T1-11 is the grooved plywood (or OSB) panel siding you see on a lot of mid-century foothill homes, older tracts, cabins, shops, and outbuildings around Amador County. It went up fast and cheap for decades, and when it's kept sealed it does its job. But T1-11 is also the siding most likely to be reaching the end of its life on a Jackson home right now — and the most common reason owners call us is to replace failing panels, often with a longer-lived material. How T1-11 fails, and when it's time

The Achilles' heel of T1-11 is simple: it's a wood panel, so the moment its paint or sealer breaks down, water gets into the plywood or OSB and the panel starts to go. On a Jackson home that's seen long hot summers bake the finish and wet winters test it, the failures show up as:

  • Swelling and delamination — the plies separating, edges puffing, the surface going soft or fuzzy, especially along the bottom edge and around fasteners.
  • Rot and soft spots at the base of panels, at butt joints, and anywhere water has found a way behind the surface.
  • Splitting and checking in the grooves and face from years of sun and moisture cycling.

The usual move: upgrading from T1-11

For a lot of owners, failing T1-11 is the opening to move to something that lasts longer and — in this setting — hardens the home against fire. The two most common directions:

  • Fiber cement — noncombustible, rot- and pest-proof, and a big durability jump. On a foothill parcel where fire is a real consideration, this is the frequent answer.
  • LP SmartSide engineered wood — if you like the warmth and texture of a wood-based panel or lap but want far better moisture behavior than old plywood, this keeps the character with modern performance (though, as a wood-based product, it has its own fire and paint considerations).

If you want to keep the T1-11 look

Sometimes the panel look is the point — on a rustic cabin, a shop, a barn-style structure, or a home whose character depends on it. We do install T1-11 where that's the goal, and installing it right is what determines how long it lasts: proper Z-flashing at horizontal joints, correct fastening and edge gapping, battens over the vertical seams where the design calls for it, sealed edges, and — most important — a good finish system kept up on a schedule. T1-11 that's detailed and painted well can serve for years; T1-11 that's neglected fails fast. If you go this route, we'll be straight with you about the maintenance it commits you to.

The fire consideration, kept honest

Jackson is in wildland-urban interface terrain, and Amador County maps its land into Moderate, High, and Very High Fire Hazard Severity Zones. Where a parcel carries a fire-hazard designation, California Building Code Chapter 7A governs exterior wall coverings and generally favors noncombustible or ignition-resistant assemblies. T1-11 is a combustible wood panel. On a designated parcel, that may steer the replacement toward a noncombustible material rather than new T1-11 — but whether Chapter 7A applies, and how, depends on your specific parcel's designation and the scope of work. We confirm that with the City of Jackson (or Amador County for unincorporated addresses) before recommending a direction. It's a bigger factor on a primary home than on a detached outbuilding, and we'll frame it for your situation.

How the job runs

Whether we're replacing T1-11 or reinstalling it, the panels come off to the sheathing or substrate — not the framing — so the water-resistive barrier and the flashing can be inspected and corrected, and any rot in the substrate repaired, before new material goes on. The City of Jackson issues the permit within city limits; Amador County covers unincorporated parcels. We handle it.

What drives the cost

FAQ

Should I replace my failing T1-11 with new T1-11 or something else? It depends on your goals. If you want maximum durability and, on a foothill parcel, fire resistance, most owners move to fiber cement or engineered wood. If the rustic panel look is essential — often on cabins or outbuildings — we'll reinstall T1-11 done right. We'll lay out both.

Why is my T1-11 swelling and coming apart? It's a wood panel, so once the paint or sealer fails, water gets into the plywood or OSB and the plies swell, delaminate, and rot — usually starting at the bottom edges, seams, and fasteners.
