Plenty of Orinda's mid-century houses, canyon studios, and older outbuildings still wear T1-11 — the grooved plywood or OSB panel siding that gave so many post-war homes their clean vertical lines. It's an honest, inexpensive material with one non-negotiable requirement: it has to stay sealed. As long as the paint film is sound, T1-11 holds up. Once that film breaks and water finds the panel edges or the grooves, it swells, delaminates, and rots — and on Orinda's shaded, damp canyon elevations that clock runs faster. Most T1-11 calls we get here are about that exact failure. Bay Area Siding Company, a Larkspur-based siding and window contractor, handles T1-11 repair, full replacement, and upgrades to more durable cladding.

Panel siding gives clear warning. Walk your elevations and check for:
If the damage is contained to a panel or two at a splash zone and the substrate behind is dry, a targeted repair and repaint can buy real years. If the face is delaminating across elevations, or water has been getting in long enough to reach behind the panels, replacement is the honest call. We'll tell you which situation you're actually in rather than defaulting to the bigger job.
Orinda owners with aging T1-11 generally pick one of three routes:
T1-11's low upfront cost is real, but its lifetime cost is all about upkeep, and Orinda's climate isn't gentle: hot, dry, sun-heavy summers bake the south and west faces while shaded canyon walls stay damp, and either extreme punishes a paint film. Owners re-siding a main residence frequently decide to end the swelling-and-repainting cycle by moving to fiber cement or engineered wood.
There's a second reason that's specific to this town. Orinda is heavily wooded and hilly, and a large portion — north Orinda in particular — sits in state-mapped Very High Fire Hazard Severity Zone terrain served by the Moraga-Orinda Fire District. Plywood T1-11 is combustible; where a parcel carries a Very High designation, California Building Code Chapter 7A generally calls for noncombustible or tested ignition-resistant exterior materials, which points toward fiber cement rather than re-installing T1-11. The nuance: 7A applies to specific assemblies and openings on designated parcels, not blanket to every home or every repair, so whether it reaches your project depends on your parcel's mapping and scope — we confirm that with the City of Orinda before speccing. On a shed or a lot outside a regulated zone, re-installing T1-11 or a simple repair may be exactly right.
When we replace panel siding, tear-off removes the T1-11 to the sheathing and substrate — worth emphasizing with this material, because a frequent surprise is that long-standing water intrusion behind failed panels has already reached the water-resistive barrier and flashing or the substrate beneath. We inspect and renew the WRB and flashing before new cladding goes up. If the sheathing itself has rotted, that's a larger scope we flag on discovery rather than paper over. Siding work is permitted through the City of Orinda's Planning and Building Department, sometimes with design review depending on visibility and scope; we handle it.
Repair sits at the low end. Full replacement depends on the material you move to, the number of panels and elevations, how much water damage the tear-off uncovers, the trim and re-flashing involved, and access on hillside or tight lots. Re-installing T1-11 is the least expensive replacement; fiber cement the most. We price the actual building after seeing it.
Can my T1-11 be repaired, or does it all have to come off? If the failure is localized — a few panels at a splash zone with dry substrate behind — a targeted repair and repaint can work. Widespread delamination or water that's reached behind the panels points to replacement. We assess before recommending.
What should I replace old T1-11 with in Orinda? The two most common upgrades are fiber cement and LP SmartSide engineered wood, both far more tolerant of a lapsed repaint. On a wooded, fire-mapped lot, fiber cement's noncombustibility is an added reason. If you want the original rustic look on a shed or studio, we can re-side in fresh, sealed T1-11.
Why does my T1-11 keep failing? Almost always because the paint film broke down and water got into the edges and grooves. Between Orinda's baking summers and its damp, shaded canyon walls, a lapsed repaint is the usual culprit. Once water's in the plies, the panel swells and delaminates.
Can I re-install T1-11 if my lot is in a fire zone? Maybe not. On a designated Very High Fire Hazard Severity Zone parcel, Chapter 7A generally calls for noncombustible or ignition-resistant materials, which combustible plywood T1-11 is not. Since 7A applies by parcel and scope, we confirm with the City of Orinda first.
