T1-11 is the grooved panel siding that a lot of mid-century foothill homes, cabins, sheds, and older tract houses wear — vertical sheets of plywood or OSB with the familiar channel grooves. It's inexpensive, it goes up fast, and it gives a simple rustic face. Bay Area Siding Company works with T1-11 in Paradise, and in this market the conversation usually runs one of two ways: keeping a rustic look on a standing home where it still makes sense, or — more often — replacing failing T1-11 with something that holds up better and answers the Ridge's fire question. This page covers both honestly.

What T1-11 is, and where it struggles

T1-11's appeal is cost and simplicity, but it comes with real limits that show up hard in a foothill climate:

  • It lives and dies by its finish. T1-11 must be kept sealed and painted. Once water gets past the finish — at the grooves, the panel edges, or the fastener heads — plywood delaminates and OSB swells and crumbles. Hot, high-UV summers and wet winters accelerate that cycle.
  • It's a panel, not a rain screen. The joints and Z-flashing between sheets are the weak points, and neglected T1-11 tends to fail from the edges and bottoms up.
  • It's combustible. As a wood-based panel, T1-11 offers no fire resistance — a genuine concern anywhere on the Ridge.

If you have standing T1-11 that's cupping, delaminating, or soft at the base, that's usually the signal it has reached the end of its service life rather than a candidate for another coat of paint.

Why replacement is the common path in Paradise

Paradise is rebuilding after the November 2018 Camp Fire — recorded publicly as the deadliest and most destructive wildfire in California's history, which destroyed the large majority of the town's structures — and reconstruction is happening under California's Wildland-Urban Interface rules. On a parcel carrying a fire-hazard designation, California Building Code Chapter 7A can require noncombustible or tested ignition-resistant exterior wall coverings, and untreated wood panel siding like standard T1-11 generally is not what satisfies that.

That's why, on most Paradise projects involving T1-11, the honest recommendation is replacement rather than repair. The usual upgrade path is:

  • Fiber cement — noncombustible, long-lived, and available in board-and-batten and panel profiles that can echo the vertical look T1-11 gives, if that's the aesthetic you're keeping. This is the common fire-hardening substitute here.
  • LP SmartSide — engineered wood panels and lap with far better durability than T1-11 and a warm wood texture, though still combustible and subject to the same code check.

Whether Chapter 7A applies to your parcel and scope depends on the mapped designation and the work involved, so we confirm the actual requirement with the Town of Paradise Building Division before speccing. Where a rustic panel look is genuinely wanted and the parcel and code allow it, we can talk through re-installing a panel product — but on a fire-designated lot we'll steer you toward the noncombustible route and say why.

How a T1-11 replacement goes

When we replace T1-11, we remove the old panels to the sheathing and substrate, inspect the condition of the sheathing itself (panel siding failures often let water reach it), correct the water-resistive barrier and flashing — especially at the horizontal joints and panel bottoms where T1-11 tends to leak — and install the new cladding to spec with proper detailing. If the sheathing has been compromised by long-term water intrusion, that repair becomes part of the scope; we'll show you what we find rather than cover it over.

What drives the cost

We price after seeing the walls, because condition dominates a T1-11 job. The drivers are how much hidden sheathing or substrate damage the old panels have allowed, the replacement material you choose (fiber cement, engineered wood, or a panel product where allowed), the home's size and stories, whether the parcel's fire status requires noncombustible cladding and ember-resistant detailing, trim and flashing work, and access. You get a grounded figure once we've assessed the actual condition.

FAQ

Should I repair or replace my T1-11 in Paradise? If the panels are delaminating, swelling, or soft, replacement is usually the better value — and on a fire-designated parcel, wood panel siding may not meet current wall-covering expectations anyway. We assess the condition and confirm your parcel's requirement with the Town before recommending.

Can you match the vertical grooved look with a fire-safe material? To a degree, yes. Fiber cement board-and-batten and panel profiles give a comparable vertical rhythm and are noncombustible, which is why they're the common upgrade from T1-11 on the Ridge.

Is T1-11 allowed on a rebuild here? It depends on the parcel. On a fire-hazard-designated parcel, standard wood panel siding generally won't satisfy Chapter 7A. We verify your parcel's status with the Town of Paradise Building Division before speccing any panel product.

Why does T1-11 fail so often in this climate? It relies entirely on its finish to keep water out, and foothill summers and wet winters break finishes down. Once water reaches the plywood or OSB at a groove, edge, or joint, the panel delaminates or swells.
