T1-11 is the grooved plywood or OSB panel siding you'll find on a fair number of the older structures around Discovery Bay — the earlier homes that predate the 1990s–2000s canal buildout, plus the sheds, outbuildings, and detached garages that dot the islands. It went up because it's fast and cheap: big vertical panels that side a wall in a hurry and give that familiar rustic, board-and-groove look. Why T1-11 struggles in a Delta setting

The material's weakness is baked into what it is: T1-11 is a wood-based panel, and its entire defense against the weather is the paint or stain on its face and the sealing at its edges and grooves. Let that finish go and the panel drinks water. In Discovery Bay's setting — humidity rising off the canals, wide daily temperature swings, and hard summer UV that breaks down a coating fast on the sun-and-water side — that failure clock runs quicker than it would inland and dry. The tells are familiar:

  • Swelling, spongy spots, or delaminating plies, especially along the bottom edges and around the grooves
  • Paint that peels or checks a season or two after a repaint
  • Dark staining, soft corners, or a musty note where water has been sitting behind the panel
  • Nail heads bleeding rust, or panels that flex when you press them

A panel or two gone soft can sometimes be a targeted repair. When it's happening across a whole elevation, you're spending good money chasing a material that's at the end of its run.

Two honest paths

Replace like-for-like. If you genuinely want the rustic T1-11 look — often the case on a workshop, a detached garage, or a cabin-style structure — we can pull the failed panels and install new T1-11, then get it sealed and painted properly so the finish actually protects it. This is the budget path, and it's a legitimate choice when the look is the point and the structure isn't your primary living space.

Upgrade the material. For a main house, the more common move is to use the tear-off as the moment to switch to something that doesn't live or die by its paint film. That usually means:

What tear-off usually reveals

The reason to pull failing T1-11 rather than skin over it is that the panel has often let water reach what's behind it. Once it's off, we inspect the sheathing and substrate, confirm a sound water-resistive barrier, and correct flashing at windows, doors, and penetrations before new cladding goes on. Where a panel has been wet for a long time you can find soft sheathing or localized dry rot that needs repair — better found and fixed now than sealed behind fresh siding. Only if the sheathing itself has failed does the framing come into it; a normal re-side stops at the substrate and WRB.

Permitting and HOA

Discovery Bay is unincorporated, so the building permit for exterior work runs through the Contra Costa County Department of Conservation and Development, which we handle. Replacing a few panels on an outbuilding is a small job; re-cladding a whole house is not. Can you just replace a few bad T1-11 panels? Sometimes, yes — isolated failure on a shed or garage is often a targeted repair. Should I re-side my main house in T1-11 again, or upgrade? For a primary home in this humid, high-UV climate, most owners are better served upgrading to fiber cement or engineered wood, which don't depend on a maintained paint film the way T1-11 does. Will switching materials trip an HOA or permit issue? It can.
