 replacement needs a permit depends on the scope, so we confirm it with the division. Galt sits on flat valley ground rather than a high fire-hazard zone, so combustibility isn't a code driver inside the city — but if your property is a rural parcel outside city limits, wood-based panels including T1-11 deserve a fire-designation check with Sacramento County first, and fiber cement may be the smarter swap there.
We don't post prices. What moves the number: how much of the T1-11 is failing versus sound, whether you repair, replace in kind, or upgrade materials, the substrate and WRB repair found at tear-off, trim and detail work, and access. Outbuildings and single walls are quicker; a full-home re-side with a material upgrade is the larger job. Pairing with window replacement can be efficient on older homes.
Can my swollen T1-11 be repaired, or does it all need to go? If the damage is isolated and the rest is sound, we can replace individual panels and refinish. Widespread swelling, delamination, or soft spots usually mean the material has reached the end of its life and a full re-side is the better spend.
Should I replace T1-11 with the same thing or upgrade? Depends on your goal. If you want the rustic vertical-groove look, we can reinstall T1-11 with proper edge priming and joint flashing. If you want to stop the maintenance cycle, upgrading to fiber cement or engineered wood lasts far longer in Galt's heat.
Why did my T1-11 fail so fast? Almost always a finish and flashing issue — once the paint fails under valley UV, water gets into the plywood, and unflashed panel joints and unsealed bottom edges wick moisture. New T1-11 installed with those details corrected lasts much longer.
Do I need a permit to replace T1-11 in Galt? Exterior work goes through the City of Galt Building Division under the California Building Codes; whether your specific job needs a permit depends on scope, and we confirm it up front.
Call (415) 619-5167 or request a bid. We'll tell you honestly whether it's a repair, a re-install, or time to upgrade, and lay out the process. See our project gallery, the Central Valley service area, or the full Galt siding replacement overview.
