If your Mill Valley home, cabin, or outbuilding wears T1-11 — the grooved plywood or OSB panel siding that went up on so many mid-century and rustic homes — there's a good chance you're reading this because it's finally showing its age. T1-11 is inexpensive, gives a vertical grooved look that suits a woodsy setting, and goes up fast. But it has a short list of weaknesses, and Mill Valley's damp, shaded canyons press on almost all of them. Bay Area Siding Company works with T1-11 across Mill Valley and Southern Marin — repairing and re-siding it, and more often replacing failing panels with something that lasts longer under this canopy. This page is the honest picture.

Why Mill Valley is tough on T1-11

T1-11 is a wood-based panel, and its whole durability depends on staying sealed. The grooves, the panel edges, and the horizontal joints are all places water wants to get in, and once moisture reaches the plywood or OSB core, the panel swells, delaminates, and eventually rots. Mill Valley is close to a worst case for that failure mode: shaded redwood canyons keep walls damp, north elevations dry slowly, and a lapse in paint or caulk on a wet wall lets the decay start quietly behind the finish. A lot of the T1-11 we see here has soft spots at the bottom edge, opened grooves, or delaminating corners — the signatures of years of moisture the sealing couldn't keep out.

The other issue is fire. T1-11 is combustible, and much of Mill Valley and the surrounding Southern Marin Fire Protection District sits within the wildland-urban interface, with parcels carrying Fire Hazard Severity Zone designations that can bring enhanced building requirements. That matters most when you're replacing the siding, not merely touching up sound panels — more on that below.

Repair, re-side, or replace the material?

There are three honest paths, and the right one depends on condition and your parcel:

  • Spot repair makes sense when the panels are mostly sound and the damage is localized — a swapped panel, resealed grooves, fresh caulk and paint. It buys time; it doesn't reset the clock.
  • Re-install T1-11 can be legitimate where you want to keep the rustic grooved look, the panels have reached end of life, and your parcel is clear of the fire rules that would push you to noncombustible cladding. It's the budget path, and it comes with the same maintenance demands as before.
  • Replace with a longer-lived material is what we most often recommend under this canopy, and it's frequently the required direction on a hazard-zone parcel. Moving failing T1-11 to fiber cement or James Hardie gets you a noncombustible, rot-resistant wall; LP SmartSide keeps a warm wood look with far less upkeep, where the parcel allows engineered wood.

The fire-zone point, kept in proportion

If you're replacing T1-11 on a parcel with a Fire Hazard Severity Zone designation, the combustibility question moves to the front. Where Chapter 7A and the WUI rules apply to the wall, cladding generally needs to be noncombustible or ignition-resistant — which is why re-installing combustible T1-11 often isn't the right call on a high-hazard lot, and why replacement with fiber cement is such a common Mill Valley move. Whether the requirement reaches your project depends on your parcel's designation and the scope of work, and we confirm that with the City of Mill Valley before speccing. On parcels clear of those rules, keeping a T1-11 look is more open to you.

What the work involves

Whatever we land on, the value is in the wall behind the panels. We walk the house, measure, and scope the assembly. Exterior work in Mill Valley is handled through the City's Planning & Building process, and fire-zone parcels may carry additional requirements, so we settle the material and confirm your parcel's status early. At tear-off — and T1-11 failures often hide the worst of it — we remove the old panels to the sheathing, inspect for the concealed rot and failed flashing that damp canyon walls tend to accumulate, install or repair the water-resistive barrier, and flash the openings before new cladding goes on. Cost turns on how much of the substrate has been damaged by past moisture, the stories and access, the replacement material you choose, and any enhanced fire-zone detailing. See our project gallery and our Marin service area for the region we cover from nearby Larkspur.

Frequently asked questions

My T1-11 is swelling and soft at the bottom — can it be repaired? Sometimes, if the damage is localized and the rest is sound. But swelling and soft edges usually mean moisture has reached the panel core, and on a damp Mill Valley wall that tends to spread. We'll assess whether spot repair buys enough time or whether replacement is the better spend.

Can I just put new T1-11 back up? On a parcel clear of the fire rules, yes — if you want the rustic grooved look and accept the maintenance. On a parcel with a Fire Hazard Severity Zone designation where Chapter 7A applies, combustible T1-11 generally isn't the right choice, and we'd move you to a noncombustible material. We confirm your parcel's status with the City first.

What should I replace failing T1-11 with? The two common Mill Valley answers are fiber cement (noncombustible and rot-resistant — a strong fit under this canopy and often required on hazard-zone parcels) and LP SmartSide engineered wood (a warm wood look with less upkeep, where the parcel allows it).

Why does T1-11 fail faster here? Because it's a wood panel that depends on staying sealed, and Mill Valley's shaded, damp canyons keep walls wet longer than most places. Once water gets past the finish into the grooves or edges, the panel swells and delaminates.
